I called LBA because they advertise quality and trustworthiness. That was not my experience. The 2 service people were very courteous yet seemed determined to politely scam me out of as much money as they could. I had very minor repairs but several of them. Not only did they give me an exorbitant price, they tried to sell me a $6k water filter. I felt they were more interested in upselling and scamming than helping. I got a second opinion, had the repairs done within a few hours and paid less for than a third of the price.

On the roof I discovered that there was not primary voltage to the disconnect for the unit. 1 main breaker box and multiple sub breaker boxes were checked. The three pole breaker for the MAU is located in the closet off of the breakroom and was passing electricity. There were no breakers in the sub panels that were tripped and labeled MAU. There had been extensive electrical work in April. They are going to contact the electricians and see if they can get power to the unit disconnect. Thank you, Jon Tech notes: Cambridge S950//170515F0234 BX52 belt recommended replacing when power returns Info was gathered and forwarded to add the MAU to the maintenance (1x/yr)
10/23/25 - Completed a full heating maintenance on one RTU. The filters were changed, the heat exchanger was checked, and proper operation was tested. There was also a mini split that was checked, the filters were washed, and proper operation was tested. Overall, both units were in good condition, they were both running well, and there were no issues found at this time.
10/17/25 - Completed a full heating maintenance on two RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, both units were in good condition, they were both running well, and there were no issues found at this time.
9/23/25 - Completed a heating maintenance on the four unit heaters only. All the unit heaters were in good condition and they were all running well at this time. We will need to return to complete the heating maintenance on the RTU’s due to the rain.
Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Quote for replacing the broken condensate trap on the Bryant unit serial 2423C05987 marked as #2. Price includes a preformed rubber condensate trap and labor. The rubber type trap quoted will expand and not freeze during the winter preventing future trap failure from bursting.
6/9/25 - Completed a maintenance on six RTU’s. The filters were changed and proper operation was tested. RTU 2 (5987) has a broken condensate trap, which will need to be replaced. The male adapter going into the unit was glued in, so it’ll need to be removed, then a new trap can be installed. Also, due to issues with service titan, forms have still not been able to be filled out. Overall, all units were in good condition, they were all running well, and there were no further issues found at this time.
Completed ac inspection on 2 systems. All components tested to manufacture specifications. No recommendations at this time
