Quote to replace the (2) heat exchangers for first and second stage heat in the Lennox package unit serial 5609D00071 marked as #6 for the Sanctuary. Price includes the factory replacement parts, crane rental and labor. Repairs covered by a one year parts and labor warranty. Price is for the listed repairs only. The unit will be thoroughly tested in heat mode after repairs. Any further repairs if required will be quoted to the customer separately.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating just above the maximum rated static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. While checking the heat exchanger found bacterial growth present on the bottom of the evaporator pan. Verified operation of the humidifier. Furnace and humidifier are operational at this time.
Checked the package unit s/n 0336. Found that this system is in bad shape due to lack of maintenance. It needs a condenser fan motor, capacitor, blower motor belt, filters, and a deep cleaning on the system. Sent info to rick and sent an estimate for repairs and replacement do to the age of this unit. Note: there were two other HVAC companies on site looking at the same unit while I was on site.

Air filter does need changed out soon. I flipped the humidifier pad upside up. I found bacterial growth on the water pan for the indoor coil. Furnace is operating within manufacturer specifications at departure.

We scheduled a duct cleaning with a UV system for next week on Wednesday morning.
I dismissed the Z wave alert on the thermostat, which is for the Wi-Fi set up of it. On the furnace I found a rollout switch that has gone faulty. Distributors are closed till Monday so on Monday morning I will order the part and then we will need to return to install the new rollout switch.
Customer called in about toilet in main floor hallway leaking from the base. Flushed toilet and started leaking from the left side. Confirmed that we need to replace wax ring. Customer purchased toilet from us a few years ago. Gave customer couple of different options. Explained if the first option won’t work, we will move to second option. Customer agreed to both prices. Went ahead and pulled toilet and confirmed we need to raise toilet flange. Went ahead and performed flange repair kits to raise the flange to meet with floor. Installed new wax ring and reset toilet. Toilet no longer moves. Flushed toilet multiple times and no signs of leak.

The heat exchanger was checked using a match test, visual inspection and a combustion analysis. The vent motor was checked for bearing wear and confirmed that the sail switch is wired in and does shut down the burners if the motor quits functioning. The burners were removed, wire brushed and reinstalled, The pilot assembly was cleaned and a new thermocouple was installed. Gas pressure is in range and the flames were visually checked. Furnace control board still had power and three amp fuse was not popped. Thermostat did not have batteries inside it as a back of power so we put batteries in and thermostat turned on and ran furnace as it should. After talking with customer, they will decide if they want to replace the thermostat or not. I told them if they would like to replace it then to just give us a call and we can get someone out to do that.
