4/29/25 - Completed a full cooling maintenance on 3 RTU’s. The filters were changed, the coils were washed, and proper operation was tested. Overall, the units were in good condition, they were all running well, and there were no issues found at this time.
Arrived for ac maintenance today. Started at furnace and checked static pressure, it is passing. I changed furnace filter. Blower motor amps are good. There’s a 24 degree temp split. At the condensing unit pressures and charge look good given the cooler temps. All electrical components are running within specs. I rinsed the coil clean. System is running upon departure. Customer called for thermostat throwing an alarm for low refrigerant pressure. Customers filter was pretty dirty and restricting airflow enough to reduce suction pressure. Changed filter and checked pressures system operating normally upon departure.
Completed AC inspection for customer today. All aspects of air conditioning tested within manufacturer specifications with the exception of static pressure. Furnace data tag shows max static pressure of .5inwc and tested at .6inwc which is elevated. Customer did allow a brief safety check of the furnace due to its age, there are visible signs of rust, separation and cracks present, we advised customer that they are safe to use system for cooling but we would very much like to reinspect before heating season.
Base of toilet is solid. No leaks, tank was a little loose. I tightened tank to toilet for more sturdiness.
DATE: 3/11/25 Detailed description of what was done today: Arrived at home and spoke with Ian briefly about expectations and work that was signed off to be completed. Once introduction was completed I started taking our old toilet and PRV assembly. Once that was completed, I install new toilet, tub spout, PVC washers and PRV. Once everything was installed, I ran multiple water test and pressure test to confirm everything was installed properly and in working fashion. Collected signatures and payment and then headed out. After reviewing the entire house I went over everything with Ian to ensure they understood everything going on in the house and what could be done to address it. My guess is that it is a weak relay or gas valve that hiccups. Just a guess, but if it was newer that’s what I would suggest or a lawn chair and babysit it for a day. ()(()*)*’gjkgjgjjgjkghfhbdggdggdhh***((**(*((*(*(**(**( Today the rooftop unit that serves the back of the fitness center was checked thoroughly to determine the cause of the intermittent heating outages. The unit does function in heat mode however there has been outages in the past with this unit. Today the tests performed were used to check the heating components and functions. This includes, gas valve amp draw, inducer motor amp draw, blower motor inspection, heat exchanger inspection, control voltages through the heating circuits, flame sensor, primary voltage, temperature split and the flue gasses were also checked. 1/22/25 - Completed a light heating maintenance on three RTU’s. The filters were changed and operation was tested. Overall, all units were in good condition, they were running well, and there were no issues found at this time.
Unit serial number 0524 was not heating. Found that the pressure switch hose had something blocking. Cleaned hose and ran system. Everything is running at this time
