Upon arrival found that the gas valve was leaking gas at this time. Spoke with customer informed them that this is unsafe to operate. Recommend that the customer not operate the furnace. Upon customers request I performed a thorough evaluation on the entire furnace and found several major components to be failing and several components to have already failed. Emailed customer a quote to repair but recommended replacement of system at this time.
Gas leak on main gas T with 2 other gas leaks for gas control on heater and furnace manifold. Gave estimates for new heater and gas repair.
P3 Furnace Maintenance Tuneup- Inspected thermostat, Inspected air filter, checked for Co-(0ppm) Checked for Gas leaks-(None). Inspected and tested all motors, all motors are operating within the factory specifications. Tested the voltage enhancement system, tested all safety sensors, all sensors are operating correctly at this time. Inspected heat exchanger- heat exchanger shows some rust, no cracks or holes are visible, heat exchanger appears to be safe at this time. Performed combustion analysis, readings came back normal. All heating ops are normal at this time. Upon inspection found that the inside of the furnace cabinet has a lot of dust build up, system is very dirty. Found very dirty filter, customer currently using a 5 inch merv 13 filter. The dirty filter was causing the system to over heat. Recommended to have the filter replaced, customer declined said he would replace the filter himself. System has a Honeywell humidifier currently installed that showed signs of black growt
Checked all operations in the heating mode. Cleaned out housing a furnace and performed a combustion analysis. Performed a humidifier tuneup and replaced the humidifier pad customer explained to me that they have trouble changing filters due to the fact that they never have them. Customer purchased 12 filters. Noticed that there was microbial growth inside of the ductwork spoke with customer about this issue and customer decided to go with an air purification system to not only clean up the microbial growth but to clean up the air that is being breathed in the house. Due to the customer choosing these options they chose allowing me to restore her system I went ahead and replaced her corroded drain lines for her hvac system. System is now heating properly and cleaning the air.
Upon arrival the copper to galvanize hot water adapter had a small drip coming from the nut. I had to loosen the nut and push the galvanized pipe in farther to tighten the nut down. After that I turned the water back on and started checking for leaks. Everything tested good and this was a warranty call.
Arrived to home January 19th. Customer concerned washer mashing water supply line may be still clogged making loud noise. Ran customers dishwasher through whole cycle and did not find abnormal noises. Trip today is complimentary. Thank you for choosing LBA have a wonderful day.
Leak repair upon arrival I performed a leak repair. I shut off water and drain down system cut out damaged piping and install copper. Check for leaks and operation.
Upon arrival I found that the calibration switch had failed. I also found that the inducer bearings were going out and the filter was very dirty. I gave customer estimates on having these issues fixed and he decided to have the filter replaced and calibration switch replaced. After repairs were made system was running.

Replaced main stack servicing full bath. Reset toilet. Added venting and replaced traps to lav and kitchen. Replaced kitchen line from floor to sink. Tested for leaks.
Thank you for allowing me to service your HVAC system today. Performed maintenance and safety inspection on the furnace. Inspected all electrical connections to ensure they are secure and not rubbing. Performed a combustion analysis on the heat exchanger and found zero issues. Replaced the MERV 16 (20x2x4) filter. The last one was over one year old, remember this is an annual filter. Replacing on time ensure the equipment can run as efficiently as possible all the time. Humidifier was serviced by the home owner. I ensured in was operating and draining properly. The home owner wanted some info about whole home air purification system. I presented a couple different options and he seemed very interested in the iWave-R due to the zero maintenance. Everything with the furnace is running safely and within manufacturers specifications.
