The technician Doug Anderson was very personable and fully explained how he was going to handle the repairs I requested. The price was very reasonable. Doug also pointed out some possible problem areas in the old plumbing in my house.
It felt like these guys that came over to check out my gas leaks were old friends, other than the fact that i had to pay them a little. The price is very reasonable too.
Kevin was warned by Pat about the quirky buiding we occupy and the surprises he might find in the walls. We had requested a faucet to be put into our garage and with tenacity Kevin was expertly able to work through the issues to get it installed. He also did a great job in returning the drywall back in place. As he also installed a recirculating hot water pump for our master bath area, he noticed that our hot water tank was going on 16 years old. He recommended watching for possible failure as it had already exceeded normal life span and due to the large amount of calcium buildup on several faucets. We will definitely contact LBA when that happens or for any of our other plumbing needs
I contacted LBA for a second opinion quote as I felt the 1st quote from another company I had received was too high. I received appointment for later that afternoon for and then received a returned call indicating that Pat could come right then. Pat was able to identify several of the quirky issues the builder of our 35+ year old condo built into our house and made suggestions for workarounds. He was able to provide an estimate immediately before leaving the premises. To my great surprise, it was quite reasonable AND they could start the work the next day. I was very pleased with the communications from Leslie the receptionist as well.

**Rtu#1 blower motor capacitor (10MFD) is out of tolerance: Recommend replacing to prevent unit failure. **Rtu#3 find a shortage in the low voltage circuit: Shortage will need to be tracked down and repaired for the unit to operate. **Rtu#4 diagnose pressure switch tripping: Unit tripping a pressure switch & not allowing the unit to cool. **Rtu#5 diagnose unit for tripping the main breaker: Need further diagnosed for repairs to be made. **Rtu#17 condenser fan motor not operating: the second stage cooling condenser fan motor is not operating, and not allowing the unit to cool properly. **Rtu#18 Replace blower motor capacitor (15MFD) and AX35 blower belt: blower motor capacitor is out of tolerance. Performed a full heating inspection. Checked all wires and safety switches. Checked the performance of the system. Unit is operating within factory specifications at this time.
Replaced backyard hydrant in really small crawl space. The old hydrant was leaking. Everything tested good.
Upon arrival customer took me to the basement where the floor drain ran over. After showing options customer chose the bandaid with 30 day warranty. I ran drain from clean out in garage. I ran 95 â€˜ pulled back tree roots on cable. I offered to have the sewer camera out and she declined at this time. Ran water to verify drainage.
Conducted preventative maintenance on all RTU systems. Inspected all cooling electrical and mechanical functions. Checked condition of blower wheels, and belts. Inspected cooling temperatures for correct charge. Cleaned all outdoor coils. All filters have been replaced. All deficiencies have been quoted for repair.
Performed the scheduled cooling maintenance for the RTU systems. I found RTU #11 low on refrigerant. I located a refrigerant leak at both compressor discharge service ports. RTU #11 is not cooling at this time.
Replaced hot and cold washer valves in basement and tested for leaks, also noted to customer drainage system and galvanized water needs replaced in very bad condition. Quoted $4800.00 for both.
Upon arrival the customer informed me that the AC system wasnâ€™t blowing very cold air and then it wouldnâ€™t blow any air at all. After further investigations I discovered two separate faults. I found that both the voltage enhancement components in both the air circulation system and the refrigerant circulation system had failed not allowing the indoor air circulation motor nor the refrigerant circulation pump to operate. I presented options for repair to the customer and they chose the band aid level for both repairs. After completing the repairs, component replacement only, I had an 18 degree temperature difference across the indoor heat transfer media. I presented the P3 membership program to the customer and they chose to purchase the annual recurring plan. Thank you
IVAN NOT ONSITE AT ARRIVAL. Checked front lobby restroom again , found handle stuck in open position as if it had been kick flushed . The only charge from previous invoice was to repair shop restroom and check functionality of lobby toilet , there were no repairs made to this one , as stated on invoice . I replaced diaphragm and reset flush handle , flushed toilet a dozen or so times moving handle in every direction , all is working fine at departure . We donâ€™t warranty abuse to parts installed .
Check south unit for no cooling. Found low line voltage at unit. Discover blown 30 amp fuse. Check ohm readings of all motors. Motors tested good at this time. Check electrical connections. Notice compressor contactor has burnt and pitted contacts. The contactor may need to be replace soon. Customer decline contactor replacement but approved fuse replacement. Replace 30amp fuse and check operation. The unit is cooling fine temperaturesplit is 20*.
I conducted a performance and safety inspection for the air conditioner. During the inspection, I found that the water hydrant at the back of the house, closest to the condenser is leaking somewhere behind the wall. I informed the customer about the broken hydrant and told her that the office will contact her, to schedule a plumber to come out and assess the issue. The system is operating properly at this time. I used the hydrant on the side of the house to wash the outdoor coil.
Cabled 100â€™ from c/o in driveway multiple times, line would not open. Camera and located across street for some type of repair to be made.
Hall bathroom sink p,trap falling apart. Master bathroom lav loose and p,trap piped incorrect. Installed new p trap in hallway bathroom and checked operation.Master bathroom tightened lav faucet and recipes drain and installed new p trap. Checked operation. Bandaid repairable 30 day warranty.
Upon arrival found thermostat and furnace wired incorrectly wired thermostat and furnace correctly at this time and found that the system is low refrigerant customer has a home warranty and is going to seek repairs through them. nest thermostat does not have a common hooked up due to their not being the correct amount of wires this can cause issues with the nest operating properly and its reliability. Customer was not interested in cleaning the equipment and checking itâ€™s safty at this time.
