The technicians were thorough and followed a set plan for checking and components and systems. They knew what they were doing, and I'm sure if there had been anything wrong they would have fixed it.
The technician Doug Anderson was very personable and fully explained how he was going to handle the repairs I requested. The price was very reasonable. Doug also pointed out some possible problem areas in the old plumbing in my house.
It felt like these guys that came over to check out my gas leaks were old friends, other than the fact that i had to pay them a little. The price is very reasonable too.
Kevin was warned by Pat about the quirky buiding we occupy and the surprises he might find in the walls. We had requested a faucet to be put into our garage and with tenacity Kevin was expertly able to work through the issues to get it installed. He also did a great job in returning the drywall back in place. As he also installed a recirculating hot water pump for our master bath area, he noticed that our hot water tank was going on 16 years old. He recommended watching for possible failure as it had already exceeded normal life span and due to the large amount of calcium buildup on several faucets. We will definitely contact LBA when that happens or for any of our other plumbing needs
I contacted LBA for a second opinion quote as I felt the 1st quote from another company I had received was too high. I received appointment for later that afternoon for and then received a returned call indicating that Pat could come right then. Pat was able to identify several of the quirky issues the builder of our 35+ year old condo built into our house and made suggestions for workarounds. He was able to provide an estimate immediately before leaving the premises. To my great surprise, it was quite reasonable AND they could start the work the next day. I was very pleased with the communications from Leslie the receptionist as well.

Estimate for plumbing repairs
I cabled the bathroom sink drain about 10 feet out. Tested by running water down the drain and everything tested good.
I power purge all the air out of the boiler system and commissioned the boiler start up. I also installed a manual bypass for pressure regulating valve. The boiler is operating properly and efficiently within factory specifications.
Checked all operations. Replaced furnace filter. Cleaned out housing of the furnace and all safety switches. Performed a combustion analysis on furnace. System is operating within factory specifications.
Customer does not have a humidifier.
Upon arrival the customer informed me that the boiler system was pouring steam out of the flue. After further investigations I discovered the boiler system had multiple faults. First fault was the flue piping where it opens into the chimney was 95% blocked which was causing combustion gases to backdraft into the living space. Second fault, there is a breach in the heat exchanger causing the system to pour out steam additionally allowing combustion gases to enter the living space. Third fault was the circulation pump had failed likely shorted winding to winding from water damage. Fourth fault was the air separator was stuck open allowing water to jet out and is the likely cause of the pump failure. I asked the customer for permission to operate the boiler even with these conditions and concerns to test if there was draft within the flue which I recorded a zero draft reading. Second test was to see if CO was entering the living space which I found that in less than one minute of operatin
Performed a full heating inspection. Checked all wires and safety switches. Cleaned indoor unit. Performed heat exchanger inspection. Heat exchanger passed all test. Unit is operating within factory specifications at this time.
Arrived to find system extremely dirty. Showed customer options. Customer chose silver option. Performed all work under the silver option. System is heating at this time.
Preformed start up. Tested all functions of the RTU, and burnt off the heat exchanger. The uni a operating as designed.

I followed the gas line from the roof all the way to where the gas meter should I tagged it wrote down the name and address to which it goes. At this time the gas company has not showed up. We will need to return and do a start up on the heat and burn off heat exchanger.
Completed the furnace tune up. Checked, cleaned and recalibrated all safety switches. All drains are draining properly. Humidifier is working, customer declined to do perform humidifier maintenance. Checked all low voltage and high voltage, stable and firm. Filters on furnace was good left customer an extra. Indoor blower motor passed. Performed gas inspection none were found. This system is running to manufacturing specification
Found thermocouple on over head dirty, cleaned thermocouple. Found clogged gas orfice for burner. Cleared orfice. Checked operations of system. System is online and operating at this time.
Estimate for sewer line replacement
Upon arrival customer took me to the upstairs bathroom where the floor was wet and the ceiling below was wet. After showing options customer chose the bronze repair with 6 month warranty. I pulled toilet and reinstalled toilet flange with silicone under flange and wax ring above. Reset toilet and checked for leaks.
