Fantastic follow-up visit!

Replace 6’ of supply duct that runs into crawl space. When I was down there, I found that two Of the flex supply runs were saturated with water replaced about 6 feet on both. Added an 8 inch run from the drop to the floor joist panning

Upon arrival evaluated the duck in the crawl space and found it was heavily rusted. Checked static pressure and found that it had high static pressure. We will reach back out when we have a time for supervisor to evaluate static and replacement of the rusted ductwork.

Company returned Tuesday, November 7th, 2023 to inspect leak from work preformed previous day. Upon inspection technician found leak coming from Hot side stop. Tech removed stop and applied tape to ensure adequate seal. Thank you for choosing LBA Services.

When shutoff valve for humidifier was added to water line earlier this year it was installed past the isolation valve for the outside hydrant. Customer would like the two valves to change places so that she can shut off the water to her outside hydrant for the winter while allowing water to still run to the humidifier. Shut down water to home, drained water lines and cut out section containing the isolation valve for the outside hydrant and the add-a-line previously installed to isolate the humidifier. Rebuilt this section of the water line using 1/2” copper pipe and 1/2” pro press fittings. Included tee with dedicated compression style 1/4 turn emergency valve for humidifier and new 1/2” ball valve to isolate the outside hydrant. Turned water back on to home to test, no leaks found and new valves working properly.

Upon arrival I accessed the roof and noticed that the disconnect lever was spongy when shut-off. Confirmed that there was voltage at the disconnect however there was no voltage passing through it when the lever is in the on position. The unit was disconnect was left in the off position, all covers replaced and the diagnosis was relayed to both Mitch and John. The model number and serial number for this unit has been updated under existing equipment. There is also a slight nat-gas smell coming from the unit. I turned the gas off to the unit and also relayed this to the building supervisor. When the electricity is restored they will contact us for further diagnosis. The gas leak would have been addressed today however having a full assessment of the condition of this equipment’s functions should be available to the client before moving forward with any repairs due to the age and condition of the equipment. During this visit I installed a new thermostat. The unit resumed heating. The unit was checked the day before safety. There was a very large attempt to run new thermostat wire as the 24v control signal was exiting the thermostat but was not making it to the unit on the roof. During this process jumper wires were used as a last attempt to complete the R to W connection and the unit came back to life. The old thermostat was retained by me and will be brought in to Rick for further diagnosis as I have not seen this happen before. It is possible there was a loose connection that was remedied or removed before the jumper wires were used. Thank you, Jon

During this visit I discovered that the unit was not receiving 24v from the thermostat to the rooftop unit. Several attempts were made to use the unused t-stat wire for the heat circuit without success. The unit is 11 years old and the heat exchanger, blower motor and heat functions were checked and the heat functions did work when jumped at the unit. In addition to this the thermostat is a single stage thermostat that does not match the equipment since the roof top unit it serves is has both 2 stage heating and cooling. A new thermostat and new thermostat wire will be installed tomorrow. A second person will also be on-site tomorrow to help run the new thermostat wire. The repairs and thermostat install will occur under a time plus material ticket. Mitch agreed to this and is aware that we have not been able to function check the air conditioning functions nor the second stage heating functions at this time. Attempted to contact customer multiple times with no answer, left msg stating pricing for drain opening and callback number. Contacted once more, customer answered and stated he was on his way to the home but did not provide an ETA. Tech waited at home for approximately 30 minutes for customer arrival and contacted manager for instructions on what to do if the waiting period became too long. Manager instructed tech to pull away after 30 minutes of waiting on customer to arrive.

Arrived to do a dual performance maintenance. Started inspection outside and verified operation of all mechanical and electronic components of the condenser. Verified system refrigerant charge. Found that the system is low on refrigerant, meaning that the system has a leak somewhere. Moved inspection into the crawlspace and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Found that the blower wheel has a lot of dust built up on it and the evaporator coil has bacterial growth all over it. Performed a static pressure test and found that the system is operating beyond the rated maximum static pressure. Performed a camera inspection of the heat exchanger. Found that the heat exchanger is cracked and able to vent carbon monoxide into the home. With homeowners approval reached out to the office to have a supervisor come out and diagnose the systems high static pressure. The supervisor will also be
