Arrived to furnace maintenance. Upon arrival I turned the upstairs thermostat off and made my way downstairs to the furnace. Here I checked for proper blower operation/cleanliness, the filter was in good condition and did not replaced. I cleaned the flame sensor and replaced the humidifier pad with one the customer had on hand. The igniter was performing within spec. I then turned the basement thermostat to heat. The cleaned flame sensor was performing within spec and the combustion analysis was proper. While performing these checks however the furnace kicked off due to it overheating. This was because even though I had the downstairs calling for heat the zone damper for this zone was stuck closed and not allowing proper airflow. The damper was receiving proper communication from the zone board but the motor itself had failed. I went over the repair with the customer and with his approval I retrieved a new damper and motor from CD Jones and replaced this. I then tested both zones with

Arrived to AC maintenance. Upon arrival I had the thermostat call for cooling and made my way to the indoor unit. Here I checked for proper temp split/blower operation, flushed the condensation drain, and inspected air filter which was still in acceptable condition. On the outdoor unit the compressor, fan, and capacitor all performed within spec. The refrigerant temps/pressures showed proper heat transfer. I removed all panels from the outdoor coil and cleaned this with water. AC running upon departure.

1-31-22 NW corner of the garage unit heater. It’s not working, Found the thermostat wire off the transformer was broken. Cut back thermostat wire. Reconnected thermostat wires cycled unit working at this time.

BackOrdered Gas valve- month and a half to 2 month eta Carrier RTU has a failed gas valve. I verified proper incoming gas pressure and voltage at the gas valve. Gas valve coil has open windings. Gas valve will need to be replaced for the unit to heat. Part will need to be ordered from the Carrier warehouse. This quote includes all parts and labor to replace (1) Carrier gas valve. This quote is valid for 10 days.

Completed full heating maintenance on 6 RTUs and 4 Unit Heaters. We checked mechanical and electrical components, inspected heat exchangers, checked flame sensor readings and verified proper temperature rise. A quote has been sent via email to Carter to replace a failed gas valve for RTU 1. All other units are heating properly at this time and no further repairs are needed.

Spoke with customer about a blower cleaning to help prevent the older furnace from having concerns and failures. Emailed customer an estimate to do so as well as spoke with the customer about providing a more comfortable humidity solution inside the home to prevent dryness inside the home. Emailed customer and estimate for both options.
