Customer called in having few issues. Customer needs new filters for reverse osmosis filtration system. Also needs both showers looked at. One shower not having much shower head pressure and tub spout in the other bathroom hard to pull. First shower had a shut off handle on shower arm and it was also on the closed position. Turn it to on position and customer has full pressure. Gave customer estimates for tub spout replacement and filter replacement. Customer approved pricing for both. Will need to order filters and when they get here we I’ll come back and install them. Installed new tub spout. Checked for leaks and no leaks detected. 1 year warranty on tub spout replacement.
Arrived to remedy an inoperable system. Upon inspection of the system, found it heating the home. Homeowner mentioned that the system was displaying a fault code 10 and fault code 11. Checked the manual for the furnace to verify the cause of these fault codes. Fault codes are related to ignition and ignition proving system. Cycled power on the furnace and tested the ignition system. Found that the burners would not all consistently light. Also found that when the burners light the flame sensor is not sensing that there is flame present spoke with homeowner about the system and with homeowner‘s approval, reached out to have new burners, brought out and set up to replace the flame sensor and spark igniter. Once burner assembly arrived, replaced the burners and installed the new igniter and flame sensor. Tested system operations. System is functioning properly at this time.
Uv light installed, furnace system is operating well and uv light is operational when system is on. Thank you for choosing LBA services.
Water line connected to the humidifier was off. Pouring water onto the floor. Did add connect back and tightened screw. No noises water leaks coming from humidifier.
Went for a noise on furnace. After replacing filter that was provided. Noticed noise came from bottom corner of furnace and tightened it to remove the vibration noise. System is back up and running with no noises before departure.
I did a lite heating maintenance on 1 RTU changed filters and verified the unit working properly
Replace blower motor, replace control board, replace transformer.
Returned to install recirculating pump. Went ahead and isolated hot water to home. Went ahead and replaced ball valve shut off valve. Installed new check valve. Installed Grundfos recirculating pump and programmed it to run from 5am to midnight. Checked for leaks and no leaks detected. 1 year warranty on install and labor.
Arrived to remedy a strange noise potentially coming from the hvac system. Homeowner said the noise hasn’t occurred since Monday night. Walked around system and tried to recreate the noise. Found a duct not perfectly mounted to the wall. Secured the duct in place. Went outside to scope out the roof. Was unable to find a specific cause of the noise. After writing up summary for the office a manager had a suggestion to check the fireplace damper. When checking this damper moved the bar to close the damper and did not exactly recreate the noise, but made a very similar noise. If there was a wind or a draft, the damper could have moved and made the noise in question.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is coated in dust debris again. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Humidifier is in need of a humidifier panel due to it leaking. With homeowners approval scheduled a duct cleaning and blower cleaning and replaced the humidifier panel today. Relocated the moisture sensor to under the humidifier. Furnace and humidifier are operational at this time.
12–16-25 Pool system dehumidifier heat is not working properly picked up limit switches. I will install them tomorrow.
Returning tomorrow to replace recirculating pump
Arrived to remedy a leak coming from the refrigerant lines. Spoke with homeowner about the system and about how this leak was found. Opened the insulation from the suction line. Found that there is refrigerant oil leaking at a brazed point in the refrigerant line. Performed an electronic refrigerant leak search. Was sure to check the evaporator coil, condenser coil and refrigerant lines between the two. Determined the failed braze is the only leaking point in the system. Coordinated with office to schedule a time for repairs. With homeowners approval set up for the refrigerant line repair. System is functioning upon departure.
