Hydo Jetting Main Drain Line

Nobody enjoys calling a plumber for a backed up drain, but if you have to, LBA is the one to call. Our house was built in the early 50’s, so roots have always been a problem. I have them cut out yearly, but because of a recent floor drain backup, I knew the roots were getting more aggressive. It started with Jack, who ran the root cutting machine at the special price of 73.00 (No one can beat that price). After he was done, he recommended a camera inspection (Included in the 73.00 special) I was amazed when I heard that. So the next day Austin came with his camera. I was able to see for myself what the inside of the 4" drain looked like. He was very knowledgeable and polite. We talked about options that LBA has available; including replacing the entire 4" pipe. For me, the most logical and cost-effective option was Hydro Jetting. So the next day Doug and Callum arrived with their equipment. It was fascinating to watch the Hydro Jetting in action. This was in no way a quick; half-assed job. Doug took his time and explained what he was doing every step of the way. He also ran a camera, so I could see areas where the jets needed to pass again. They were here for 2 full hours and did a thorough job. Doug also left me with an application of Root-X foaming root killer, which I will apply yearly. All in all LBA is a well run company, that employs great people… Highly Recommended

Upon arrival found that the outdoor unit was not operating performed an inspection found that capacitor was below the manufacture specifications and the compressor overheated I replace the capacitor and wash outdoor unit system came back on cycle system couple of times checked temperature split system is now cooling thank you for having me out today Alex

Company came out for water heater leaking and disposal not functioning. Company found tank to be leaking from top of unit and underneath was rusted out. Company found barring on garbage disposal was damaged not functioning needed replacement. Customer gave customer estimates on replacing water heater and new disposal customer agreed to 8 year heater and new disposal. Company shut water off to unit removed existing from water gas and vent. Company then installed new Bradford white tank with new ball valve shut off valves expansion tank and quarter turn valve to humidifier. Company tested with water no leaks. 8 year parts warranty on tank 2 year warranty on labor. Company removed kitchen disposal and replaced with new 1/2 hp in-sink-erator. Completed cooling and heating maintenance today. Removed 9 ounces of refrigerant from system as it was slightly overcharged from install. Arrived to remedy a Minisplit system that is unsubtle to keep up in the heat. Upon inspection of the system found that the condenser coil for the Minisplit system was heavily coated in dust and debris. Spoke with homeowner about repair solutions. With homeowners approval performed a condenser coil cleaning. Reassembled the condensing unit and measured another temperature split. Air conditioning system is functioning properly at this time. Checked all operations in cooling mode inspected and furnace filter. Furnace filter was dirty and replace with a customer supplied filter. Checked all electrical and refrigerant components at the outdoor unit. Found the outdoor unit to be extensively dirty. Upon customer approval I performed an extensive coil cleaning. Company came out removed existing cast iron drain line ran for kitchen drain. Company then replaced section with new 2” pvc drain drilled up through cabinet adding in quick vent and connected to p-trap system. Company also removed existing copper water lines for kitchen and replaced in pex with new shut off valves. Company tested all new plumbing running properly no leaks however customer has leaking garbage disposal. Company gave pricing to replace existing disposal.

Company arrived Thursday, August 18, 2022. The customer was having issues with a leak underneath their kitchen sink. Upon arrival company discovered the p-trap with a slight back pitch and it didn’t seem to be in far enough. Company gave estimates for a p-trap replacement and the customer chose to have the service preformed today. Company removed the existing P-trap and replaced with new. After replacing the p-trap company discovered the threads of the cast iron pipe were rusted and developed another leak. Company wrapped the pipe with thread tape and attached 1.5” pvc adapter via fernco coupling. Company informed the customer this was not a long term fix and recommends having the vertical drain line replaced. Company will honor a 2 year warranty on the p-trap assembly. Arrived to do performance maintenance. Turned on air conditioning system at the thermostat. Started inspection at the furnace. Measured power consumption and measured the temperature split. Flushed condensation drain line. Checked blower to see if there is any play in the bearings. Checked system air filter and with homeowners approval replaced it. Moved inspection outside and checked the coil for cleanliness and excessive vibration. Measured power consumption of the compressor and condenser fan motors. Verified operation of all mechanical and electronic components. Verified system refrigerant charge. Rinsed coil free of debris. Air conditioning system is functioning properly at this time. Here I checked temp split (which was only 12°) flushed the condensation drain, and replaced the air filter with truck stock. On the outdoor unit the fan, compressor, and capacitor were performing within spec. The refrigerant temps/pressures however showed a unit low on refrigerant. I went over repair options which included adding 410a, performing a leak search, coil replacement, and leak sealant. Since we have not been out here before and have no records of previous refrigerant levels it was decided to charge the system and continue to monitor. With customers approval I charged the system to spec. I also washed the condenser coil as part of the maintenance. AC running upon departure.
