Performed AC Diagnostic on 1994 comfort maker condenser. Upon arrival client was referred By another client. Clients are selling and moving out within a month and recently had the home inspector come by and imeasure the temperature split on the air conditioning unit and found that it was below the 14 to 22° Tempsplit. Upon arrival found that the breaker was not supplying the full leg of power to the condenser at the outdoor unit. 1994 comfortmaker 1. Breaker was not supplying 2 legs of power to the outdoor condenser. 2. Amperages on compressor on the brink of over amping 3. System was slightly low on R22 refrigerant. R22 was completely phased out January 1, 2020. 4. Duel secondary motor control is becoming weak 5. Outdoor condensing fan motor has significant oil leakage coming from it’s bearing and can potentially lead to a locking up overheating 6.
