Customer stated: they wanted their annual plumbing inspection. Tech notes: called out today to perform an annual plumbing inspection. While on site I stated off at the water heater and found the water heater to be 20 years old. It is a 50 gallon natural gas unit located on a stand in the garage. The water heater is way out side of its manufacturers and has exceeded its life cycle. I ventured through out the whole home looking at every fixture and faucet to find everything functioning properly as should. Resolution: I recommend replacing the water heater in the garage.
