Called LBA in the morning and they were here right after 1 PM. Washer had flooded my laundry room. Young man was very nice and helpful. Checked the drains and the hoses. Ran the washer through several cycles. Cleaned the lines and got whatever was making it back up cleared. Was very happy with his service.

Im not sure

Nick was with another person, maybe in training. That’s a good policy. However, overall I felt like they recited things to me; told me all the problems—the outside unit sliding off its stand was an issue. The other things? I have no idea. Copper tubing is above heater so it gets messed up? I asked why is it built that way then? My folks had you for years. When we moved back here and into their house, we logically kept you. I’m not sure the value of your membership program. I’ve spent a fortune in last few months. In a text I said that I rated, Andrew DuQuotte (sp?) very highly. He explained issues. I’m not a happy customer really.

Bathroom leak.

Great Service But "Gift Certificate" was not honored

I had a $50 "Gift Certificate" I received in the mail from LBA. Since it was called a "gift certificate", I assumed it could be used for any service that LBA provided to me. My technician performed a cleaning of our outdoor A/C unit, but then was told that my gift certificate for $50 could not be used for the $99 cost of the cleaning. So, that gift certificate was not really a gift certificate. It was labeled as a gift certificate, but was not usable as a gift certificate, so it was very misleading. I am disappointed in your misleading advertising gimmick.

Company arrived Friday, September 23 of 2022. The customer was having issues with their floor drain holding water. Upon arrival Company informed the customer of common issues with cast iron floor drains. Company attempted vacuuming out the floor drain trap but was unsuccessful in removing the blockage. After purchase of the perfect service membership, company preformed a branch line cabling on the customers floor drain using the free drain drain opening with the memberships. Company cabled the drain until the blockage cleared and tested for functionality. Company poured two buckets of hot water down the floor drain and the water drained at a decent pace. The floor drain is still draining a little slow and company believes the issue is due to the trap being rusty and recommends a replacement. Today I completed your annual heating maintenance. I thoroughly checked all operations in the heating mode. Performed combustion analysis, checked all electrical operations, checked temperature split, checked for gas leaks and cleaned system. I checked air filter. Found that the flame sensor was testing weak and gave customer estimates on having it replaced and he agreed to have work done today. Checked all operations in the heating mode and inspected furnace filter. The filter was dirty and replaced with a customer supplied filter. Checked all electrical components and completed a combustion analysis of the furnace. The furnace was burning fuel properly at this time and all electrical components were checking out. Today we replaced the condenser fan motor at the outdoor unit and replaced the capacitor as well. After the parts were replaced we checked all operations in the cooling mode. System is operating properly at this time.

Company arrived Thursday September 22, of 2022. The cust Was having issues with the their mainline backing up. Upon arrival company ran water in order to visualize the back up. Company gained access through the clean out located in the basement and preformed the main drain clearing special. Company cabled approximately 30’ when the blockage dropped and an additional 10’ to insure the blockage was cleared. Company verified with the customer and can conclude an open drain. Company will schedule for a complementary camera inspection to be completed at a later date. Thank you for choosing LBA and have a great day.

Arrived at customers home Thursday, September 22, 2022. Toilet and hallway constantly running. Gave customer estimate to rebuild toilet as well as install new water stopped. Customer excepted that estimate but during installing fill valve for toilet found that tank to bowl gasket‘s were in very poor shape. Had customer sign estimate to install new toilet. Installed new American standard cadet toilet. Tested toilet thoroughly. toilet now functions properly with no issues. Company will honor two year warranty on all parts and labor.

Toady we gave customer options on indoor air quality products regarding the filtration and humidity of the home. We gave pricing on a better filtration system and for a whole home dehumidifier to help revolve condensation issue and to help the customer breathe easier.

Checked all operations in the cooling mode outside and found a failed capacitor. Replaced capacitor upon customer approval and found the air conditioner to be cooling properly. Applied manufacture credit towards repair. Customer signed up for perfect service family we will performed the furnace maintenance this heating season and cooling maintenance in the next cooling season. Arrived to HVAC maintenance for two full units. I began my maintenance on the indoor units. I first went over a few issues the home inspector went over with customer including air leaks around the suction line into the evaporator cabinet and an air leak from the condensation drain into the upstairs evaporator cabinet. I used thum gum to seal both of these. He then had concerns about rust build up in one of the return boots. This I attempted to clean this but it has become part of the duct. This will not effect the performance of the system unless the rust loosens or worsens. Upon performing maintenance of the upstairs unit I found the fuse on the board to be tripping continuously with 3amp fuses scattered throughout. This was due to a failing transformer. I also found the capacitor on the blower to have failed and the blower wheel to have substantial debris build up. Also with the heat exchanger having pitting and rust throughout I spoke to the customer about the age of the unit and is

Checked all operations in the cooling mode and found the Capacitor failed. The other components are showing signs of age which is causing more stress on this capacitor. Today we signed up for the maintenance agreement to monitor the unit as well as perform cleanings in the future. Replaced capacitor and tested all operations of the air conditioner after getting the air conditioner to turn on I found that the system is very low on refrigerant and only cooling about 6°.I want to see 17 to 20. Customers looking into replacement due to cost of repairs and condition.
