Arrived on job site at the customer’s request to perform a whole-home safety inspection. After inspecting the entire home, it was determined that the existing Challenger breaker panel located in the garage is hazardous and shows significant signs of heat damage. During the inspection, it was also observed that the kitchen GFCI repeatedly trips and produces an arc when reset, indicating a fault within the circuit. The customer expressed interest in installing an electric vehicle charger. I advised that installing a car charger on the existing panel is not recommended due to safety concerns and that the panel will need to be replaced. The customer understands the hazards associated with the recalled Challenger panel and the importance of replacing it. All proposed solutions will bring the electrical system up to current City of Carrollton code requirements and ensure it passes city inspection. Went onsite and put the system on hydrostatic test to get required video for city inspection.
Arrived on site, and the customer requested a dedicated circuit for a bidet installation. After reviewing the bidet specifications, it was noted that it requires a maximum of 16 amps on a dedicated circuit; therefore, a 20-amp circuit was recommended. The customer currently has one bidet for the guest restroom and is considering adding a second bidet in the master bathroom in the future. Three solution options were provided: • Basic solution: Install a dedicated 20-amp circuit with a GFCI outlet for the guest bathroom. • Deluxe solution: Install a dedicated 20-amp circuit with a GFCI outlet for the master bathroom. • Optimum solution: Install dedicated 20-amp circuits for both bathrooms using tandem breakers and GFCI outlets. The customer requested time to discuss the options with his wife and will call back to move forward. A follow-up call will be made tomorrow. The customer was 100% happy and satisfied with today’s visit.
Customer had three outlets and one switch for ceiling fan not working in bedroom. Says it is affected every time it rains. Explain to customer we will have to go through the entire circuit to figure out where the issue is and that the issue could literally be anywhere in the house. Customer wants us to call her back Thursday afternoon. Found on the first plug it was melted and burning, explained to customer we need to go through the whole circuit. Also explained multiple other things that were a major issue that will need to be addressed. The plug was behind the cabinets in the living room. Will not warranty anything on the circuit due to there being a fridge on it with old plugs and it is an issue. Arrived to look at various issues on the inspection report starting in the attic with the damaged wire. The homeowner has had new ductwork installed and the wires were a lot of it meets together is damaged and you can see that someone say the damage and installed ducting tape over the wires to try and cover it. Provided quote to remove damaged section of wire. Also found open splice box that needs coverplate. The burned up wire is in the outside A/C disconnect were a new equipment surge was installed and had burned up a connection. Also the outside disconnect is only rated for 30 amps and needs to be 35 to match the condenser rating which is located on front of unit. Provided quote to replace disconnect and equipment surge. Also found that multiple outlets that had open grounds from the kitchen remodel. The grounds are attached to the devices but are disconnected somewhere along the circuits. Replace 4 dual function breakers and a whole home surge protection Replaced four gen 1 dual function breakers with new generation with the TL label, and installed whole home surge protection on panel.
Customer had a bad dual function breaker blinking six times and explain that all these dual function breakers with the blue sticker have a lifetime warranty in a recall from Eaton. Customer supplied dual function, so only warranty on installation of breaker. There are no issues at this time and if we had to come back out for the same issue, we will charge for a troubleshoot to go through the circuit.
Completed virtual inspection with city and emailed copy of pass report to homeowner.
Inspected the smoke detectors and changed all the batteries. Battery backups should be changed yearly.
Remove and dispose of existing tank water heater. Replace water shutoff and supply lines. Replace emergency pan, gas flex and sediment trap. Reconnect to existing exhaust piping, t&p discharge piping and pan drain piping. Replace thermal expansion tank. Install anode upgrade and flood protection. Provide city permit and inspection.
Customer had a GFCI that was wired up backwards that he went out and bought. Explain to customer how line and load on a GFCI works and corrected. Explain to customer that all the extension cords in the front yard control in the Christmas lights will make that GFCI trip every single time if it gets wet or moisture and do on the ground. There is no warranty on anything since it’s a customer supply GFCI and if we had to come back out, we will automatically troubleshoot entire circuit.
Customer wanted an estimate on replacing electrical panel in the car garage. Customer said that she will make a decision early December and will give us a call back if she moves forward with the work. Estimate is good for 30 days.
Met inspector onsite and he requested that we extend the water heater bond to include the gas line. Installed a permanent crimp on the wire and ran a new piece of wire down the the gas line with a clamp. Emailed photos to inspector to finalize the inspection.
