Went for a maintenance call today for heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did notice blower collecting a lot of dust and debris will recommend a cleaning. As well noticed inducer is leaking recommend replacing.Checked temp split and is passing for specifications. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. Went for a water leak. Humidifier port was clogged. Did clean out and flushed water line. System is up and running with no issues. Thank you for choosing LBA services-Johann
When I arrive, thermostat was displaying a high limit trip. When I checked the alerts on the furnace, I saw that the blower had tripped out on high limit. Three dampers were closed on the main trunk lines. I open those back up and explain to customer why these need to be open. After that, I ran furnace in test mode for 15 minutes on high. Furnace ran fine. When I let the thermostat control the furnace it shut back down. I had an identical thermostat on the van so I was able to just swap thermostats quickly and then test out the system. New thermostat is running heat pump first with the nicer weather as it should. I checked the outdoor unit and washed off the coil. System is operational at departure. We activated club membership today so we will return in the spring to perform AC maintenance.

Replace the 60,000 btu Carrier package unit with gas heat serial 0710G40140. Price includes a 60,000 btu Carrier package unit with gas heat. Existing ductwork, room thermostat, electrical disconnect and utilities will be reused.
Arrived to remedy a leak in the gas line close to the water heater. Performed a gas leak search and verified that the Union by the water heater is the only leak point. Spoke with homeowner about the repair. With homeowners approval removed the old union. Cleaned the threads on the existing gas line. Applied thread lube and installed the new union, sealing the gas system. Turned the gas back on to the water heater and bled the air out of the line. Performed another gas leak search. Fired up the water heater. System is safe and operating at this time.
Performed a whole home plumbing inspection. Helped customer adjust fill valve and toilet handle for main floor bathroom toilet. Flushed water heater. Noticed expansion tank has failed and needs to be replaced. We also discussed different water treatment options with customer.
Called customer to update status on filters. Customer got upset that the filter replacement costs is too much. Clarified and explained to customer that we discussed all pricing before leaving his home when we replaced his tub spout. Customer mentioned that we did not fix his kitchen faucet correctly and now facing the other way. Informed customer we didn’t touch nor looked at his kitchen faucet while we were there. Reminded customer the only things he had us look at were his shower head that was producing low water pressure, tub spout in the other bathroom that was not letting water all the way to shower head, and look at reverse osmosis system. Informed customer that we did fix his shower head pressure in the other bathroom by opening up valve all the way open by shower arm. We did fix his tub spout by install in a new one. We did discuss pricing with filter replacement and reminded customer that he agreed to it before leaving his home. Reminded customer that before leaving his home

Arrived to remedy a system that is not heating properly. Upon inspection of the system found the furnace was running only the fan. Checked for fault codes. Found that the system had overheated and as part of a safety the system stopped heating and is running the fan to cool off. Performed diagnostic and made the necessary adjustments. Removed the combustion air intake from the furnace to ensure there will not be any leaves clogging the system. Tested system operations. Furnace is functioning properly at this time.
