Performed heating maintenance on 10 year old Trane Heat Pump unit. Cycled unit for heating. Checked indoor unit electrical and system components. Blower wheel is slightly dirty. Evap coil is clean. Electrical components in good condition. Checked outdoor unit electrical and system components. Electrical components all in good range. Amperages are normal. Temperature split is in good range. Pulled condenser fan motor off and thoroughly washed out condenser coil inside and out. Condenser motor does have some oil residue on casing, meaning seal is starting to give out. Amperages are still normal. Went over findings and recommendations. Renewed ESA maintenance program. System is fully operational upon departure.
