JJ was very courteous and helpful. He explained what he found with my equipment and let me know about an unrelated issue with my hot water heater. Offered to work with me on a solution.
Upon arrival I began the AC tune up. First, I ran the static pressure test. This system has a max rating of .8 and it is testing at .85 which is failing over the max allowed. Next, I checked the indoor blower motor running amps which are amping a little high at 7.23amps. The blower wheel is very dirty/dusty with debris. I would recommend having the blower wheel pulled and cleaned before the blower motor goes out. Next, I went to the outdoor unit and rinsed all the cottonwood off the coils. I then checked the refrigerant charge which looks good today. The temperature split in the home is at a nice 17 degree split. I also checked all the electrical components outside and they all tested within specs. The only concern I have at this time would be to have the blower wheel cleaned. Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.
We will return next week to finish the tune up due to all the build up around the unit
Replaced txv and filter dryer. Unit is running good now and blowing cold
6-18-25 Walk-in freezer I spoke to Royal. They’ve been having multiple issues with the freezer and two companies have been trying to repair it for the last couple years or so no luck. Today I found the evaporator had a layer of frosty ice usually is an indication of infiltration. I put the unit into defrost check my defrost heaters all three are working and pulling about 2.9 A. I checked the condenser unit outside the compressor is covered with ice. It should not be like this. It’s only should be ice up to around with the suction line comes in and that’s it not covering it. I was able to thaw out approximately 90% of the ice off the evaporator. The remaining should not affect airflow too bad. While doing this, I found that the evaporator pan drain. It does have a heater and is working however there is no P-trap this will cause air to get into the box and potentially freeze the unit up. Put my gauges on checked my sub cooling and superheat. My sub cooling was it almost 25° very high a
Followed up with Ann, had a really good convo. Her husband passed between the time of her last tune up so I kept the conversation very polite she has been with us for a long time. She mentioned she was going to have a second opinion and would make her decision by the end of the week. She also told me she would absolutely give me a chance to earn her business after she does so I will follow up Thursday.
Diagnosed a bad txv will be back in the morning to replace.
