Today LBA representative Kadon Timmons carefully looked over the recurring plumbing problem that floods now & then in my downstairs walkout. I very much appreciated the information he shared. The house main floor drain that has been a ticking time bomb thanks to a terribly installed mid-1980's bar sink downstairs in the "upgraded" walkout lower level. I've been living with this Sword of Damacles far too long. Kadon represented a breath of fresh air. I would appreciate a bid to permanently fix the issue. Kadon has all the info. He was very helpful & a winner today! He rid the slippery floor of water (that alone was a gift due to the slick tile & my 72 year old back)

Annual furnace check

LBA has been looking after our HVAC systems for quite a while. Our experience with the technicians have greatly overall been very positive. Polite, efficient and responsive in the one or two emergency situations that have occurred over the years. I appreciate that I see the same faces over time. Provides a level of comfort in that continuity.

HVAC Tune-up

Was pleased with the timeliness of Andrew's arrival. He did a great job of explaining the benefits of the service agreement plan. He also took the time to thoroughly explain what he had done, and assisted with the set-back thermostat. Hope to have him do the AC tune-up in late Spring

LBA service

We have been having LBA service our h/vac and plumbing needs for over 10 years now. They are response, efficient, and timely in their work. Plus, I think they’ve actually practiced customer service with their people. Polite, appropriately friendly, clean up during and after their work. We have had them do larger and smaller jobs, as well as the yearly maintenance. We will continue to use their service.

Service call upon the arrival. Customer stated rattling noise upon further investigation. Notice that tapes in between furnace and AC coil had came loose. Went ahead and removed all of the tape wipe down with alcohol wipe getting rid of all the oils and re-tape with new sticky tape. Make sure system ran before leaving.

Arrived to remedy a leaking humidifier drain. Upon inspection of the drainage system found that a couple fittings are leaking. Cut into the pvc and mocked up the new pvc to mimic the old drainage system. Applied pvc cement to the fittings one by one and assembled the pvc drain. Installed risers to ensure the pvc has a downward slope to the drain hose. Tested system operations to ensure system will operate without any leaks. Arrived to furnace maintenance. Upon arrival I spoke with the customer who showed me the location of the furnace and corresponding thermostat. Upon inspection of the furnace I asked the customer about his humidifier and he stated he did not use it. With the system off I performed a safety inspection of the heat exchanger and burners. I found heat spots throughout and areas of rust. I showed the customer my concerns by showing him the heat exchanger through the main limit port. Next I cleaned safeties throughout and ensured their operation. The flame sensor was performing below spec even after cleaning. I replaced the air filter with truck stock. I performed a combustion analysis ensuring proper burning of the system. With the age of this system replacement is recommended. Furnace running upon departure.

Company replaced drain assembly under basement bathroom faucet, basement kitchen faucet, master sink drains, main floor hall guest sink drain. Company added quick vents and properly trapped system’s. Company repaired main stack drain correcting fall and added quick vent in accessible unfinished overhead ceiling. Company throughly tested all drain functions no leaks no issues.

Arrived to furnace maintenance. Upon arrival I spoke with the customer who showed me the location of the indoor. Here we spoke about filtration upgrades, how old the system was, and maintenance that can be done to extend the systems life. Upon inspection of the system I found the combustion compartment in very poor condition and the eye glass that keeps this compartment sealed to have been removed. Here I showed the customer this and let him know that at some point this system had been burning very poorly. Next with the system off I inspected the heat exchanger finding substantial rust throughout and spoke clearly about the safety concerns with a heat exchanger in this condition. I cleaned the safeties throughout the unit and ensured their operation. With the condition of this system and the safety concerns associated with the heat exchanger we will have someone out to quote replacement rather than repairs. I performed a combustion analysis which showed the unit to be burning properly

Company came out for filter change on poly filter. Company informed customer of cost to replace with/without membership customer choose to sign up for membership. Company removed existing filter with water off and replaced with customer provided filter. Company insured no leaks tested properly functioning. Company then performed yearly maintenance inspection. Company informed customer of water quality very heavy in sediment and chemicals.

Service call. Upon arrival noticed that Killswitch to system was an off position customer has stated that she had change the filter that is inconveniently next to the Killswitch customer must’ve accidentally bumped. Went ahead and flip switch everything came on just fine system now heating properly. Recommended electronica air filter due to UV light heating up at cheap filters or Merv 11 filters also recommended membership customer approved on membership and held off on electronica filter. Made sure system ran before leaving.

Scope of work. Company will re-plum kitchen sink drain lines to accommodate new single basket deep sink. Company will need to open access in back of cabinet to replumb drain lines for main kitchen sink. Company will not be responsible for dry wall repair or repair to cabinetry Company will need to re-plum drain lines in bar sink cabinet to accommodate new deeper sink. Company will install customer supplied kitchen faucet to new countertop. Company will install customer supplied pressure switch for garbage disposal. Company will install new 1/4 water stops for fixtures installed. Arrived at customers home Monday, December 12, 2022 and completed project for customer. Company will honor one year warranty on new quarter turn water stops installed today. As well as one year warranty on new drain lines installed.

Arrived to do a multi system performance maintenance. Inspected the condensation drain lines for flow. Inspected each systems air filter and replaced them. Verified operation of all mechanical and electronic components in each furnace. Cleaned and retested the flame sensors. Checked blower for cleanliness and to see if there is any play in the bearings. Checked system heat exchanger to ensure proper venting of flue gas. Analyzed the combustion gas to ensure safe and efficient flame. Measured a temperature rise between return and supply air. Performed an electronic gas leak search. Verified operation of the humidifiers. Verified operation of the air handler in each of its heating modes. Measured power consumption of the blower motor and each of the heat strips. Wiped down the exterior of the furnaces and water heaters. Completed heating tune up today. Replaced air filter with one homeowner had provided for me today. Compelled combustion analysis and checked temperature rise in first and second stages of heating. Everything checked out accordingly. Solenoid for humidifier was very clogged up and with customer approval I replaced it today. The water line had a lot of calcium build up and I recommend having a water softener installed. Estimates to these are attached. Replaced humidifier water panel and set humidifier up for winter season. Cleaned furnace cabinet. No gas leaks or CO detected during my visit today. System operating upon my departure. Completed heating tune up on both units today. Replaced air filter on main floor unit. Performed combustion analysis on both units and everything tested in range. Tested flame sensors. Upstairs unit is getting too hot due to undersized return and needing to be on an air box. This is causing damage to the heat exchanger. Discussed this with customer and they discussed that they will likely replace it in a couple years. Found gas leak on main line coming from meter. With customer approval I repaired it and rechecked for gas leaks and did not find any. Customer declined to have us perform humidifier tune ups today. Cleaned furnace cabinets. Customer called because of leak coming from ductwork in basement but upon arrival discovered it was coming from garbage disposal customer installed himself. Cleaned water from under sink with shop vac. Disposal tested good. Customer declined friends and family membership instead of service call fee. Service call. Upon arrival customer stated nor heating or cooling was working. Upon further investigation our wire has been snapped due to old age. Told customer it would have to be a level one wiring repair customer approved went ahead and made repairs. Recommended membership customer declined for now collect the $405.
