Customer stated: guest bathroom shower is leaking cold water. Toilet does not refill all the way and does not flush with handle. You have to pull the chain and hold it Technician notes: We arrived and spoke with the tenant to identify the issues. We started with the guest bathroom shower. The shower had a continuous stream of cold water in the OFF position. We removed the handle and metal shroud to expose the stem. After removing the stem we found that the flat washer was broken and no longer providing seal. We replaced the flat washer and reinserted the stem. We then tested the shower and it functioned normally. The toilet in the master bathroom has a broken handle. Because of this the tenant was had to remove the lid and pull the chain to flush. The flapper is failing and needs replacement. The fill valve is not fully filling the tank due to age/normal wear. This will be a toilet rebuild with a new handle, fill valve, and flapper.
