***t&p valve actively leaking on hot water tank*** ***no CO detector near the mechanicals*** I performed a safety and maintenance inspection on the Rudd U802VA furnace system. I found the furnace system to be operating within the manufacturers tolerances at this time. I did discover that the t&p valve serving the hot water heater was actively leaking. I have included estimates for the appropriate repair options. I also noticed that there was no CO detector near the furnace and hot water heater and I recommended to the customer to install a low level CO detector near the mechanical space and also to have standard level CO detectors on every level of the residence primarily one near the bedrooms so they are able to hear the audible alarm in case of a CO buildup. The customer currently has standard level CO detectors on the main level of the residence but none near the mechanical space at this time. I also changed the air filter for the customer during todayâ€™s service that was supplied

Indoor blower motor faulty, gave customer option for replacing. Customer would like to talk to Scott about what a new system would cost him. Schedule an appointment with Scott.

old Water heater was leaking from the bottom. I replaced old heater with a new 50 electric water heater with an expansion tank upgrade. Everything tested good

Checked all operations in the cooling mode. Replaced furnace filters with customer supplied filters. Replaced condensate drain line for older system. Found several issues with the outdoor equipment left a quote for the customer upon repairing the wiring in insulation outside. Washed out the outdoor units. Equipment is cooling at this time.
Check center condensing unit M#HS19-511V-3P for no cooling. Found unit off on high pressure. Reset high-pressure switch. Found condenser fan motor has play in bearings and is operating over the rated amp draw. Informed Aaron of findings and he approved fan motor replacement. Located parts and pick them up and installed them today. Check cooling operation the unit is cooling fine now.
I arrived to find that the condensation drain line was plugged. I did not charge to flush the drain since the tune up was done 7-17-19. I did install a water safety switch in case the drain line clogs again. I informed the customer that the safety device will turn the system off completely to prevent water damage to the furnace.
Checked all operations in the cooling mode. Checked all electrical components on the outdoor unit as well as washing out the outdoor unit. Changed the furnace filter and system looks to be operating within factory specifications at this time.
