This task will be replacing the existing spigot and installing a new spigot. We will have to cut inside to take the exiting spigot out and pull the old one out along with new fittings for connecting back to the existing water line.

Replaced battery back up system under warranty. Everything works like it should.
Replaced Inducer motors and cleaned both blower wheels

Today heating function checks were performed. The heating systems were checked for electrical and mechanical function. All filters were replaced. There were several components that were worn and replacement is recommended. These are all parts that wear over time and are at the end of their lifespan. Photos were taken of each component. An estimate will be sent via email for replacing the deficiencies discovered. All rooftop units are in service and heating. Installed new board. Synced and updated system. Furnace fired up and is running properly at departure.
When I arrived, customer mentioned that the master bedroom does not receive any heat when calling for heat on its own. I found that a wire needed to be switched around on the system, and then the furnace kicked on heat for the master bedroom after the heat pump ran. Customer also mentioned that he didn’t think that the zone board was set up for the second stage for the furnace. After looking into the zone board and the furnace, I found that the timer is set up correctly, but the wiring was not ran from W-2 to the furnace. I fixed both issues and tested system and all five zones. I checked out the amp draws and components. I tested airflow and temp splits. Furnace is operating within manufacturer specifications at departure.
Arrived for furnace check today. Static is passing. Heat exchanger looks good, no rust. Carbon monoxide test was 0 ppm. There is a good temperature rise. Blower wheel is clean. All electrical is running in range. Humidifier is working. I replaced filter with one you had. System is running at departure. Thanks for choosing LBA.
Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. Did replace water panel for customer as well.System is up and running before departure. Thank you for choosing LBA services-Johann
11/17/25 - Completed a full heating maintenance on 8 RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, all units were in good condition, they were all heating well, and there were no issues found at this time.
11-17-25 RTU #6 Install three frez-stats found bad on my last service call. Tested system in AC mode working at this time. RTU number six did a recheck on the right side heat exchanger found disabled and then when I checked it, I was getting high CO levels at 250ppm and climbing. Today I did a recheck on it. I cleaned the inducer motor wheel, that has some debris in it. However, my levels are still high around 190 to 200 ppm. Did speak to Lee explain what I found, theirs potentially if there is a crack up there as the unit heats up on a real cold day, the CO levels is gonna probably increase the best to replace it now along with the other heat exchanger.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the furnace was overheating. Tuned the gas valve during the combustion analysis to bring the systems burn within spec. Found that the system was operating with failing static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Furnace and humidifier are operational at this time.
