Replaced customers air filter 20 x 25 by one, cleared the Condensate drain, took temperature drop across the coil, clean the condenser coil, checked all electrical components and tightened all fittings, checked The systems refrigerant levels, found hornets nest behind the back panel by the house of The condenser unit. AC system is working properly at this time.
Customers main line was backed up, and customer chose to conduct Band-Aid level Drain cleaning. Accessed sewer line through clean out on back patio and ran sewer machine out to approximately 60 feet where cable hit blockage and water receded from line. Went ahead and sent cable out an additional 10 feet Then ran cutter blade through trouble spot multiple times and brought cable back. Claw had small amount of roots on head itself. Had customer run all plumbing amenities in household itself to test. The line is open and flowing properly at this time. Do recommend customers get Camera inspection from Pat. Cause a problem was a failed voltage enhancer on the outdoor unit. Replaced failed part under warranty. Checked AC for proper operation.
Upon arrival found system running but not cooling, after further investigation found system low on refrigerant charge, added 3lbs of R10A refrigerant and also added internal leak sealer to the system. After adding the correct charge, checked temperature split. Installed new air filter. Left with air conditioner running and cooling at this time.
Cause of issue was that the system had a failed thermostat. Replaced failed thermostat and checked air conditioner for proper operation.
Upon arrival the customer informed me that one of their newly installed Mitsubishi mini split head units was leaking water. After further investigations I discovered that there was a kink in the condensation discharge line where it went through the wall that the head unit was mounted to. I also found there to be a trap in both lines due to the vinyl tubing sitting on the floor but then having to go up a couple of inches to go through the exterior wall. I opened up the hole on the wall that the head unit is mounted to to relieve the kink and I also made adjustments to both drain lines to ensure continuous slope all the way to the exterior. After completing the repairs I found both condensation drain lines to be working appropriately. Thank you
Tested the unit in cooling. Explained to the customer how to adjust the veins and proper air flow so the unit doesnâ€™t sweat.
Performed maintenance inspection on a Lennox a/c. Checked all the electrical components and refrigerant for proper pressures and temperatures. Replaced air filter and performed extensive coil cleaning on the outdoor coil. Air conditioner is currently operating under manufacture specifications.
Checked all operations in the cooling mode. Replace furnace filter. Cleaned mini split filters. Checked all electrical and refrigeration components outside. Performed an extensive coil cleaning on both outdoor units. Equipment is now operating within factory specifications.
Today I installed your air scrubber plus with ozone. I also recommended having a whole house dehumidifier installed to keep humidity levels where they should be.
Installed two heads mini split.

Upon arrival found that the outdoor unit had tripped the breaker as well as the air movement had a failed voltage enhancement system. The air movement system is in extremely bad shape and is just about failed 100%. Found a crack in the heat exchanger and showed the customer at this time. Which means that the furnace has potential to lead car monoxide and itâ€™s unsafe to run. Shut off the heating side of the furnace. Recommended replacement of the unit and performed a complete temporary repair at this time. Will credit this money towards replacement of the system.
Upon arrival the customer had another company out to exterminate bed begs in her house. The exterminator advised me not to go in there and do work at this time and the chemicals being used to exterminate the bed bugs. I called the office to let them know of the situation.
Checked all operations in the cooling mode. Furnace filter was OK at this time. Flushed all drain lines at this time. Found the outdoor unit to be extensively dirty after speaking with customer customer had me perform an extensive coil cleaning to allow the system to operate within factory specifications. System is now cooling within factory specifications.
