System is running good at this time. I replaced the filter checked all refrigerant levels and temperature split. Temperature split was a little low, but we can get it much higher if we insulate the ductwork in the garage. I let the homeowner know that either keeping the unit cool in the summer by hitting it with water on hot days would be a good idea or possibly some kind of shade barrier. In the garage wrapping that ductwork with Insulation will not only keep the air cooler and increase efficiency, but it will stop condensation from dripping down on the electric furnace. All refrigerant levels look good. Swapped out the filter and checked the temp split. Everything was good however there’s a lot of condensation building up on the unit downstairs. I recommended getting some insulation bubble foil wrap from Home Depot or another type of home construction store and wrapping the ductwork coming out of the Supply side of the furnace. That way we won’t leak water on the furnace and we keep the temperature inside the ductwork. Outdoor condenser looks good refrigerant levels and electrical components are operating well within manufacture specifications. I was gonna watch the unit, but homeowner said she could do it. I offered a second time, but the homeowner enjoys doing it. Lastly, I would recommend a dehumidifier to be put into the room with the furnace and run 24 seven if possible. Went for a maintenance call today. Changed the filters. Evaporator coil is developing rust. Blower motor amperage passed. Return grill was extremely dirty and had a difficult time pulling in air. I cleaned it and it’s pulling in the proper air now. Outside system got washed. Refrigerant pressures met factory specifications. Compressor amperage passed. Fan motor amperage was high and outside of factory specifications. Capacitor for the compressor and fan motor passed. AC is up and running upon completion. Thank you for choosing LBA services!
Arrived to do a performance maintenance. Started in the garage with the mini split system. Set system for cooling. Measured a temperature split between air entering the unit and air leaving the unit. Rinsed the condenser coil for the mini split. Moved over to the main system. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the air handler for cleanliness. Found that the blower wheel is collecting dust. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.
Reprogram fan speed and replaced filter with an easy flow so that we wouldn’t have issues with the coil freezing again
Charge new system with 454B. System is with in manufacture specifications. Went for an AC inspection today. Changed the filter, it was slightly dirty. Static pressure was high on the system. Temperature split between the return and supply duct passed. Evaporator coil is clean and rust free. Outside system is clean. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed. Capacitor passed as well. Contactor, reversing valve, pressure switch’s are all in good condition. AC is up and running upon completion. Mini split got the filter changed. System is draining fine. No leaks. Completed ac inspection. All components tested to manufacture specifications. I recommended a duct cleaning because of how dirty everything is.
Repaired cowl on the system as well as the Ultima. Fixed the fan and the electrical whip and fixed it to the grill so that would not sign into the system. Tested refrigerant levels, and temperature difference. Everything is operating well at this time.
Went over airflow again and double checked static to find it passing in a/c mode
