The tenants complaint is they are seeing water stains on the drop ceiling in the basement I found there are several water stains in the drop ceiling As I inspected I found there is water dripping through subfloor I inspected in the kitchen above the stains and found the ice maker line was not tightened down and so it’s been dripping for some time the drywall is soaked and the flooring in front of the refrigerator is buckling some I tightened the ice maker line and tested with no more dripping Job completed No more estimates are needed Resi needs to send an electrician out to fix a wire that I found that is stripped but not connected to anything and when I moved the ceiling tiles the wire hit something and caused the braker to trip I did temporarily put wire nuts on the wire to make it safer but it needs a proper repair The ceiling tiles need to be replaced because of the amount of damage
