Customer stated they had a few problems Problem 1 master bath room is backing up 2 the hall way bathroom is not flushing properly Problem 3 the sink in the master drain slow Upon further inspection found the master toilet to be backing up Tried to clear using a closet surfer to start and found that it didn’t work Decide to pull the toilet Upon pulling the toilet found there to a small amount of water sitting in the flange and the flange to be broken on one side and was no longer holding the toilet to the floor Snaked the line out to the hall way and cleared a soft tissue blockage that cleared ran water down the flange to insure the line was cleared flipped toilet over to inspect the under side of the toilet and found it to be packed with a soft tissues blockage as well that was held in by a comb stuck in the toilet Made a repair to the flange and reset toilet in the master bedroom and tested for leaks There are no leaks at this time The hall way toilet was not set to the a

Customer Stated: They were unable to get any hot water through out the home after we were previously out for repairs for piping. Tech Notes: Upon inspection I found that this is a AO Smith 50 gallon natural gas water heater located in the utility closet of home, and is only 3 years of age which is still within manufacturing warranty. I found that upon arrival the pilot light was out, and the thermal expansion tank was full of water which is out of code. I let tenant know we would need to replace the expansion tank, and relight the pilot to get the water heater up to code, and functioning properly. Resolution: I was able to successfully pilot/ignite the tank along with removal of the existing failed thermal expansion tank with no issues. I was able to install brand new expansion tank with no issues. I fully pressurized tank, and saw that the burner was still lit for 20+ mins with no issues. Job Status: Complete Estimates: N/A

CM 03/27/2024 Customer stated: whole home is clogged. Tech notes: called out today about a clogged home. While on site I found water had over flown the powder bathroom toilet and was running all into the hallway. We stepped out back to find a clean out cap sticking out of the foundation. We ran a snake to try and clear the clog and was unsuccessful at doing so. We ended up running a camera to to find the that there was a septic tank off the back patio. Resolution: they will need a septic tank technician out to assist the situation. Job notes: system will fill up again. Job status: complete.

CUSTOMER STATED: leak in washer room area of home TECHNICIAN NOTES: came out today for diagnosis found a gray poly line that had burst inside concrete can access through living area of home. RESOLUTION: will need to schedule to come back out will need to bring hammer drill or jack hammer in order to crack concrete away in area where leak is present as of today only diagnosis was performed and next technician may need to come out and provide a repipe estimate due to ongoing issues with gray poly lines. Water is back off and pressure could not be taken due to major leak at location. JOBSTATUS: not complete need to come back and break concrete for repair Repair leak under slab and replace pressure regulator valve Job is complete

CUSTOMER STATED: kitchen sink is leaking and upstairs hall bathtub handle is noisy and hard to turn. TECHNICIAN NOTES: upon inspection found glacier bay fixtures on both the kitchen sink and upstairs tub/shower. Found kitchen sink retaining nut hand tight letting water escape when turned on, found tub/shower handle real rough to turn and noisy. RESOLUTION/RECOMMENDATIONS: tightened kitchen faucet cartridge retaining nut and replace tub/shower valve. JOB NOTES: please bill accordingly, JOB STATUS: complete ESTIMATES: no further needed

Arrived at house to replaced the fixtures another company said were not low flow had customer walk us to the bathrooms that were in the house She showed us the basement bathroom and the upstairs hall bathroom. But had no idea what we were there for. Found both faucets in house that supposedly were supposedly to high of flow to be within flow regulations. The hall bathroom shower head was not marked at all so I replaced it. The toilet that supposedly was not marked with flow ratings was marked inside the tank and was within flow regulations. The master bathroom in the basement had a toilet pulled and the flange was broken and off the flange was metal going into a cast iron piping. The piping seems to be damaged. Need to go over estimate with Dan to replace flange and install existing toilet once flange is replaced Dwellborn second trip. Arrived at house to find another guy here already has toilet reset and was testing. Don’t know the condition of the flange at all as toilet was alrea

