Rob did a great job! He was extremely personable, friendly, polite and very thorough. He showed me evidence of my plumbing issue and walked me through it all explaining very thoroughly step by step-which I appreciate since I prefer to be educated about services that are required. He is a great asset to have to be the “face” of the company to homeowners.

Scott McKinley is the reason my system has had so many issues and several thousand dollars of necessary repairs even though it is only 5 years old. He sold us the complete system in 2019 which was apparently too big for our houses ducting. Which lba only told us was the problem last year and which we needed to pay even more to mitigate Now we need the heat exchanger replaced on the furnace which seems all part of the initial screw up on hvac sizing At the time of working on enlarging the duct work, I let the technicians know I was unhappy with Scott’s lack of expertise or understanding and really didn’t want to interact with Scott again. Last week we had the yearly inspection for the AC and Ren identified pinholes and cracks in the furnace heat exchanger so we scheduled someone to come out for a follow up Then Scott shows up for the follow up. I can understand if he’s the closest person to me geographically but I had already noted I was unhappy with the experience and presumed it would not be Scott ever again. Onto the specifics of the follow up: Scott looked initially at the furnace and noted water damage to which I responded along the lines yes the water damage is because you installed a system that was too big for our ducting causing the static pressure issues to which Scott a very non committal answer. He continues his inspection and comes out with “so do you want me to quote you a new unit” It seems Scott hadn’t even reviewed Ren’s report. I informed him that he was there to confirm the cracked heat exchanger and get the warranty moving along for that part. He went back to my furnace blaming Ren for not including enough information (unlikely since ren showed me the photos she had taken as evidence of the pinholes) Scott comes back and says we can do a warranty on the heat exchanger but that the labor will be $3798. Way overpriced, but at this point I want to be done with Scott and done with LBA in general

After checking the AC and furnace, I noticed that the split delta temperature was a bit low. Checking the condenser refrigerant level was at 0.9 subcooling when it should’ve been at nine. Compressor is also overworking itself. There’s definitely a leak somewhere in the system, which is pretty typical for something of this age. The furnace itself is operating flawlessly and all electrical components are operating well within manufactured specifications. The ductwork however, is extremely dirty and there are signs of microbial growth so I would like to clean the ducks and put a UV bulb with germicidal unit inside the transition to purify all air and kill all microbial growth.
Thorough comprehensive inspection of the house. A few shutoff could be updated. 2 10 year old water heaters with an expansion tank a piece. Downstairs guest shower valve could use updating. All things found were shown to the customer for her future improvements.
Installed new tstat System operating again
Went for an AC maintenance today. Changed the filter. Did a static pressure test, it failed. Temperature split between the supply and return duct passed. Evaporator coil is clean and rust free. Outdoor unit is very clean. Refrigerate pressures met factory specifications. Compressor and fan motor amperage passed. Capacitor passed as well. AC is up and running upon completion. Full system with water heater, UV light and humidifier
For this job, I performed routine maintenance on an AC and furnace. After checking the AC it’s clear that there’s a leak somewhere in the system. From our last visit till now, our pressures have all decreased by more than half and we should be at about eight sub cooling and eight superheat but we’re actually at 14.5 superheat and 1.7 sub cooling after checking the furnace and seeing the state of the heat condenser It’s most beneficial to replace the system at this time. Small repairs will only add up. The furnace is 16 years old and has other issues. The fan on the outdoor condenser unit is over Amping and it’s not even hot out so it will be really struggling once the temperature kicks in. And the inducer on the inside is showing signs of leaking and Revving quite high.
