Performed maintenance on 7 year old trane system. Tenants booked the maintenance call for today. Systems is operating as it should but has not been serviced. Cycled system for cooling. Checked indoor and outdoor unit electrical and system components. Found a completely clogged filter inside furnace cabinet. Replaced with a pleated 1 inch filter. Recommended replacing more frequently. Blower wheel Is also dirty. Advised homeowner that drain line has a higher probability of getting clogged when system is that dirty and recommended clearing drain line out. Checked outdoor unit electrical and system components. Primary motor control is in good condition. Secondary motor control is within range. Pulled condenser fan motor and panels and thoroughly washed out condenser coil inside and out. Compressor amp draws are within range and condenser fan motor amp draws are within range as well. Went over information with tenant. Cycled system, system is operational upon departure. Ó
