Looks like customers basement flooded due to sump pump being overwhelmed by rain water , pump was working when I tested . Looks like water damaged floor , walls .
Estimate for sump pump and pit. The sump pump will only work for water coming up not all the water coming in from the leaking foundation. There will be no guarantee for the basement getting wet
Unclogged tub drain for the $88 special for any drain. There is no warranty for the special. Everything tested good.
Ran camera as inspection of sewer line. House has never backed up, original clean out plug is still in place. Ran camera from an abandoned 2â€ line. Camera would only go about 40â€™-45â€™. Found some roots in line. Water is in line but line is open and flowing

performed a full cooling inspection washed and cleaned out outdoor unit. Checked all wires and safety switches. Performed a extensive coil cleaning. Unit is operating at factory specifications at this time.
Customer had the kitchen and bathroom backing up. He had tried to cable the line himself. When I started to test the toilet and shower the water back up and drain fast. Line is open and just collecting trip charge and diagnostic fee.
I performed a p3 maintenance and safety inspection on the air conditioner, the system is operating within factory specifications.
I arrived to find that the heat pump contained no refrigerant. I performed a refrigerant leak search and found a leak at the outdoor coil on the aluminum side of the coil. This is a non-repairable leak. I checked with the distributor and the manufacturer no longer makes a replacement coil for the system. The property owner requested a design specialist to come out and quote to replace the heat pump with a conventional air-conditioner.
Checked all operations at this time in the cooling mode. Found the drain line to be poorly installed as well as the outdoor insulation for the refrigeration lines to be falling off. Customer was not interested in repairs at this time system is cooling. Washed outdoor unit.
Arrived to perform a full cooling inspection. During inspection I found that the unit was low on Freon went over options with customer. Customer chose Band-Aid repair. I brought the charger back to factory specifications. I checked all safety switches and wiring. Washed and cleaned outdoor unit. Unit is operating a factory specifications at this time.
Came back to replace thermostat at the price quoted of $285. Replaced thermostat and tested all operations and everything worked ast should,
Found that thermostat was bad and could not reset or change from heat to cool. Recommended replacing thermostat with an Aprilaire model, customer did not want to have it changed.
