Upon arrival I began the furnace maintenance. The static pressure was rated for a .5 max and it was reading at .4 which is 80% of the max. Heating Delta T was at 57 degrees which is within manufacturer specifications. Checked all electrical components and they were within specs. The cooling delta t was at 20 degrees which is also within specs. The outdoor unit was within specs on all electrical components. The refrigerant charge looked good and the system is running properly at this time.
Checked all operations in the heating and cooling modes. Inspected furnace filter and found the pure air kit was in need of replacement. Checked static and found it was passing. Checked all electrical and refrigerant components. Today we found the condenser fan was leaking oil, and the contractor was burnt. Upon customer approval we reported the contactor and pure air kit. System is operating properly.
Performed annual plumbing inspection. During inspection noticed that water pressure is higher than it should be indicating failed pressure regulating valve. Main entrance valve also shows signs of intermittent leaking. Primary sump pump is approximately 10 years old. Secondary sump pump is approximately seven years old. Based on age replacement of both pumps recommended as preventative maintenance.
Company will come out and cut up concrete at marked location and dig hole down to mainline and replace up to 10 foot section of drain line. Refill hole and repour concrete.
Air Conditioning System Tune-Up: A customer reported reduced cooling efficiency and strange noises. Our diagnosis revealed a refrigerant leak affecting the compressor. We repaired the leak, recharged the refrigerant, and fine-tuned the system for optimal performance. Regular air conditioning tune-ups were advised to detect and address issues proactively.
Arrived at property he was greeted by homeowner, mainline was backed up on arrival and the drain tech was unable to get line open. Drain text cable snapped off inside of mainline. Upon camera inspection I was able to get my cable out to about 40 feet, but I was not able to see anything due to the line being full of water. Marked location where my camera stopped and provided estimate for spot repair. Customer signed off on estimate and is scheduled for Wednesday morning install February 28.
