Went for a out on system. Unit was off outside. Noticed 24 wire was chewed off. Did repair wiring and system is up and running. But checked charge and does have a leak in system slowing buildup. Compressor is running close to max rating. Capacitor is low but still within range at this time. Did clean unit and notified customer about the concerns on system. Age of air conditioner is 21 years old. Did signed up for the membership for customer.Thank you for choosing LBA services-Johann
9/12/25 - Completed a full heating maintenance on two RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, the units were in good condition, they were both running well, and there were no issues found at this time.
Went for out on system. Compressor was not on and fan was running. Checked capacitor and was failing for both caps. Did replace and system is up and running. Fan amperage is running close to max rating. Refrigerant charge is bit on the underside when running. System is up and running before leaving. Thank you for choosing LBA services-Johann
Arrived to do a dual system performance maintenance. Set each system for cooling. Measured each systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnaces for cleanliness. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coils free of debris. Spoke with homeowner about the systems. Air conditioning systems are operational at this time.
Shower valve w/kit and remodel plate
Arrived for gas smell in utility room. Ran gas leak detector over all gas line connections. Found a small leak in the connection to water heater. Fixed connection. Tested with detector, and no more leak. Thanks for choosing LBA.
Pump down unit, remove old evaporator coil, install new, pressure test for leaks, vacuum system and recharge. Price reflects discounts for parts warranty. Installer also noticed that furnace flue needs readjusted for healthy and safety concerns we will ensure this is handled as we need to remove a section of flue pipe to get old evaporator coil removed.