The customer needs a dekalb water usage inspection I performed the inspection of all faucets and showers and toilets The kitchen faucets is a 1.8 Gpm The powder bath faucet in a 1.5 gpm The powder bath toilet is a 1.6gpm The master bathroom toilet is a 1.6gpm The master bathroom shower head is a 2.5gpm The master bathroom faucet is a 1.5gpm The hall bathroom faucets are both 1.5gpm The hall bathroom shower head is 2.5gpm The hall bathroom toilet is 1.6gpm The inspection is complete Resolution I found no fixtures that are over the regulations Job completed No estimates needed at this time No visible clean out

Property Management States: Pedestal vanity sink fell away from the wall. Needs estimate to repair. Technician Notes: The pedestal vanity in the upstairs hallway bathroom was improperly installed/ mounted to the wall. One of the mounting holes was either broken before the sink was put up, or broke when the sink fell. There was no lag bolts in this sink. Pedestal sink is deemed unrepairable. Will have to replace, I recommend replacing with a small vanity. Located part on Home Depot’s website. Explained to tenant (that is moving in this weekend) that it would be next week until we could be back out with new vanity for install. Resolution: Spoke to Jamal. He gave approval to move forward with job/ order vanity. For today, I removed the pedestal vanity and hauled it off. Left 4” center set faucet onsite to be reinstalled. We will need to bring a new chrome pop up assembly, the new vanity, and tubular for minor drain pipe mods. Stuff towel into drain to prevent sewer gas from escaping. Ad

Customer/ Tenant States: Issue under the kitchen sink/ wall behind the kitchen sink. Technician Notes: We were previously out to make a repair on 2/29 under the kitchen sink, leak has been handled. Tenants complaint is the drywall behind the sink under the countertop. I tested all plumbing supply and drain. No leaks. Resolution: Tenants complaint is drywall. Drywall seems to either have been installed improperly/ not finished properly. I am unable to do anything for this issue. Job Notes: No exterior sewer clean out located. Job Status: Complete. The tenants complaint is that they are not getting hot water in the master bathroom shower and they run out of hot water in the hall bathroom tub in a few minutes I tested the system and found that the master bathroom shower the handle was only going to the warm position I removed the handle and found the limiter had not been adjusted I then checked the guest bathroom tu and it had hot water for about 5mins Then went cold I checked the water heater and found it is a gas water heater it is a 2023 model the heater is functioning as it should I noticed the expansion tank and shut off were installed on the hot side nipple of the heater when I touched the pipe it is ice cold and when I touched the cold side it was warm The water heater was piped incorrectly I have already adjusted the shower limiter I removed and swapped the dielectric nipples in the water heater Tested with no issues Job completed No new estimates needed No vis Clean out

CUSTOMER STATED: sewer like smell TECHNICIAN NOTES: came out today for diagnosis while out on site found a small gas leak around drip leg of water heater cap , will need to take off and reseal due to it being loose and not properly sealed with pipe dope RESOLUTION/RECOMMENDATIONS: as of today pulled the cap and resealed it with proper tightening after work was complete tested without further issues of the unit lit unit again and tested with sniffer to which at first I did get readings but once unit was resealed at drip leg I found no further issues with detecting gas JOB NOTES: JOB STATUS: COMPLETE PARTS: (IF INCOMPLETE ARE STOCK OR SPECIAL ORDER PARTS NEEDED?) The tenants complaint is that they are having a massive water leak in the basement bathroom ceiling while she was running a bath in the master bathroom tub They can’t use the washer because the knockout was not removed We found the basement bathroom ceiling has a very large area of water damage We started looking around in the master bathroom and found that the master bathroom tub use to be a whirlpool tub but someone has used some kind of compound to try and seal the jet holes up and there are cracks in the seal they used My recommendation is that the tub needs to be replaced because the tub is not repairable at this point We did take the knockout out of the washer box Job not completed Need to get with management on creating an estimate to replace the tub No visible clean out

The tenants complaint is that the water heater is not able to be turned on I found the gas shut off valve the handle has been broken off with the valve in the off position I replaced the gas shut off for the water heater I relit the water heater Tested with no issues Job completed No new estimates are needed
