Arrived for furnace check today. Static pressure is failing. Heat exchanger has some rust forming. Carbon monoxide test was 0ppm. All electrical is good. There is a 55 degree temperature rise. Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter that was provided from customer. 11/21/25 - Completed a full heating maintenance on four furnaces. The filters were changed and proper operation was tested. All four furnaces were in good condition and they were all running well at this time. All three unit heaters were also running well and in good condition. The two RTU’s on the outside were having issues, the newer unit runs well, but makes a loud noise when it kicks on. Quote to replace the heat exchanger in the West Trane package unit serial 154912350L marked as #1. Price includes the factory replacement heat exchanger, shipping and labor. Repairs covered by a one year parts and labor warranty. The existing heat exchanger is rusted through at the seams. The unit has the heat mode disabled for safety until repairs are made.
Today two rooftop units and a split system had maintenance and heating checks performed. The filters were changed and the heating functions were checked. The rooftop unit on the west has a heat exchanger that is breached. The gas was turned off to the unit at the roof for safety. Information was gathered for a heat exchanger replacement estimate. Sold discounted ductwork job due to needing to be upsized in the first place and recent install. Plus we’ve already had a blower motor failure. $2675 installing 7/24 paying with check.
Went for a service call today. Blower motor wasn’t coming on. I noticed it had burn marks on the module. After bypassing the board to turn the motor on it still wasn’t coming on. I replaced the motor and system is up and running. Thank you for choosing LBA services!
