Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system still looks brand new and is operational at this time.
Installed heat strips. Installed humidifier and UV light. Cycled and tested all components. Changed breakers to proper size. Unit is operational at this time.
Upon arrival I began the AC tune up. Everything checked out within manufacturer specifications. Static pressure was at .7 on a .8 max system. All equipment was installed by IT. Arrived to evaluate a system a homeowner would like to replace. Homeowner mentioned that the system is still working but is making a good bit of noise. Found that the system is 30 years old. Opened up the system and found that the interior of the equipment is heavily coated in bacterial growth. Performed a static pressure test and found that the system is flowing air very well. Considering the amount of bacterial growth and dust in the system, would recommend replacement considering the high cost of cleanings.

Arrived for furnace maintenance today. Checked static pressure and found it is failing at this time. Heat exchanger looks good. Carbon monoxide test was 0 ppm. All electrical components are within manufacturing specs. System is running upon departure. Thanks for choosing LBA.
Arrived to remedy an inoperable air conditioning system. Upon inspection of the system, found it running like normal. Performed diagnostic and found the system to b operating properly but assumed it wasn’t able to keep up in the weather. Set the fan speed one speed lower. Tested system operations and found that the furnace would turn off and would only relight after about 10 minutes. Reset the fan speed. Performed further diagnostic and found that the condensation system had a blockage. Blew through the drain and cleared the blockage. Checked the outside portion of the drain and found ice. Recommended installing heat tap on the condensation drain. System is operating properly upon departure.
Installed new thermostat and ran new wiring. Programmed thermostat to the system and set up customers app. All ops okay at departure.
