Plumbing Repair near Allcutt Ave. I came out to the residence to begin installing a new drain trap in the shower of the master suite bathroom to alleviate the issue of hair clogging the drains. The client expressed their gratitude for the assistance, and the installation process proceeded seamlessly. The new drain trap will effectively prevent hair from causing further blockages, ensuring improved drainage for the client.

Arrived to AC tuneup. Upon arrival I spoke with the customer who showed me the location of the furnace and air conditioner. I began by checking the systems static pressure. Here I found it to be extremely high so high that it had my magnahelic maxed out. Next I checked for proper temp split and blower operation. The blower wheel has started to develop debris build up. On the outdoor unit the compressor, fan, and capacitor performed within spec. The refrigerant temps and pressures showed proper heat transfer. I am having my supervisor out to solve the high static pressure issue. System running upon departure.

Performed maintenance on 3 rtu’s washed out condenser coils that had been plugged. Unit 1 had a ax46 belt that is cracked and going to fail (sending estimate). Units 2 and 3 both needed to have repairs made on the condensate lines. Repair the lines and replacing both damaged traps. No other issues found at this time everything functioning per manufacturer specifications.

Arrived to hvac call to go over a previously diagnosed cracked heat exchanger. I checked the systems total static pressure in the cooling mode and found it to be at .9” W.C. while the system is rated .5” W.C. Recorded all data so we can give a quote not only on replacement of the system but to also fix air flow issues. I also found the heat exchanger to be cracked and red tagged the furnace. Scott will be out shortly to quote repairs and replacement.

Completed heating tune up today. Upon arrival customer informed me of heat pump not running. Set call for heat and found that the low pressure switch was open. Hooked up gauges and found system to be flat on refrigerant. Discussed performing leak search with customer. Customer told me he is selling home to a contractor in the summer and that he has to leave to go to Leavenworth and didn’t want me to do the leak search as he doesn’t have time. I made sure that the customer understands that the AC won’t run this summer if he is still here due to low refrigerant levels. Customer understands this and still chose to have me go and will think about options. Heat strips are operating properly and there is still heat in the home. Thank you for choosing LBA services. Your technician today, Jake.

Checked all operations in the heating mode and inspected the furnace filter. Checked all electrical components and completed a combustion analysis of the furnace. All electrical components were operating properly at this time. Today I found that there was a crack present in the heat exchanger meaning there’s a risk of carbon monoxide being leaked into the home. The crack was most likely caused by airflow issues with the boot coming to a square ninety and the blower also being extensively dirty. The system is currently nine years old and due to the age and condition of the system customer is looking into replacement before deciding to make repairs.

Checked all operations in the heating mode and inspected the furnace filter. Checked all electrical components and completed a combustion analysis of the furnace. Furnace was burning fuel properly and all electrical components were good as well. Today I talked with the customer about having a electrostatic filter installed to protect the system and improve air quality. System is operating properly at this time.
