Performed AC maintenance on 14-year-old 5 ton in 2 1/2 ton condensing . unit. During my meetings I came across a few points or concerns that were addressed and documented. 5 ton- 1. Found the disconnect terminals melted into line voltage and load keeping system under 120 volts on one leg on contractor. 2.5 ton- 1.System contains R22 refrigerant which was phased Jan 1 2020 2. Disconnected not contain any fuses or surge protection 3. Contactor showing signs of pitting on contact point 4.Fan motor pulling below amps and compressor 5.System appear to be overcharged slightly
