Performed a Precision Heating Tune Up on Gas Fired Furnace. Completed Inspection Sheet to be submitted to Management Company. Checked Air Filter on Furnace. Filter was clean and in good condition. Inspected Electrical Components on Furnace. Found the Blower Motor Capacitor was testing at its highest recommended rating. Would recommend replacing the Blower Capacitor to prevent any issues from occurring. Visual Inspection of Heat Exchanger does not show any issues with Integrity. Heat Exchanger is rusted and has some corrosion on it. Performed Combustion Analysis on Furnace. Also performed Combustion Analysis on Water Heater as per Annual Inspection requirements. Carbon Monoxide Levels were at safe ranges for both the Water Heater and Gas Furnace. Due to age of Gas Furnace, recommend begin planning for replacement before any issues occur.
