Arrived for furnace check today. Furnace is from 2004. Heat exchanger looks ok. Carbon monoxide was 0ppm. All electrical is in range. System is running at departure. Thanks for choosing LBA.

Upon arrival, the system was running but struggling to maintain set temperature. During diagnostic testing, the furnace was found displaying a high limit fault code, indicating the unit was overheating and shutting itself down as a safety precaution. After a full inspection of airflow, electrical components, and safety controls, it was discovered that the air filter installed was excessively restrictive. The restricted filter significantly reduced return airflow, causing: • Insufficient cool air moving across the heat exchanger • Elevated internal furnace temperatures • The blower motor to run under excessive strain • The high limit switch to trip repeatedly What the High Limit Means The high limit switch is a built-in safety device designed to protect the furnace from overheating. When temperatures inside the heat exchanger exceed safe operating limits, the switch shuts off the burners while allowing the blower to continue running to cool the system down. Performed plumbing maintenance for customer. Found a few different issues and highlighted to customer. Customer for now chose to go with fill valve replacement in hallway toilet. Installed new fill valve with supply one. Checked for leaks and no leaks detected. 1 year warranty on fill valve replacement.
Performed plumbing maintenance for customer. Customer was concerned with the pop up assembly on the right side of the sink. Was unable to get pop up assembly to engage. Will need to replace pop up assembly. Also tub shoe no longer can hold stopper. Tub shoe needs to be replaced. Informed customer we can try and replace tub shoe but there’s always a chance that waste & overflow can break and may need to replace it at the same time. Also helped customer break up salt bridging for their water treatment system we installed.
Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon test was 0 ppm. There is a good temperature rise. All electrical is in range. I replaced humidifier pad and made sure water is flowing with no leaks. System is running at departure. Thanks for choosing LBA.
Arrived for leaking humidifier. Found humidifier tube came disconnected. I reconnected the tube and watched it for 15 minutes. Water is draining and there are no leaks.

Changed out customers whole Home filter located in basement. No leaks and filter is acting as intended
Dispatched due to thermostat indicating an “Open Start Circuit” fault on the air conditioning system. Upon arrival, performed a full diagnostic of the outdoor condenser unit. During inspection, found frayed and deteriorated low-voltage wiring outside the condenser cabinet. This caused an intermittent short and disruption in the start circuit, preventing the system from properly energizing the compressor. Further testing of the electrical components revealed the compressor start capacitor had failed and was no longer within manufacturer specifications. A weak or failed start capacitor prevents the compressor from receiving the proper phase shift and torque required at startup, which can result in hard starts, nuisance lockouts, overheating, and potential long-term compressor damage. Repaired the damaged wiring to eliminate the short and replaced the failed start capacitor. After repairs were completed, tested system operation. Completed plumbing maintenance inspection for customer. Found expansion tank to be fully bursted and needs to be replaced. Expansion tank must be pressurized to 80psi to match house pressure. Master shower handle getting to turn. Would recommend rebuilding shower valve. Left estimates with customer.
Found zone 1 thermostat wires were wired to the wrong ports on the zone control board. Found no metering orifice in the humidifier. Relocated wires on the zone control board and installed a metering orifice in the humidifier.
