This is not the first time we’ve used LBA. They have taken care of our hvac/air systems for some time. Installed a garbage disposal, new faucets, furnace, hot water heater and some plumbing repairs over the years. No complaints here with the service we’ve received.
Today LBA representative Kadon Timmons carefully looked over the recurring plumbing problem that floods now & then in my downstairs walkout. I very much appreciated the information he shared. The house main floor drain that has been a ticking time bomb thanks to a terribly installed mid-1980's bar sink downstairs in the "upgraded" walkout lower level. I've been living with this Sword of Damacles far too long. Kadon represented a breath of fresh air. I would appreciate a bid to permanently fix the issue. Kadon has all the info. He was very helpful & a winner today! He rid the slippery floor of water (that alone was a gift due to the slick tile & my 72 year old back)

Have been having LBA servicing the H-vac, some plumbing and other needs. Thorough service on the issue with good explanation. Technicians have always been polite and considerate.
LBA has been looking after our HVAC systems for quite a while. Our experience with the technicians have greatly overall been very positive. Polite, efficient and responsive in the one or two emergency situations that have occurred over the years. I appreciate that I see the same faces over time. Provides a level of comfort in that continuity.
Completed furnace inspection for customer. All aspects of system tested within manufacturer specifications. It was found that AC condensate has been leaking down into and on furnace. Turned over to field super visor for further advisement.
Completed furnace maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned up furnace and cleaned flame sensor. Inducer motor has 2 cracks in it and a hole. This causes an unsafe environment since exhaust can leak into the home from these openings. The pressure switch tube is dried out and cracking. With the holes found in the inducer casing and a dried and cracking pressure switch tube the systems performance could also be compromised causing the system to not run through the winter. I noticed the evaporator coil is rusted which can leak to refrigerant leaks possibly in the near future. I brought out field supervisor to provide in house confirmation on findings and help with solutions on what needs to happen from here.
Out today for a couple of issues after some repairs we performed. Upon arrival discovered that soap dispenser is working, their housekeeper got it functioning properly. More than likely the soap was just not loaded into the line yet. Also observed marks on tub after drain clearing and drain, still draining slowly. Upon inspection marks were merely cosmetic and wiped right off. Also removed minor amount of hair from distance between tub shoe and overflow, this improved flow significantly, however, the main issue is certainly the adapter to stop up the tub that is on the tub shoe. It is not allowing a Vortx to be created, thus draining the tub as fast as it would, although homeowner noticed a big difference in how it was draining with the adapter on. Cleaned up work area did not collect.
Completed furnace inspections for customer. Customer has two gas furnaces, both were tested and were within manufacturer specifications. Replaced air filters and water pads today. No recommendations at this time, both systems operating normally upon departure.
Out today to complete work as bid. Completed work successfully at this time, tested, no leaks. Cleaned up work area and collected paid with card.

DATE: 10/21/24 Detailed description of what was done today: arrived at home, and spoke with Nancy a call today, which was low water pressure in multiple areas in the home, as well as a tub drain that was not flowing properly. Afternoon for home inspection and fan diagnostic. We learned that the PRV that was installed had failed her in a long side of that water quality had failed on multiple remarks, causing these faucets to die early. We created a game plan” to how to fix it and presented at the homeowners. Wear and Tear: -PRV, shower, cartridge, two Lauv, Fossett, one kitchen faucet and drain line, Clarin special. After reviewing the entire house I went over everything with Nancy to ensure they understood everything going on in the house and what could be done to address it. Quoted major water pressure overhaul and filtration system
Water was getting into the inducer motor due to no drain on the exhaust. I pulled inducer motor and emptied water out. I made sure drains were open and I added a drain for the exhaust. I found no other issues and system is running as it should.
