Extremely diligent!

Andrew was very diligent with a repair service. He called the manufacturer to make sure everything was working properly since dehumidifier was making a noise. I really appreciated him doing that, and now we know the unit is running perfectly.

Did the job I asked your company to do with a fair price for the service provided.

Please don't misinterpret. Your company has worked on our home for years. Many times neither my wife or I could be there for the work done. From out of town to conference calls, we had set up an arrangement to be billed. This was never to be an inconvenience, but an accommodation for us and we have excellent credit. We use your company exclusively and recommend you to many others. Thank you for being the company you are....A. Kent Best

Great Work

LBA's team got our job done quickly and were very patient and flexible with our variable schedule. Simply put these guys are professionals. Recently we have worked with many contractors and and it was such a relief to have someone show up when they said they would, get it done when they said they would, and on budget. They even wear booties and clean up after them selves.

Upon arrival customer was concerned because one of her vents was whistling pretty loud high pitch. I was able to open that register and the sound stopped. Checked static pressure which was failing at a .9 when rated for .8. We have already made improvements twice for the static and she doesn’t want to spend anymore money on it.

Heating System Noise Resolution: Investigating a heating system emitting strange noises, we identified a malfunctioning blower motor. Replacing the motor ensured proper airflow and resolved the noise issue. Post-repair, we discussed maintenance plans for ongoing efficiency and noise prevention, emphasizing the importance of regular checks.

Arrived to install a condensate pump up, installed new condensate pump, brand new waterline and installed a new drain, dumped 3 gallons of water through the condensate pump ensure no leaks at this time. Ran furnace for 15 to 20 minutes without it shutting down when it did shut down, it did satisfy the thermostat. Also put a 45 at the end of the pipe outside to ensure easy flow for the water to get out. System is heating like it should at this time.

Spoke with Mike on this call. Customer found out that the condensate line is freezing Nothing we can do about it until Thursday. When we put a condensate pump in to force the water out. Spoke with customer let her know.

Arrived to find drain to furnace frozen, Cleared drain for now. Talked to customer about a condensate pump to allow all the water to go out at once, instead of slowly trickling out In freezing as it’s coming out. Will need to return Thursday, January 18 afternoon to install condensate pump. Customer will not be home Tuesday or Wednesday. furnace is running at this time, but cannot guarantee the drain will not freeze again due to the location of where the drain is. System is heating at this time.

For this job, I was arriving because the system was short cycling. I diagnose the problem and figured out it was because the furnace had two dampeners on it that were controlled by two separate thermostats. The thermostats were off by 1° and they were running a schedule. Because of this, they kept meeting the desired temperature in one room, and then cycling off only to cycle back on a few minutes later, to correct the temperature in a second room. While I was fixing this, I checked for static pressure and it was extremely high. The system is rated for .8 so we want to see a .6. However, we are seeing 1.5 because of this I called a supervisor out to diagnose the problem and come up with solutions to fix this. With static pressure that high the system will undoubtedly have issues in the coming years. Because this is a new system, we want to protect it for as long as possible .

Arrived to do a multi system performance maintenance. Performed combustion analysis and static pressure tests. Found that each system is operating beyond the factory specified static pressure. With homeowners approval reached out to a supervisor to provide a diagnosis on the systems static pressure on Tuesday afternoon. Verified operation of all mechanical and electronic components in the furnaces. Cleaned the flame sensors and tested their performance. Checked blowers for cleanliness and to see if there is any play in the bearings. Found that each blower wheel is very dirty along with the blower cabinets. Checked both systems heat exchangers to ensure proper venting of flue gas. Measured a temperature rise between return and supply air. Performed an electronic gas leak search. Verified operation of the humidifier and found that the solenoid valve is not allowing water to pass. See estimates for pricing on all necessary repairs. Furnace is operational at this time.

Company arrived Wednesday, September 6 of 2023. Company performed previously bid at work. Company shut the gas off to the whole home in order to preform the work Company teed off of existing 1” gas pipe via mega press. Company ran 3/4” flex line to the outside with an outside termination plate. Company then restored service to the home and tested for leaks and functionality. No leaks were detected and the grill is functioning properly. Company relit the pilot to the water heater and preformed lean up of the working area. Company can conclude proper operation and no leaks at this time. Thank you for choosing LBA and have a great day.

Arrived to do a dual performance maintenance. Upon inspection of the systems found that the condensation drain lines for the newer furnace terminate directly under the furnace. The flue gasses are acidic and will erode the concrete with them not draining directly into the floor drain. Performed static pressure test and measured the temperature rise for each system. Found that the older (right) system is operating beyond the maximum allowed static pressure. Performed visual inspection of the water heater. Removed covers on the furnaces and started verifying operation of electronic components. Found that the capacitor for the blower motor in the older system is performing well outside factory specifications. Checked the blowers for cleanliness and to see if there is any play in the bearings. Found that both blower wheels are coated in dust and debris. Checked the evaporator coil to ensure the system is operating without any air restrictions. Checked each systems heat exchanger to ensure
