Arrived for ac maintenance today. System is 3 years old. Started at furnace and checked static pressure, temperature splits, drains, filter, blower motor, and blower wheel. Found filter was very dirty and replaced with provided filter. The blower wheel was dirty and needs to be cleaned to. All other operations are working properly. At the ac unit I checked refrigerant levels, capacitor, contactor, running amps, and coil. Found the coil was very dirty. With customer approval I preformed and extensive coil cleaning. Refrigerant levels were good. All other operations are working properly here too. Wants to review membership options and also wait until fall for wheel cleaning. Thanks for choosing LBA.

Today I made the repairs listed below. Units #1 (s/n 425100891D) replaced the contactor for comp#1. Checked across the contactor for any voltage drop and checked the compressor amps after the repair was completed. Unit#3 (s/n 4814C81124) replaced and tensioned the belt. Blower amps after the belt change, 5.2a. Unit#5 (s/n 5614D05613) replaced belt and adjusted tension. Checked blower amps after belt change, 2.7a. Unit#6 (s/n 5619D00992) replaced belt and adjusted tension. Checked blower amps after belt change, 5.5a. Unit#7 (s/n 5819D00995) replaced belt and adjusted tension. Checked blower amps after belt change, 10.6 Unit #5 was checked thoroughly due to a higher than normal compressor amp draw when the preventative maintenance was completed. Today the refrigerant charge was checked as well as airflow across the condenser. The refrigerant pressures were perfect on the low side and slightly elevated on the high side. Arrive to customers for AC tuneup, and during the inspection we came across a dirty blower wheel. Condenser coil and copper piping from the furnace need to be re-wrapped with insulation, other than that all other components Refrigerant levels met factory specs.

Went for a maintenance call today upon arrival customer stated house was cooling properly. when checking furnace drain line was clean. Blower was dirty did recommend a blower wheel clean customer declined kindly. Did check for static pressure. Static was failing recommend a supervisor to come out customer will set a later date. For a supervisor to come out. Other than that amperage was good on blower motor. Capacitor was passing. when checking the outdoor unit. Did give it a clean. Capacitor was passing. Upon arrival removed waste and over flow on tub in master bath, then installed new waste and overflow using putty to seal new stop and tub shoe. Stop installed was a pull and twist style stop completely removing trip lever, tested for leaks by filling tub with hot water and letting sit for about five minutes then draining. All good no leaks present.

Customer called stating fan motor was running intermittently. After initial inspection of system it was found that capacitor had failed, fan motor pulling high amps and refrigerant charge was low. Replaced capacitor and fan motor. Recharged system and added leak seal. System operating normally upon departure.

Arrived in remedy, and in operable system. Upon inspection of the system and found that compressor would turn on for a short period of time. Perform diagnostic on the inside system. Found that the blower wheel was coded in dust and debris. Went outside and performed diagnostic on the outside unit. Found that the system was hitting the high pressure limit and that the condenser fan was not spinning at the appropriate speed. Spoke about repair solutions with the homeowner. With homeowners approval. Performed the blower cleaning condenser fan replacement and installed presser start kit. Signed up homeowner on the maintenance plan and install the smart AC system. Tested system operations. Air conditioning system is functioning properly at this time.

Arrived to remedy an inoperable system. Upon inspection of the system found that the furnace and condenser are operating. Performed diagnostic on the furnace and found that the system is operating with failing static pressure. Verified operation of components of the furnace. Went outside and performed diagnostic on the condenser. Found that the capacitor for the compressor is failing and the condenser coil is caked with debris. Spoke with homeowner about repair solutions. With homeowners approval performed a coil cleaning and replaced the failing capacitor. Installed a start capacitor to ensure the system will continue to operate without excessive wear and tear. Tested system operations after repairs to ensure the system is operating as designed.

Scope of work includes: Replace and date all filters Flush condensate trap with hose and prime Visually check for refrigerant leaks Check disconnect and fuses Check and tighten electrical connections Inspect contactors for pitting Check safety systems Check voltage and amperage on compressor and all other motors Check the temperature differential across the evaporator coils Check and clean condenser coils Check and lubricate blower, if applicable Check and lubricate blower wheel, if applicable Check bearings and belts Check economizer for proper operation Clean economizer pre-filter Properly secure unit panels Any deficiencies found during the maintenance will be quoted separately to the customer for approval before repairs are made.

7-11-24 Customer Says he’s having some communication errors on his thermostats. On arrival I spoke to Todd didn’t see any fall codes on the thermostats. They have the garage unit at 47° and 76 in there. I did find all seven rooftop units either have the filters missing or or or completely clogged foils need to be hosed out if evaporator drains are overflowing inside the units Spoke to Todd about doing a time material tuneup we will send a proposal for that. I did no repairs or adjustments to the HVAC system.
