Water heater heat shield filter
Found furnace with an error code #270 (soft lockout maximum tries no flame sense). Removed flame sensor cleaned and tested micro amps. The micro amps were erratic and not reading within manufacturers specifications. Home has two systems so I was able to swap flame sensors and test. Still had the same results. The circuit board on the furnace has an internal fault and needs to be replaced. System was installed Nov 2010. Need to call and check if warranty is still valid. Scheduled return visit for the end of day 22 Oct 2020
Estimates for short propane water heater and customer supplied water heater. All estimates include hauling off old
Checked both furnaces air filters, took heat rise on both furnaces, check the water panels in both humidifiers, check the functionality of both humidifiers, performed combustion analysis on both furnaces for oxygen levels to check for proper combustion air, CO levels to check to make sure the gas pressure was correct, And flu temperature to check for proper combustion, cleaned both furnaces flame sensors, pulled and cleaned both Furnaces burners, pulled and cleaned both furnaces blower motors, inspected the heat exchangers in both furnaces. Both furnaces and both humidifiers are working properly at this time.
Performed heating and air conditioner tuneup. Inspected air filter. Serviced humidifier and replaced water panel. Inspected all electrical components and electrical wires. Wiped down all electrical wires. Washed outdoor condenser coil. Searched for any gas leaks none present at this time. Performed combustion check on heat exchanger. System is running within manufacturers specs at this time. Left humidifier damper open and left humidistat at 35%.
Customers main line was backed up allowing sewage to back up through floor drain in garage. Customer has double clean out located in back yard one going towards the house to a buried house trap approximately 17 ft in then the other clean out going to the main sewer located approximately 90 ft out. Ran sewer machine out both ways multiple times hit main blockage approximately 7-10 ft in on the outgoing clean out and water started receding and draining out of line itself went ahead and ran cable machine out to the full 100 ft did not find any Roots or materials on cable itself. Did explain to customer about possibly jetting line with a camera inspection if issue continues. Drain is currently open and flowing properly at this time thank you for choosing lba and have a wonderful day.
Performed heating tuneup on furnace and mini split tuneup. Washed filters for mini split and checked temperature rise in heat mode. Washed outdoor heat pump on mini split. Checked operation of remote for mini split. Inspected all electrical components and electrical wires. Wiped down all electrical wires. Performed combustion check on heat exchanger. At time of arrival found a bird inside the combustion blower and charged an additional diag fee to remove obstruction. System is running within manufacturers specs at this time. Did not service steam humidifier at this time.
Today I completed your annual heating tune up. I performed combustion analysis and tested all safeties. I check you air filter and cleaned flame safety system. Everything tested as it should at this time
Upon arrival the customer wanted me to install a new over flow tube into the tank of the toilet in the downstairs basement bathroom. I informed the customer that we do not warranty the customer supplied parts and only the the work. Everything tested good.
Checked all operations in heating mode for both systems. Replaced both furnace filters with customer supplied filter. Customer takes care of humidifiers. Performed combustion analysis on both units and restored both units to clean condition. Both furnaces are operating properly at this time.
Upon arrival we camera the main line and fount it to be clear.

Upon arrival the customer had a main line that was backing up. I cabled the main line through the main line stack in the basement next to the water heater and about 25 feet out I got the clog. I ran out 100 feet and tested by running water. Everything tested good.
Arrived home Monday, September 21. Old water heater in basement utility room leaking from base. Replaced old water heater with new 40 gallon water heater. Installed new expansion tank and new cold water shut off valve. Turn the water back on and started new water heater. Tested all joints for leaks. Water heater is now functioning properly with no leaks. Water heater will come with 30 day company warranty. Thank you for choosing LBA have a wonderful day.
Upon arrival the customers water heater wouldnâ€™t stay lite and was 18 years old. I presented pricing on replacing the old 50 gallon gas water with a new one. After installing new water heater up to code I tested for leaks. Everything tested good
