Performed diagnostic on 4 year old Maytag unit. Met with tenants son. System is not cooling. Indoor unit is blowing air. Outdoor unit is not turning on. Found a light on disconnect box indicating that fuse was bad and not allowing unit to turn on due to improper high voltage power. Replaced fuse. System kicked on normally and started cooling. Electrical components are all good. Refrigerant pressures are within range and system is cooling efficiently. Condenser fan motor has leaked a significant amount of oil, aside from that nothing else indicates what could have caused the fuse to break. Spoke to homeowner over he phone with recommendations and options. Wants to only do immediate repair for now and see what happens if it does it again. He also stated he Has warranty through Maytag for 12 years. Also has to speak with his wife about the maintenance program. System is operational upon departure.
