Performed a complete furnace tune-up on all six (6) systems on site. Of the six systems inspected, two (2) furnaces require extensive repairs. The two furnaces serving the East Wing were found to have failed heat exchangers and will require heat exchanger replacement at a bare minimum. During the inspection, additional contributing factors were identified that led to the premature failure of the heat exchangers. Both furnaces show signs of poor burner performance, including improper flame pattern and uneven heat distribution. A compromised burner can cause hot spots and flame impingement inside the heat exchanger, leading to metal fatigue, cracking, and eventual failure. When combustion is not clean or evenly distributed, the heat exchanger is subjected to excessive stress, which significantly shortens its lifespan and reduces operating efficiency.
