6/13/25 - Completed a full cooling maintenance on all equipment. The filters were changed, the coils were cleaned, and proper operation was tested. Overall, all equipment was in good condition, it was all running as it should be, and there were no issues found at this time.
Completed ac inspection. All components tested to manufacture specifications. Had some issues with the membership but we got that all figured out while I was here
Sold new drop, Airbox, and new return grille and supply dump vent $3875
Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Found that the system is operating with failing static pressure. Reached out to a field supervisor to finish the diagnosis of the systems static pressure. Checked interior of the furnace for cleanliness. Found that the fan for heating and cooling is coated in dust debris. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Thermostat wasn’t sending a call for cool. After looking at the wiring on the thermostat, I noticed the wire has been cut. After fixing the wire, the system is up and cooling. Thank you for choosing LBA services!

Arrived for ac maintenance today. Started at furnace and checked static pressure, system is rated for .5 max and it’s running at .5. Blower motor amps are good. Blower wheel has some dust on it. There is a 22-23 degree temp split. At the condensing unit I rinsed it clean. All electrical components are running within manufacturing specs. System is running upon departure.
