Responsive teamwork

This is not the first time we’ve used LBA. They have taken care of our hvac/air systems for some time. Installed a garbage disposal, new faucets, furnace, hot water heater and some plumbing repairs over the years. No complaints here with the service we’ve received.

Today LBA representative Kadon Timmons carefully looked over the recurring plumbing problem that floods now & then in my downstairs walkout. I very much appreciated the information he shared. The house main floor drain that has been a ticking time bomb thanks to a terribly installed mid-1980's bar sink downstairs in the "upgraded" walkout lower level. I've been living with this Sword of Damacles far too long. Kadon represented a breath of fresh air. I would appreciate a bid to permanently fix the issue. Kadon has all the info. He was very helpful & a winner today! He rid the slippery floor of water (that alone was a gift due to the slick tile & my 72 year old back)

Annual furnace check

LBA has been looking after our HVAC systems for quite a while. Our experience with the technicians have greatly overall been very positive. Polite, efficient and responsive in the one or two emergency situations that have occurred over the years. I appreciate that I see the same faces over time. Provides a level of comfort in that continuity.

HVAC Tune-up

Was pleased with the timeliness of Andrew's arrival. He did a great job of explaining the benefits of the service agreement plan. He also took the time to thoroughly explain what he had done, and assisted with the set-back thermostat. Hope to have him do the AC tune-up in late Spring

Upon arrival the customer explained that her dehumidifier was turning in when the system was not on. She also has a UV/Germicidal unit to clean the air but no one ever told her when she purchased it that she would have to pay $300 to replace the bulb every 3 years. I explained the dehumidifier will come on even if the system is not on because when it senses the humidity level in the house is too high it kicks on. Took payment for the trip fee by card in the amount of $59.00.

Upon arrival the AC was not working at all. The thermostat would not go down below the temp in the house so I couldn’t call for cool. I went and jumpered the system on from the control board and then checked refrigerant levels and found the system was empty. I added 300psi of nitrogen to try and locate the leak. I was unable to find it. The added 1 lbs of refrigerant and the did a leak search with my refrigerant sniffer and I found the leak in the bottom left side of the indoor coil. Nick presented option to repair vs. replace for the customer. Customer then stated he was going to move out and let his contractor fix the problems. I only charged for the trip and diagnostic fee of $120. Put the system all back together before leaving. They can still use the heat but no AC. Customer knows the AC is not fixed.

Responding to this call because of no AC. By checking the unit I was able to find the issue. A wiring that controls the 24 V power leading to the outside unit and become disconnected most likely due to vibration of the fan motor. I resecured it and after checking, refrigerant levels to make sure they were in the green. I noticed a Schrader valve was leaking so I replace that as well. Everything is covered under warranty and installed by us less than a year ago

Arrived for hvac maintenance. Static failed. Open vents, checked dampers, checked filters. Still failed so scheduled supervisor. Flu pipe rusty. Blower wheel dirty. All electronics in range. Heat exchanger showed a little heat stress. Temp split good. Ac condenser and capacitor good. Cleaned out coil

We did a inspection of the home. We flushed the water heater and did water quality check. Water quality was 1 grains hard. They do have a water softener system installed. Gave options for a fill valve replacement for the toilet in lower lever was filling up slow, anode rod replacement and a option to replace supply line shutoff valves with 1/4 turn valves.
