Customer called in needing gas fireplace looked at. Customer can’t get fireplace to turn gas on. Upon arrival customer mentioned a couple of years ago. But now they can’t get any gas to come through the fireplace insert. Went down to the basement to look at the gas line did not see any accessible access to fireplace log valve. Went to look at the fire insert and discovered that there is a flexible appliance gas line hooked to it with a one-way check valve. Removed flex gas line and one-way check valve, turned gas on and now we’re getting gas flow informed customer that the one-way checkout was the reason why they were not getting any gas to the fireplace. Informed customer that the gas appliance line is not code to install inside a fireplace due to creating a fire hazard. We will need to hard pipe the fireplace insert. Customer made a mention that he installed the gas flex line a few years ago and has had no problems since then till now. Showed the customer the scorch marks on the flex
Went for a tune up call today for heat. Tested for static pressure system is passing when in heat for upstairs. Main floor is failing for static pressure. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected for both systems.Temp split and is passing for specifications on both furnaces. Cleaned flame sensor and pressure switch hose. Arrived to remedy a humidifier that is not keeping up. Performed diagnostic on the humidifier and found that the solenoid valve has failed despite being installed recently. With offices approval replaced the solenoid valve. With homeowners approval replaced the humidifier panel. Installed a metering orifice in the water feed line to ensure we’re not dumping a bunch of water down the drain. Tested system operations. System is operating properly at this time.
Performed plumbing inspection for customer. Please refer to inspection sheet. Did adjust flapper for hallway toilet so it flushes better. Also performed tankless flush for customer. Tankless is approx 1 year old. Did find sediment build up in cold inlet screen filter and also in master lav faucet.
Customer called in about having low water pressure on the hot side. Also water heater making high pitch noises. Upon arrival, customer mentioned that after installing water heater back in October, water heater would make weird high pitch noise and now hardly any water comes out of any fixture in the home on the hot side. We did install new water heater along with new prv and main shut off valve. Tested different fixtures and water pressure would come to a stop after a couple minutes. Tried to drain water heater and got same results. Informed customer that ball valve may be bad. Customer agreed to replace ball valve. After replacing ball valve, still got same results. After evaluating entire system determined that prv is bad. Due to us installing it few months ago, this would fall under warranty. Went ahead and replaced prv and water pressure is now 75psi for whole house and hot water working again.
Arrived for furnace check on two systems. Both systems are passing static. Heat exchangers look good. 0 carbon monoxide test. All electrical is in range. There are good temperature rises on both. With approval I replaced both Aprilaire filters and both humidifier pads. Systems are running at departure. Thanks for choosing LBA.
Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I tested components and amp draws. I found the exhaust on the furnace was leaking water. I popped the joint loose and resealed it. I also found that one of the wires was rubbing up against the inducer motor. I spliced the wire and fixed it. I added zip ties to make sure the wires do not rub on the motor in the future. I talked with customer about club membership. Customer would like to look it over for now. Furnace is operating within manufacture specifications at departure.

Install 2 stage York air conditioner, York 125k btu 2 stage furnace, 10 year parts and labor warranty, replace bypass humidifier, clean ductwork. Monthly payment of 507.61 for 36 months no interest.
Went for an out on system. Code was 10 and 11 did a soft rest on system. Cleaned igniter port on board was dirty. Since wasn’t making full contact and board wasn’t registering it. Cycled system 6 times no issues, system is up and running. Thank you for choosing LBA services-Johann
Called and left voicemail for customer. Emailed estimate on a standard water heater installing with expansion tank. We remove and haul away old water heater.
When I arrived at the furnace was running. After customer explained the situation I deemed that the furnace was going into a lockout. I checked temp splits, and those were within manufacture specifications. I then checked the ignition process components and cleaned flame sensor, and spark igniter. The solenoid valve on the humidifier was clogged. I was able to unclog the solenoid. Furnace and humidifier are operating properly at departure. Talked with customer about activating the club membership. Customer stated that they would call into set that up.
Arrived for furnace check today. All aspects of furnace are within manufacturing specs. Filters are good. System is running at departure. Thanks for choosing LBA. Have a good weekend with your grandson!
