Patrick seemed to have great insight into what caused a wire several feet off the ground, sheltered from , running vertically next to an insulated connection to the outdoor AC unit to break - felt racoons may have been using the vertical installation to climb up to access space under my wood deck on top of the corrugated ceiling right underneath it above the concrete patio. Ripped up the wire to cause the problem of why the AC was not working.

This is not the first time we’ve used LBA. They have taken care of our hvac/air systems for some time. Installed a garbage disposal, new faucets, furnace, hot water heater and some plumbing repairs over the years. No complaints here with the service we’ve received.

Today LBA representative Kadon Timmons carefully looked over the recurring plumbing problem that floods now & then in my downstairs walkout. I very much appreciated the information he shared. The house main floor drain that has been a ticking time bomb thanks to a terribly installed mid-1980's bar sink downstairs in the "upgraded" walkout lower level. I've been living with this Sword of Damacles far too long. Kadon represented a breath of fresh air. I would appreciate a bid to permanently fix the issue. Kadon has all the info. He was very helpful & a winner today! He rid the slippery floor of water (that alone was a gift due to the slick tile & my 72 year old back)

I arrive the thermostat was just seen off. I was able to get it to run properly however customer opted to replace the thermostat to make sure that the furnace wasn’t going to stop working. I replaced the thermostat and showed customer how to use it. After getting the thermostat set up re-went down to the furnace area to make sure the humidifier works. The saddle valve is completely clogged up and so we need to replace that with a quarter turn valve so the humidifier has water. Customer would like to be called to schedule the furnace, tuneup, and allow for enough time to fix the humidifier as well.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium buildup and the solenoid valve is no longer flowing water. Spoke with homeowner about the system. With homeowners approval set up to return to clean the fan and install a Uv bulb in the return. With homeowners approval replaced the clogged solenoid valve and installed a new humidifier panel. Cleaned the humidifier housing as well. Tested operation of the humidifier to ensure it will not be leaking. Furnace and humidifier are operational at this time.
Customer called in about sewer smells coming from bathroom in basement. Customer has faucet turned off since she can’t find one that will fit her sink. Sink not being used at all. That’s possibly where sewer smells are coming from. Informed customer that we can try and perform a smoke test and smoke test will reveal sewer gas smells escaping. Sewer smoke test doesn’t include repairs. For now customer wants to start with capping drain to sink and if sewer smells return then we will explore smoke test.
Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Arrived to remedy a leaking system. Upon inspection of the system found that the condensation line was hardly trickling into the drain. With homeowners approval performed drain clearing. Filled drain line with water and activated the shop vac to pull all the water through along with the blockage. Flushed the line after clearing this blockage to clear out any other debris. System is flowing properly at this time.
She has a sewer smell from her shower drain. It didn’t currently smell. It has water in trap, she says she adds water to it to keep it from smelling. We cabled it anyway. Noticed she has slinky p trap and small amount of debris under toilet. Recommend redoing sink drain and resetting toilet wax ring as they’re more likely cause of smell. She’s going out of town for few weeks and gonna call back. She also was asking about a mini split and wants one

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs.
