Upon arrival I tested backflow preventerâ€˜s. I tested three backflow preventerâ€˜s in all. Number one Ames 3/4 double check valve serial number 05774 check valve one closing held at 1.75 check valve number two closed and held at 1.5 this backflow passes Number 2 Watts reduce pressure assembly serial number 298028 size three-quarter check valve number one held at 8.5 check valve number two held at two relief valve opened at three this backflow passes Number three Ames double check detector assembly size 6 inch serial number GC0877 check valve number one held at 1.75 check valve number two held at two psi this backflow passes.
Performed maintenance inspection on a Lennox furnace. Checked all the electrical components and safeties for proper operation. Checked Combustion on the exhaust. Filter is still clean at this time. Customer service their own humidifier. Furnace is currently operating under manufacture specifications.
Water heater inspection special with flush Company flushed and inspected all amenities on state select water heater 75 gallon 1. Shut off for cold side of water heater is gate valve which is operational. 2. Company also vacuumed out dust around burner assembly. 3. Ran water to ignite burner for testing. 4. Tested pressure for pressure regulating valve which is operating at 60 psi 5.Tested thermal expansion tank which is operational but is undersized. 6.Inspected gas line With leak detection Final report and conclusion is that Everything on water heater is testing ok at this time. Recommended repairs 1. Expansion tank replacement for code requirements. Customer does not want any estimates at this.
Performed full cooling maintenance. Cleaned coils, checked temperature splits, checked mechanical and electrical components. Recommend replacement for some capacitors. Contactors are beginning to show signs of wear but are still working properly. All units working at this time.
Ballpark estimate for drain. If itâ€™s something the customer wants to do we will come out and give an exact estimate after locate is done
The system ( condenser model HS29-048-13Y-OPT SN 5806M03960) was not cooling this properly in the morning when they arrived so they turned the system off. When we got here I turned the system on cool and it came on. I checked the refrigerant levels and the were where they were supposed to be with a slightly high subcooling but there is a high heat load and high humidity and a slightly dirty condenser on one side. The 5 inch filter was dirty and we replaced it with a customer provided filter. The condenser fan capacitor (7.5 mfd) is running slightly low indicating that a failure will most likely happen in the near future. We also changed the batteries on the thermostat because they were extremely corroded. Temperature split 75 degree return 55 degree supply 20 degree split I sent an email with the quote for the capacitor
Performed preventative maintenance on one split system checked all electrical components, changed the filter, washed the condenser coil.
Apon arrival I found that system noise was normal operation
Upon arrival found that thermostat was set for 78, indoor temperature was 73. Turned thermostat down to 68. System turned on as designed. System had a 19-21 degree split. System is operating within factory specifications at this time.

replaced both condenser fan motors and the main control board on the mini split that provides cooling for the IT room. After replacing the parts I turned the unit on tested it in cooling. Unit had a proper temp split and is currently operating properly at this time.
arrived on site to diagnose mini split that is currently showing a alarm u8. The alarm code means â€œcommunication failure with outdoor fansâ€. After trouble shooting I found f5 fuse was blown I checked Mitsubishi tech support forms and it states â€œ replace control board and both condenser fansâ€. I was not able to get in contact with parts distributor to check availability of components. I will need to call and check In the morning.
Arrived on site to the same issue with the same rtu. Unit was tripped on ignition lockout fault. I reset the unit and it began to operate properly, I checked the grounds for the entire unit. At this point I believe the control board is creating our intermittent issue. I canâ€™t Guarantee it will fix the issue. I will be creating the quote in the morning once the part store opens.
This quote is for replacing the inducer motor assembly on the rtu located on the south east corner of the building. Serial number is 0899G20467. Part is currently in stock, but canâ€™t guarantee it is when quote approved. This quote includes all parts and labor. Inducer motor part # 50DK406815 1.5 hours of labor
Upon arrival I spoke Robert the unit that I reset yesterday was not operating again. The unit was again locked out on â€œ ignition failure â€œ Which means there was no spark or no gas. I reset the unit and it fired up and operated fine with no issues. I turned the unit off and pulled the burners and cleaned them. I also pulled the flame sensor and cleaned it, turned the unit back and flame sensor was sensor 4.5 micro amps. I also checked the incoming gas pressure and it was 7. Inches of water column, and while firing it dropped to 6.7. The gas pressure out of the gas valve was 3.6 inches of water column. I reset the unit many times and I was never able to recreate the issue. The unit was running perfect for the 2 hours I was here on site.
