Arrived on site to perform AC and Furnace maintenance on 3 year old unit. After advising homeowner that i would have to be running the heat and it would be better to do in the winter time, homeowner chose to do only AC maintenance. System is a single stage unit zoned off into two zones being 2nd and 3rd floors. Cycled system for cooling. Checked indoor and outdoor unit electrical and system, components. System is producing proper temperature split and refrigerant levels are within range. Primary motor control is in good condition. Secondary motor control is within range. Amp draws on compressor and condenser fan motor are within range. Pulled off condenser fan motor and thoroughly washed out condenser coil inside and out. Replaced both 1 inch filters. Went over findings and recommendations with homeowner. Recommended signing up on ESA Maintenance Program to keep up with maintenance. Has to talk it over with property manager. SYstem is fully operational upon departure.
