Lauren, another great LBA tech, was courteous, thorough and efficient completing my a/c preventive maintenance tuneup.
Upon arrival tenets kitchen sink was backed up. I called owner with options we started as a Bronze branch line with a Six month warranty. I took kitchen sink apart and remove disposal to access drain. I ran 100 machine as Machine would go. Put disposal back in the pipe kitchen sink and tested. Was still backed up. I took kitchen sink back apart and remove disposal and ran cable again. Came out and put the sink back together and disposal. Checked operation for leaks. Sink operating normally and draining normally .
Upon arrival I found that there were multiple safeties failing due to the cleanliness of the system. I gave customer estimates to have system fixed and he decided to go with the silver repair. After repairs were made everything tested as it should at this time.
Electrical connection had been damaged due to condensation dripping onto it. Reconnected wiring and made sure unit was working. Water is over 8yrs old and has not been flushed. Flushing is not recommended at this stage as it may lead to leaks. If further issues occur, replacement of heater is recommended.
Upon arrival the customer had a sewer smell coming from the bathroom in the basement. When inspecting the toilet there is also a man line cleanout in the wall next to the toilet. I couldnâ€™t smell anything until I got real close to the back of the toilet and cleanout. The sewer smell was faint. I presented options on pulling the toilet and installing a new wax ring and for the cleanout I explained to the customer that we would have to cut into the wall and locate if the smell was coming from there. Customer declined at this time.
Performed heating tuneup on furnace. Replaced water panel for humidifier only did not tune up. Replaced air filter. Performed combustion check on heat exchanger. Checked temperature rise. Customer renewed p3 membership. System is running within manufacturers specs at this time
Upon arrival customer had lost power to tankless water heater. Which was power source I found new power source and tankless Started running.Suggest dedicated power source be ran.By an electrician.
At time of arrival found furnace not running. After further investigation found defective combustion pressure sensing system. The contacts have failed internally. Proceeded with band aid repair and system is running within manufacturers specs at this time.
P3 Furnace Maintenance Tuneup- Inspected thermostat, checked for Co-(0ppm) Checked for Gas leaks-(None). Inspected and tested all motors, all motors are operating within the factory specifications. Tested all safety sensors, all sensors are operating correctly at this time. Cleaned inside and outside of the furnace cabinet. Performed combustion analysis, readings came back normal. All heating ops are normal at this time.
Performed maintenance inspection on Ruud furnace. Checked all the electrical components and safeties for proper operation. Checked combustion on the flue. Replaced filter. Furnace is currently operating under manufacture specifications.
Replaced air filter, took heat rise, performed combustion analysis for oxygen levels in flue gas, CO levels in flu gas, and flu gas temperature, cleaned the flame sensor, pulled And cleaned the burners, Pulled And clean the blower motor, inspected the heat exchangers. Furnace is working properly at this time.
Today I performed your maintenance and safety inspection on both furnaces in the garage. Checked all the electrical components and safeties for proper operation. The furnace that warms the living room area checked perfectly fine. I also performed a humidifier tuneup on the unit. I did discover there was a fault in the UV air purification system. Customer had the bulb changed back in May and it is stating that it Has a failed Bulb again. I replaced the bulb to test the unit. The UV air purification system would still state that it has a failed bUlb. I would recommend replacing the whole UV air purification system. Will leave estimate on invoice. I also checked the furnace that warms up the master bedroom side. There was a concern at first because of the high Carbon monoxide levels in the exhaust pipe. After some adjustments I got the CO back on safe levels. Also performed camera inspection to check for any breaches in the heat exchanger. Did not find any breaches or cracks. Both furnace
Quoted work from pat, company removed copper line that supplied gas to water heater and replaced copper with 1/2 in blk iron company also had additional task of installing gas shut off outside of furnace. All installations done by LBA are up to specs and are operational thank you for choosing LBA and have a wonderful day!
Estimate for gas work on water heater and furnace
Performed heating tuneup on furnace. Humidifier is not connected and customer was not interested on an estimate for a new one. Replaced batteries on the thermostat because not had corrosion buildup. Verified furnace will kick on before beginning tuneup. Proceeded to vacuum all debri off burner compartment and air circulation compartment. Inspected all electrical components and electrical wires. Wiped down all electrical wires. Checked gas pressure. Performed combustion check on heat exchanger. System is running within manufacturers specs at this time.
Performed maintenance inspection on a Trane furnace checked all the electrical components and safeties for proper operation. Heat exchanger was a little rusty but did not see any breaches. Furnace is currently operating under manufacture specifications.
