Performed plumbing maintenance inspection for customer as part of their maintenance agreement. Found no immediate issues. Customer has no salt in brine tank. Water heater doesn’t have expansion tank and has pex water lines. Per code, water heater must have at least 18in of copper riser and or be copper within 6in of flue. Quoted customer to install expansion tank will include removing pex water lines and install copper lines.

Change customers filter out. The customer had a supply line that was dripping water so we tightened that for him as a courtesy, the customer also had a clogged drain we cleared that as a courtesy and we replaced the filter for the the halo
Arrived for furnace check. Furnace is 22 years old. There is lots of rust and spots of concern on the heat exchanger. A hole in the heat exchanger is a risk of carbon monoxide leaking into the home. The blower wheel is very dirty and needs to be cleaned. The blower motor is running very close to max amperage. There is only a 37 degree temp rise, would like that to be about 50. I did get the humidifier working properly. My field supervisor Dre is out to discuss best solutions. Thanks for choosing LBA.
Performed annual plumbing inspection for customer. Found a few housekeeping items and informed customer about them. Please refer to inspection sheet for further details. Customer would like a main shut off access in living space or garage. Main shut off is in crawl space and meter is buried somewhere in the yard. Quoted customer repairs and customer would like to proceed with work. Went ahead and rerouted main water line into garage and added a ball valve for easy use for customer. Checked for leaks and no leaks detected. 2 year warranty on main shut off install with water line repair.
Arrived for furnace check today. Static is passing. Heat exchanger has a few spots showing rust. Carbon monoxide test was 0ppm. There is a good temperature rise. All electrical is in range. I changed filters for you today. Humidifier pad is good and is working properly. System is running at departure. Thanks for choosing LBA.
Install 2 stage York air conditioner, York 125k btu 2 stage furnace, 10 year parts and labor warranty, replace bypass humidifier, clean ductwork. Monthly payment of 507.61 for 36 months no interest.
Customer called in needing gas fireplace looked at. Customer can’t get fireplace to turn gas on. Upon arrival customer mentioned a couple of years ago. But now they can’t get any gas to come through the fireplace insert. Went down to the basement to look at the gas line did not see any accessible access to fireplace log valve. Went to look at the fire insert and discovered that there is a flexible appliance gas line hooked to it with a one-way check valve. Removed flex gas line and one-way check valve, turned gas on and now we’re getting gas flow informed customer that the one-way checkout was the reason why they were not getting any gas to the fireplace. Informed customer that the gas appliance line is not code to install inside a fireplace due to creating a fire hazard. We will need to hard pipe the fireplace insert. Customer made a mention that he installed the gas flex line a few years ago and has had no problems since then till now. Showed the customer the scorch marks on the flex
Went for a tune up call today for heat. Tested for static pressure system is passing when in heat for upstairs. Main floor is failing for static pressure. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected for both systems.Temp split and is passing for specifications on both furnaces. Cleaned flame sensor and pressure switch hose. Arrived to remedy a humidifier that is not keeping up. Performed diagnostic on the humidifier and found that the solenoid valve has failed despite being installed recently. With offices approval replaced the solenoid valve. With homeowners approval replaced the humidifier panel. Installed a metering orifice in the water feed line to ensure we’re not dumping a bunch of water down the drain. Tested system operations. System is operating properly at this time.
Performed plumbing inspection for customer. Please refer to inspection sheet. Did adjust flapper for hallway toilet so it flushes better. Also performed tankless flush for customer. Tankless is approx 1 year old. Did find sediment build up in cold inlet screen filter and also in master lav faucet.
