Checked all operations in the cooling mode. Furnace filter was OK at this time. Flushed all drain lines at this time. Found the outdoor unit to be extensively dirty after speaking with customer customer had me perform an extensive coil cleaning to allow the system to operate within factory specifications. System is now cooling within factory specifications.
Upon arrival the customers water heaters pilot light kept going out. The customer said that this started about 3 weeks ago. I call tech support and went through all the checks on the heater to see if everything was in working order. We determined that the water heater was in good condition but with it being in a small room that close to the air conditioning there was no make up air coming into the room. Thereâ€™s no air vents in the room either. I told the customer that they need to keep the door open to so the room could get more air. No charge or trip charge for today and this is a one time warranty call only.
I arrived on site to check out the air conditioner. John had reset the unit, and checked the blower was working. I began diagnosing the condenser and 2 out of 4 compressors began to work and cool. The system was only calling for circuit one. I watched the unit for over a hour and found no Issues. With no access to the building management system it was hard to see what the previous alarms could of been.
Performed a full cooling inspection. Checked all wires and safety switches. Cleaned outdoor unit. Unit is operating within factory specifications at this time.

Performed repair on a tempstar furnace. The Indoor furnace had a fault in the air movement system. Customer chose a platinum repair option which allowed me to rebuild the air movement system by replacing the electrical control board, blower motor, and blower wheel at this time. Also cleaned the furnace and washed the outdoor condenser coil. Furnace and A/C is operating under manufacture specs.
Arrived on site spoke with John and he stated the rear bearing for the air handler was squeaking. He said he saw the grease ports were clean and looked like no one had greased them when I did the maintenance. I explain that I did grease the bearings and after I finished I cleaned the grease port to prevent gunk build up on the port. I explain that the bearing might be getting old and worn out.
Upon arrival the Lochinvar Knight wall mount boiler tankless water heater was flashing maintenance on the screen. After calling tech support the guy on the phone went through all the checks on that particular water heater and said itâ€™s working in good condition. The maintenance light that came up was just a reminder and the water heater didnâ€™t need any work done on it.
Upon arrival found compressor to be operating, super low on refrigerant. After performing a leak search Found the Schrader valve was leaking refrigerant. After adding the amount of refrigerant recommended from the manufacture, the air conditioner was operating the manufacture specification 21Â° split.
Checked all operations in the cooling mode. Replaced Merv 16 furnace filter upon customers request. Cleaned water heater filter at this time. Checked all electrical and refrigeration components outdoors. Found a fault in the voltage enhancement system at this time. Customer chose Band-Aid repair allowing us to bring the system back up and to factory specifications. Washed out the outdoor unit. Equipment is now operating within factory specifications.
Installed 13 SEER 2.5 ton A/C and Matching evaporator coil.
Upon arrival the customer said that the dishwasher had water coming from underneath it. On inspection I didnâ€™t notice any water spots or water coming from the water supply line. I ran the dishwasher and checked under the kitchen sink for leaks as well. I told the customer I couldnâ€™t find any leaks and it could be the dishwasher itself. Customer said they would call a appliance guy if it were to happen again. Collecting trip charge.
Upon arrival customer stated that the unit had trouble keeping up on hot days last year. Checked the temperature split at this time and it was only receiving an 18Â° temperature split on a 60Â° day. This is extremely low for the temperatures that it was outside. Proceeded to check all operations outdoors and found that the exhaust removal system motor was leaking oil at this time and pulling more electricity than It needed to. Also found that the voltage enhancement system was reading out of factory specifications at this time. Emailed the customer both of these options at this time. Customer wanted to look into replacement of the air conditioner as well. Design specialist gave options upon replacement of the system. System is not running within factory specifications at this time.
Customer was water leaking from the water heater tmp. Told customer that replacing the tmp wouldnâ€™t be a permanent fix with out a expansion if customer calls back to get it replaced I will credit back trip charge tank. Collecting trip charge
Performed the full preventative maintenance today. I washed condenser coils and replaced all the filters. I checked amp draws, temp splits, contactors, belts, greased bearings, and checked all wiring. All units are operating properly at this time.
