Checked all operations in the heating mode and inspected the furnace filter. Checked all electrical components and preformed a combustion analysis of the furnace. Furnace was burning fuel properly and all electrical components were operating properly. Checked the static pressure and found the system had high static but already had a bypass damper that was closed. I talked with the customer about improving the filter with installing an electrostatic which allows better airflow while still filtering at a high quality. Customer is wanting to hold off until the spring to do so and will consider having the ducts cleaned as well.
Cx has a frozen coil no way for me to check Freon levels, last year same thing happened she had tech fill her unit with r22 let her know there’s a leak somewhere and we are looking at thousands of dollars of repairs. She wants a super out for a full system quote.

Pmcl found bad fan motor, heat exchanger has a crack trance unit, Cx wants supervisor out for system quote also unit exceeding static pressure struggling to move the air.

I spoke with the doctor on Tues. (8/15/23). Todays actions carry out exactly what the doctor asked and was discussed on Tues. During this conversation it was explained that we did install a jumper to bypass the thermostat and t-stat wires for the fan circuit to allow us to remove possible variables for the purpose of troubleshooting an intermittent issue. This method would help us to discern the cause of the intermittent issue if it did occur again. Previously the fan contactor was replaced after arriving to find it chattering non the first time out. During the initial visit I observed the new contactor chatter once very slightly then it did not occur again for the remaining time on that day. During the conversation the doctor advised me that he has not heard the fan making the noise it was making before the contactor replacement however he said the unit is cooling but the humidity is elevated inside the office. During this visit I was able to catch an intermittent indoor blower motor contactor that was chattering for a few moments. I replaced the contactor and the unit did present the same sysmptoms. The unit was jumped to fan on via r to g. This will allow us to leave this call and if the condition continues we can narrow our search. If the unit does not present the intermittent fan then we will know if it is the thermostat (aprilaire). A call on Monday has been marked on my calendar. No major issue with the line other than a possible belly to start. We noticed a degree change at the exterior 38 ft portion of the line and I told the customer to have a us look at it in the future to see if that area starts to develop into a major issue.
Company arrived Monday, July 31 of 2023. The customer is experiencing issues with their floor drain backing up. The customer successfully got the standing water to drain via plunger and company responded to ensure nothing further was needed. Upon arrival company observed the customers equipment and discovered a floor drain with a back flow prevention float in place. Company informed the customer of their equipment and tested for functionality. Company poured a pitcher of water in the drain and observed the flow. Company can conclude the drain is taking properly at this time. Company scheduled for a complementary camera inspection to be preformed the following day to ensure the mainline is in proper condition and less likely to cause problems in the future. AC maintenance completed. Checked all test. Checked outdoor unit. Refrigerant levels well within range. Checked capacitor and its capacitance. Well within range. Checked coils. Just a tad bit dirty. Check the compressor and fan amps. Checked indoor temperature split 21°. Check static pressure within range. Made sure system ran before leaving.

7-13-23 There is water dripping from the ceiling in the lobby front of the receptionist counter. Located #5 air handler above the ceiling. The unit is suspended by plywood and is sitting inside of a plastic condensate safety pan. The pan does have a drain however the pan is full of water and water is leaking out at the drain fitting. It does look like so much fun to seal it with some kind of glue. I did find a condensate drain from the evaporator was clogged downstream from where the safety pan tied in. This is causing the evaporator drain and then just dump into the safety pan. I flushed out the condensate drain that goes to the front of the building outside. And then used wet vac to drain the safely condensate pan. There is no safety switch, we would have to build some form of sheet metal support to mount it. Also need to seal the safety pan fitting to stop it from leaking. Currently, the AC system is running. While I was outside checking the condenser unit for system #5 n
Checked the 24,000 Btu Carrier split system for freeze up issues. Found the refrigerant system with a restriction at the expansion valve causing the evaporator to freeze up. Recorded low suction pressure and high liquid pressure with a poor evaporator split. Quoted the repairs to the customer.
Nathan (319)-371-1945 found unit super frozen in the middle of the evaporator. See pic. Will contact Nathan on Monday AM to have him check operation with a clean filter if the unit is not running after airflow is addressed we will return and do a ticket to repair. Will let thaw over the weekend as nobody is occupying the space until Monday.
