CUSTOMER STATED : Possible leak in garage ceiling. TECHNICIAN NOTES : Out today for the tenants concern of there being water damage spots on the ceiling in the garage. I have cut the ceiling and have found no plumbing within the ceiling. Above is the roof. You can clearly see where water has leaked caused by a roofing issue. Resipro will need to send a roofer out to address these concerns. While on site I have inspected the homes pressure regulating valve and found it to be defective and leaking causing the water pressure to be below regulated code at 40 PSI. Homes whole home shut off valve also needs to be modified to be downstream of prv. RESOLUTION : Replaced the existing whole home shut off valve and defective pressure regulating valve that is located In the utility closet behind the HVAC unit. New prv has been installed with double unions for easier repairs in the future. Repairs have been pressurized and tested , showing no concerns at this point in time. JOB NOTES
