3/6/24 - Completed a site survey at Anytime Fitness, which included 3 Lennox RTU’s. All units seemed to be in running condition , and all the information for the site survey was filled out and sent out.

Arrived to do performance maintenance. Set up for combustion analysis and static pressure tests. Verified operation of all mechanical and electronic components in the furnace. Cleaned the flame sensor and tested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for both heating and cooling is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. While checking the heat exchanger found bacterial growth present on the evaporator pan. Performed an electronic gas leak search. See estimates for pricing on necessary repairs. Furnace is operational at this time.

Upon arrival, customer says that the toilet in downstairs basement is not flushing. A few days went by and the toilet never did drain customer turn water off and vacuum water out the toilet after assessing the toilet the toilet is backed up in the P-trap of the toilet needs to be augured out. Customers are so interested in a add on to the gas line for a new gas stove. They want to rebuild their kitchen floor to ceiling and they want to add a gas stove left a quote for a 10 foot replacement, edition line for the gas, run Inform customer of the cutting of drywall to make sure those lines are properly connected and let customer know we charge per feet so it could possibly change if the feet wrong is longer than 10 feet they let customer know it’s no more than 20 but more than 10 customers OK with that customer declined service today for the toilet auger due to the price and the miscommunication from the office to customer. Customer will call back with the auger and wants to get it done wh

Upon arrival checked all operations of the system and found the blower was dirty, the heat exchanger was deteriorating, and the filter was dirty. Tested the static pressure and found system had high static as well. Customer is holding off on doing anything at this time and will talk with their wife about what they want to do.

Customer reported leak from underneath basement bathroom lavatory faucet. Tech ran faucet for several minutes to test, no leaks found. Upon further discussion tech found out that the gentleman that uses this faucet attaches a handheld sprayer to the spout to rinse his hair each morning. Tech attached handheld sprayer to faucet and tested again, leak now coming down through countertop from base of faucet. Tech removed handheld and found that taking it on and off loosened the aerator and caused it to leak back down the faucet and around the base of the faucet into the cabinet below. Tightened aerator and put handheld sprayer back on spout to test, no further leaks found. Tech recommends customer no longer use the handheld and rinse their hair elsewhere when needed.

Customer reported issue with his fireplace. Believes he may not have properly sealed the front glass of his fireplace during the last use (last year) and the heat from this leached down to the control components ruining the striker and locking out the gas control valve. Tech informed customer he will need to contact a fireplace appliance repair company. Dispatch fee waived with manager approval

Customer reported a leak and possible mold growth coming through living room ceiling from second floor above. Upon techs arrival customer had opened up wall next to second floor shower believing it to be the source of the leak. Upon inspection and testing of the second floor shower tech did not find the source of the leak. Tech had full access to the valve and did not observe any active leaks from the valve, also had partial access to the under side of the fiberglass shower unit and did not observe any pooling or leaking from the shower drain. Tech also checked the silicone seal between the shower unit and tile wall and also the grouting in the tile wall, no large gaps found or areas where silicone/grout are missing. Based on techs observations it is believed the source of the leak is from the roof line.

7/6 Mike accepted proposal through email with Rick. Replace the existing 60,000 btu indoor evaporator for the split system for the back office serial C6D130301533. Price includes a 60,000 btu indoor evaporator, recycling the existing refrigerant, liquid line filter dryer, system evacuation, start up and adding new refrigerant to the proper charge. New evaporator covered by a one year parts and labor warranty.

Unit was off upon arrival, cycled power to the unit and found it was not cooling (super low delta t) inspected rooftop unit for leaks and found nothing of note. Inspected coil and found multiple leaks in u bends in the coil, as well as near the txv and sensing bulb, with electronic leak detector. There was an audible leak, that sounded like it was coming from the back of the coil or near the back. Informed mike of my findings and he wants to receive a quote for coil replacement sent information to Rick. Note due to the age of the equipment and the environment that this unit is in there may be other diagnosis needed during initial start up and test of the system.
