Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Replaced the humidifier panel with homeowners approval. Furnace and humidifier are operational at this time.
Adjusted the duct for the bypass humidifier to allow the damper to open and close. Tested system operations to ensure the humidifier will operate without leaking.

Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Gas valve replaced, did notice shut off valve was loose in the process noticed it had leaked but if gas did fix the problem. Did a bubble test no leaks on gas line. Turned on system is up and running. Thank you for choosing LBA services-Johann
Completed furnace, maintenance and inspection. I cleaned furnace and flame sensor. I tested airflow and temp splits. I checked components and amp draws. Current filter is very dirty and is also a highly restrictive allergenic filter. This was causing our airflow pressure to be way over max rating. I showed customer the airflow pressure ratings and mentioned to use a Merv eight filter instead of the allergenic filters so the system works better and doesn’t overheat. There was a lot of flu ash coming from the exhaust due to the furnace having to run hotter than it should because of the lack of airflow coming through the filter. Customer will replace filter. Furnace is running at departure.
She said she was hoping it was under $500 for everything.
Customer called in about having low hot water pressure on kitchen faucet. Upon arrival, customer explained that when he tried to turn shut off valve on and off water pressure for worse on the hot side. Informed customer it could be the shut off valve or cartridge inside faucet. Gave estimates and customer wants to start with shut off valve. Went ahead and removed shut off valve and shut off valve was open, but handle was stiff. Saw minimum calcium build up. Saw that fixture supply lines has screen in them. Removed screen for both hot and cold. Water pressure was fully restored. Installed new shut off valve as well. Checked for leaks and no leaks detected.
Estimate sent for humidifier to customer. Approved via phone call. Work will be done 11/11/25. As well payment will be collected once done. Thank you for choosing LBA services-Johann

Found that the fan in each system is coated in dust debris. Checked each systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Both furnaces are operational at this time.
