Adrian was so knowledgeable

Adrian walked me through every step of the camera video and helped me understand exactly what is going on and what I need to do. He was so kind and attentive and I really appreciate the time he took to make sure I understand everything.

Upon arrival we checked all operations in the cooling mode and inspected the furnace filter. Checked the static pressure of the system and found it was failing at this time. Checked all electrical and refrigerant components in the system. Today we found the blower was set too high, the unit was in need of extensive cleaning, and the blower wheel was dirty. Customer needs to talk with husband about repairs before making a decision.

Upon arrival I confirmed with the customer that I was here to do a A/C Maintenance. I found the static pressure to be failing at .7 when it is rated at a max of .5. Advised my field supervisor of failed static pressure. I checked the heat exchanger for any cracks or holes and I had Nick double check and there are no cracks in the heat exchanger. I checked the refrigerant levels which were reading properly at this time. Checked the dual rum capacitor which was within limits. Running amps on the blower were within range. Blower was very dirty. Customer opted to have me do an In-Place blower clean. I couldn’t get it clean enough so I went ahead and pulled the blower and cleaned it outside. Also cleaned off the outdoor condenser unit. Customer is a police officer and opted to sign up for our Perfect Service Family Maintenance Plan.

Checked all operations in heating mode and inspected the furnace filter. Checked static pressure and found that it was passing so I took a cfm count and that passed as well too. The blower wheel wasnt dirty so I didn’t have to worry about that. I took a temperature split also. Checked all electrical components I checked evaporator coil and that looks good as well All electrical components were operating properly and the furnace fuel was burning properly as well. The customer wanted us to check their ac unit because they thought it was making a weird noise but it wasn’t. The furnace and ac unit both checked out.

Arrived at property and was greeted by tenant, when we arrived, we saw that a competitor with Connolly plumbing was on site, running their main line. He was then camera scoping the line. We were contacted by the HOA president and not the landlord. I did get information from the other plumber, who said that they are on a private line with multiple route traditions in the line. We were not able to get permission from the landlord to run their main line ourselves as we were hired by the Hoa. HOA president informed us that she needed to get in contact with her lawyer before allowing us to proceed any further.

Arrived, greeted tenant. Saw Connelly plumbing truck outside. Spoke with Connelly tech who explained the situation and said he had run his line and cam. Spoke with HOA president regarding situation. HOA president needs to speak to lawyer. All private lines five feet apart. 21024 has outside cleanout installed due to main line length.

Arrived to do performance maintenance. Set up for temperature split and static pressure test. Found that the system is operating beyond the systems maximum rated static pressure. Verified operation of all mechanical and electronic components in the air handler and heat pump. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the blower wheel is starting to collect dust debris. Checked the evaporator coil and found it coated in dust, impeding airflow. Furnace is operational at this time.
