I returned to further diagnose why the Lennox XC17 AC system was continuing to drop out due to a low pressure fault. This visit I was given a clear reason as to why the system was going into a low pressure event. I hooked up my gauges and right away the system was operating with a low side pressure of 88 psig which has a saturation temperature of 25°. With the low side pressure operating that low, the indoor coil was beginning to freeze up. As the last two visits I was here my low side pressures maintained a normal operating pressure closer to 120psig and now they were operating at a much lower pressure, I’m led to believe that we have some foreign object or something causing the txv to either not open correctly or the opening is being blocked/restricted by some foreign matter which in turn would cause these intermittent low pressure events. I spoke with the customer about my new discovery and I presented a txv repair option. I will include an estimate for that proposal for the cust
Upon arrival I located backflow preventer and tested.
Performed routine preventative maintenance (jetting) on strip mall down stream from Kathleens flower shop from outside c/o next to liquor store, very heavy waste and grease build up in line. Also pulled manhole to check for operations, line is open and flowing at this time. Also treated line from very far c/o with bio-one enzyme for grease build up. Line will be done every 6 months from now including furniture deals, next door.
Upon arrival the customers downstairs bathroom faucet was leaking from the hot side only. The customer just wanted the faucet to be isolated from the rest of the house because she had to turn off the water to the house and the faucet doesn’t have any shut offs underneath it. I had to cut out the old pipe on the hot and cold side and replaced it with quarter turn shut offs underneath the sinks. Both hot and cold shut offs tested good.
Upon arrival customer stated that the main level air conditioner would make an odd noise when It’d first start up. After further diagnosing it turned out that the compressor was amping really high on start up. Recommended options for performance enhancement. Customer chose a bronze repair which allowed me to install performance enhancer and recharge AC to proper pressures. After that I checked the second floor air conditioner. And the air conditioner was low on refrigerant charge. Customer chose Band-Aid which allowed me to recharge the air conditioner back up to proper pressures and temperatures.
Checked the three door reach in freezer for warm temp condition. Found the box temp 45 degrees. Checked the roof mounted condenser and found the compressor not running with the internal overload open. Cooled the compressor and tested the starting components. Found the potential relay failed. Replaced the relay, start and run capacitor. Started the unit and verified operation. Box temp was 24 degrees and dropping after repairs.
