My prior services would tell me they were overwhelmed on the hotest and coldest days. LBA finds a way to get there and get it done. I have thirteen units. I’m sticking with LBA.
Great service for annual furnace his morning. Jeremy was on time and very thorough all along the way.. He took the time to make sure everything worked properly after his adjustments and cleaned up after the job. He showed that he cared about performance and the customer. Great Job!

Furnace has a failed heat exchanger. And has hazardous combustible reading readings. Scott will be out for replacement options.
Performed heating tuneup on furnace. While searching for gas leaks using electronic leak detector found a gas leak at the 1/2 union after showing customer this hazard she decided to proceed with the repair using the bandaid option. This allowed me to replace defective gas fitting with a new one. After repair was completed o proceeded to check each fittings again to verify no other leak was present. Once repair was completed I continued with the tune up. Replaced air filter with new one off the van. Vacuumed out all debri off burner compartment and electrical components. Inspected all electrical components and electrical wires. Performed combustion check on heat exchanger. System is running within manufacturers specs at this time.
Upon inspection found that the safety flame sensor was dirty causing the system to turn on for only a few seconds. Cleaned sensors and cycled the unit a few times and also let it run for a few minutes to verify this issue has been fixed. System is now heating properly.
They have been having issues in the morning, where the building is 60Â° and it takes a while to heat up when they get there. But the thermostat is set to 70 at all time. Iâ€™ve tested all the systems and heating mode and everything is operating properly. However I did find a loose thermostat wire and a dirty flame sensor. I clean and stripped the thermostat wire and reconnected firmly, and I cleaned the flame sensor and itâ€™s now reading a strong 4.5 Micro amps. No other issues or presenting themselves at this time.
Checked the North Trane Rtu for the North side of the space for no heat with the system rapidly changing from heat to cool operation. Found the thermostat configured to heat pump with the system it is controlling a non heat pump unit. Changed the configuration to match the unit it is controlling. Set the program to the customers schedule. Verfied operation after repairs.
Customer spoke with me about hearing a popping noise after the unit shuts down, explained to the customer that the duct work is old and when heat is pushed through old ducts and then cools down it settles and makes a popping noise. The noise he is hearing is normal for the age of this system. All ops normal.
Unit has a bad gas valve,valve has 24 volts but would not open. 10-27-20 Picked up gas valve from Lennox. At Central Bank verified unit with bad gas valve. Removed old gas valve and installed new valve. Leak checked gas line from unit shut off to gas valve. No leaks. Turned unit on and verified operation. Also verified gas pressures through gas valve from stage 1 and 2. Unit is now functioning in heating according to manufacturerâ€™s specifications. Lennox Model: ZGA092S4BM1Y Serial: 5617E06959
I was called out because the furnace was running and increasing the building temperature over 80Â°. The thermostat temperature was set to 86Â° when I got there, I adjusted it to 70Â° I found one of the wires on the thermostat loose and tightened it back up. Inside the Air handler electrical cabinet The electrical wiring was balled up, I separated all the wires out make sure there was no way they could be touching. I also adjusted the sensor on the heat pump so that it will run at a lower outdoor temperature. The system is running and all modes properly now and shutting off once temperatures are satisfied at the thermostat.
Found furnace 1 Carrier (3698A02903) leaking condensate out of inducer condensate trap. Replaced condensate trap and verified drainage and no leaks. Found furnace 2 Carrier (3898A02903) to be out on flame roll out switch. Upon investigating found orfice to be partially clogged causing gas not to shoot down the distributor correctly. Cleaned orfice and took a brush down distributor. Now performing correctly. All repairs were approved by Ryan on site. Both office units are running properly and not leaking at this time.
Checked the space for no heat. Found the breaker off to the Rtu. Turned the breaker on in the back room breaker panel. Found a loud humming sound from the Rtu above the deck into the space. Checked the Rtu and found the blower motor single phasing. Checked the line voltage power supply at the unit disconnect. Found line #2 of the three phase power supply dead with line #1 and #2 voltage normal. Turned the breaker off at the space breaker panel to prevent damage from single phasing. Called Lee Brodbeck with the details and advised him to contact the contractor that is working on the space remodel.
Upon arrival disposal was leaking from body and was unrepairable. Work done: Replaced 1/3 hp disposal with a 3/4 hp disposal. Disposal has a 9yr. Manufacturers warranty and a 1yr warranty from LBA. Replaced drain piping servicing disposal. Replaced wiring servicing disposal. Replaced Mechanical vent servicing sink drains. Tested for leaks and proper function.
P3 Furnace Maintenance Tuneup- Inspected thermostat, checked for Co-(0ppm) Checked for Gas leaks-(None). Inspected and tested all motors, all motors are operating within the factory specifications. Tested all safety sensors, all sensors are operating correctly at this time. Cleaned inside and outside of the furnace cabinet. Performed combustion analysis, readings came back normal. All heating ops are normal at this time.
Cleaned debris from mixing valve and made temperature adjustments. Evidence of hard water build up could be seen in mixing valve that may cause the valve to not function properly. Packing on stops was also dripping when used. No leaks were seen after valve repair, but will likely reoccur when used. Recommend replacing mixing valves, stops and supplies.
Upon arrival the customers master bathroom faucet closets to the door had a small leak. The customer also wanted to replace the hot and cold underneath the same sink. I presented pricing for the customer and began to work the faucet. I replaced both seat and springs on the hot and cold side. After that I replaced both shut offs underneath the sink with quarter turn valves. I tested by running water and everything tested good.
Customer complaint basement is too cold, looked up basement zone controls on the trane tracer found settings on cooling mode , switch system to heating mode , went out to inspect the RTU for proper operation in heating mode , discharge temperature is 98 degrees and climbing some settings for zone temperature is as low as 62 degrees I ask customer was she ok with changing zone temperature she yes , everything is working ok at this time RTU for the area: Trane Model-YCH3660A4LL0A1BB1000000 Serial-C04B00892
