Performed maintenance on 16 year old Trane equipment. Homeowner states that he had a company maintenance the equipment a couple months ago and they told him everything was fine. Wanted to take advantage of special and check the unit again before summer time. Cycled system for cooling. Checked indoor and outdoor unit electrical and system components. Temperature splits is in range and system is cooling correctly. Checked outdoor unit electrical and system components. Pulled condenser fan motor off and thoroughly washed out condenser coil inside and out. Concerns are as follows: 1. No secondary drain line coming off of evaporator coil in attic. Even more concerning there is no safety condensation switch to prevent any water Damage in the event of a clog. 2. Amp draws for outdoor compressor are extremely high and unit is working hard and very inefficiently. 3. Condenser fan motor is also over amping and has also started to leak some oil. 4.
