Upon arrival I began the AC tune up. I started out checking the static pressure which I found was failing. The supply side of the unit is way too small. It’s a 4 x 12 inch all the way for around 20 feet. Andy D. was here discussing options to fix the static pressure for the homeowner so that her equipment will last as long as possible. The running amps on the blower motor downstairs was within limits set by the manufacturer. The blower wheel is starting to have dust built up but it’s not bad currently. I went to the outdoor unit and I found the capacitor had a burnt spot and the compressor wire was fried. I replaced the wire and the capacitor, which were under our warranty. The refrigerant charge looked good. Lastly, the runnng amps on the fan and compressor were good. System is running properly at this time. Have a great week!

4/17/24 Sent out today to Paula’s in regards to their annual membership plumbing inspection. Upon arrival I was greeted by Paula who I went over the purpose of today’s visit with and answered any immediate questions they had to help set expectations. Paula opted to have the water heater drained on today’s visit. I asked if there were any plumbing issues they knew of and they pointed out a leaking main entrance valve. VITAL READINGS: -Total Dissolved Solids (cold): 344 ppm -Total Dissolved Solids (hot): 493 ppm -Water Pressure Static: 75 psi -Water Pressure Faucet Open: 75 psi (w/o prv) -Water Temp Setting: 115 F -Water Temp Output: 135 F -Water Hardness: 6 grains of calcium per gallon -Water Quality: none -Water Heater: 2022 Bradford White 50 gal, no expansion tank, gas -Water Lines: copper -Drain Lines: pvc, cast OBSERVATIONS: BASEMENT (main entrance, water heater, laundry, sump pump) -crack in drain stack fitting -leak at main entrance valve -no pressure regulator or expansion

Kitchen drain clearing. Arrived. Customer explained that the kitchen sink had been backed up for about a week and wouldn’t drain. Found kitchen clean out downstairs and saw that it wasn’t holding water. Ran line from under kitchen sink going to full extent of my backpack machine. Was able to clear the line. Tested water in kitchen sink for about 20 minutes with no back ups occurring. Contacted landlord and collected 89

Upon arrival, checked both systems and heating mode check static static was filling on both of the systems I checked all other electrical components. Everything seem to be running perfectly fine beside on the first order system. The capacitor itself was showing signs of failing. It was reading way below. What the manufacturer stated the heat exchanger on both systems seem to be fine blower wheel was in need of cleaning on both systems were extremely dirty due to remodeling. I let the customer know what I was finding and what my main concerns were try letting him know and explain to him how important it was to get capacitor replaced for the system, at least he said he really couldn’t pull the trigger just because he needed his wife’s approval. supervisor will be out later on today to inform them on static.

Found the limit wasn’t plugged in properly and wasn’t sending a proper signal due to that. After hooking it back up system is running. Tested static and found it was failing at this time. A supervisor will be out to evaluate static.

Arrived to find flashing four again. Rewired blower motor to the high setting and made sure a new filter was in. Had a 55° temperature split between the supply and the return. System is heating at this time.
