Arrived to do a performance maintenance. Set system for cooling. Found the furnace filter is heavily impacted with dust debris. Replaced filter. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Found that the blower wheel is beginning to collect dust. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.
Dispatch for a furnace tuneup. All components of the furnace or operating within the manufacturer specs. During the tuneup, the furnace high limit safety switch was being triggered. After a thorough inspection, it was found that the AC coil is covered in bacterial growth. With the amount of growth and dust on the coil, it is not allowing the heat to pass through. This is also creating the heat exchanger to have premature heat stress marks. Arrived for ac check today. Started at furnace and checked static pressure, it’s running under the max rating. I found the blower wheel was dirty, the indoor coil was very dirty, the drain pain is dirty, and the ducts were dirty. My field supervisor, Rainer, is coming down to go over best solutions for you. At the outdoor unit compressor and fan amps are good. Capacitor tested good. Refrigerant levels are showing low, but this could be caused by the dirty system. You would need to get system cleaned then recheck levels. System is running upon departure. Thanks for choosing LBA.
Cut into ceiling and behind shower valve so diagnose leak. Replaced tub spout.
Arrived for ac check today. Started at furnace and tested static pressure, it is passing. Motor amps are good. Blower wheel is good. The filter was very dirty, I replaced it with one of yours. The temp split was at 14 degrees. At the condensing unit the coil was caked in dirt, I cleaned it. I found one of the schraders was leaking, and the refrigerant was low. I replaced schrader and added refrigerant to make correct. Temp split is now 19-20 degrees. Compressor and fan amps are good. Capacitor tested good. System is running upon departure. For the shop replaced the capacitor on the outdoor unit. I replaced it with two separate capacitors one for the fan one for the condenser. System is running well at this time. Talked about static pressure because we don’t have enough airflow into the system because of this our runtime is longer and it’s not pushing as much air as we could get so Airflow is weak. To fix this problem will need to do a little bit of duct work around the system.
