Exorbitant pricing

I called LBA because they advertise quality and trustworthiness. That was not my experience. The 2 service people were very courteous yet seemed determined to politely scam me out of as much money as they could. I had very minor repairs but several of them. Not only did they give me an exorbitant price, they tried to sell me a $6k water filter. I felt they were more interested in upselling and scamming than helping. I got a second opinion, had the repairs done within a few hours and paid less for than a third of the price.

12/12/25 - Completed a light heating maintenance on six RTU’s and four unit heaters. The filters were changed in the RTU’s and operation was tested on all equipment. Overall, all of the equipment was in good condition, it was all running well, and there were no issues found at this time.

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the kitchen/ family room furnace are with in range of manufacture specifications. The system that is for the bedrooms has a couple of concerns. The first main concern is the Heat Exchanger. The heat exchanger has several heat stress on the out side of the chambers and corrosion on the inside where the stress marks are at. This is high indication of a heat exchanger that is about to fail. With a failed heat exchanger it can cause harmful gases to enter in to the living areas. At this time during the inspection a CO test was performed in the ambient air. There was no indication of CO at this time. The other concern is the inducer motor is over amping. The inducer motor is the component that pulls the harmful gases out of the heat exchanger and pushes the gas outside through

10-31-25 Direct fire Cambridge heater unit mod S950 The unit is not coming on for heat or blower. I spoke to Matt. They did have some electrical work done out here. Get up on the roof found the two service toggle switches were both in the off position. Cycled the unit up on the roof working at this time then cycled it from the thermostat downstairs system is working in heat mode. I did try to run it in summer ventilation control from the thermostat. It did not bring the blower on not a concern at this time. Also did find a tear in the belt picked up a new belt and installed and adjusted for proper tension. System is working properly at this time. Also, why I went ahead and checked the flame sensor flame sensor is reading 3.5 micro amps

*)*()*&&))&**)*)*)*)*)*))*)*)*)* Labor includes drive time *)*)*(*)*)*)*)**)*)&)&) Today when I arrived I met with Shawn and it was relayed to me that the make-up air unit was not operating and we had just performed maintenance. On the roof I discovered that there was not primary voltage to the disconnect for the unit. 1 main breaker box and multiple sub breaker boxes were checked. The three pole breaker for the MAU is located in the closet off of the breakroom and was passing electricity. There were no breakers in the sub panels that were tripped and labeled MAU. There had been extensive electrical work in April. They are going to contact the electricians and see if they can get power to the unit disconnect. Thank you, Jon Tech notes: Cambridge S950//170515F0234 BX52 belt recommended replacing when power returns Info was gathered and forwarded to add the MAU to the maintenance (1x/yr)

There was also a mini split that was checked, the filters were washed, and proper operation was tested. Overall, both units were in good condition, they were both running well, and there were no issues found at this time.
