The service tech Mike was great. He did a great job a few weeks ago when he came and priced the system and a very clean and efficient job for the install.
Furnace Repair: A furnace kept shutting off prematurely, leaving the home cold. My inspection revealed a dirty flame sensor that was causing the system to misread the flame and shut down for safety. Cleaning the sensor and adjusting its placement solved the problem, restoring steady heat.
Septic Tank Pumping: A homeowner experienced slow drains and gurgling sounds in their plumbing. I inspected the septic system and found the tank was overdue for pumping. After emptying the tank and clearing the inlet and outlet baffles, I provided guidance on regular maintenance to avoid future problems.
Today I gathered measurements for not just a rooftop unit replacement but also the ductwork that is in use for the current 4ton unit. One system is getting replaced due to CO leak. The other system got a full maintenance. Did a static pressure test, it passed. Did co and gas leak check, no leaks. Combustion analysis test, passed. Inducer motor amperage passed. Temperature split between the supply and return duct passed. Exhaust flu is in good condition. Gas pressure and pressure switches passed. Blower wheel is clean and blower motor amperage passed. Filter got replaced. Thank you for choosing LBA services!
12/26/24 - Completed a light heating maintenance on six RTU’s and four unit heaters. The filters were changed in the RTU’s and proper operation was tested on all equipment. Overall, all units were in good condition, they were running well, and there were no issues found at this time.
Replaced leaking main shut off valve and put in PRV. All put in an expansion tank to the existing WH
Heating System Repairs: The client’s furnace was producing weak airflow. I identified the issue as a failing blower motor, which I replaced to restore optimal heating distribution throughout the home, ensuring consistent warmth.
Came out for a annual heating maintenance static has been improved everything checked out on the unit amps on inducer and blower motor were good clean flamed sensor checked caps everything was good thank you for choosing lba.
During this visit I performed safety and function tests on the four unit heaters. The units were visually and physically checked. The heat exchangers were checked, the motor bearings were checked, the flames were observed at ignition and with the blower operating. In addition to this the flue pipes and gas lines were checked. The unit’s are functioning properly. There were no gas leaks or flue piping issues. The thermostats were set back to 55deg f after the units were checked. Thank you, Jon
Completed heating maintenance on the 6 Bryant RTUs. Visually inspected and ran unit heaters but was limited do to no good access to them. A 12ft ladder is not going to work when reaching unit heaters will need a lift for them
Bathroom Plumbing Repair: The client reported their toilet was continuously running, leading to higher water bills. I inspected the toilet and found that the flapper valve was not sealing properly. I replaced the worn-out flapper and adjusted the float mechanism to ensure the toilet stopped running after each flush.
Systems are running well. Found about 12 vents closed which was causing higher pressure on systems. Fully recommend leaving vents open for proper operation. Systems are 12 yrs old going on 13 but in working order today. Slight rust developing and filter needs changed on system on the kitchen side. Filters that were down there are too wide. Cfm counts and static are passing at departure.
