Job #1 start time 1130-1250pm Shut off water to building and Removed shut offs and caped off lines for bathroom toilet as well as bathroom sink and kitchen sink valves. Turned on water to building and no leaks were present at this time. End t Job #2 1250pm start time end time 3:20 pm. I removed lead/cast iron San tees from kitchen sink & bathroom sink to be replaced with pvc San tees and fernco couplings tied into vents.
I arrive to determine filter number of ratings and which units had fresh air make upâ€™s. I have to fill out some sheets that theyâ€™re going to send and see if there any requirements. I also advised Allen to reach out to pro air for their balancing and circulation needs.

Performed heating tuneup on furnace. System is running within manufacturers specs at this time. Did not service humidifier at this time. Inspected all electrical components and electrical wires. Inspected air filter. Wiped down all electrical wires and burner compartment. Advised customer that a Carbon Monoxide detector is highly recommended and each floor of the house should have one.
Inspected water fountain for filter. No filter was found on unit. Installed filter outside fountain cabinet. Tested for leaks and proper function.
Performed cooling tuneup on air conditioner. Washed outdoor condenser coils. Inspected and replaced air filter with one off the van. Checked all electrical components and electrical wires. Cleared condensation drain. Checked temperature split inside. Checked refrigerant charge. System is running within manufacturers specs at this time.
At time of arrival customer stated that his refrigerant lines are freezing up. Turn system on check the charge the charge was good cleaned the condenser coil. Checked air filter air filter was clogged with a lot of dog hair, replaced air filter took temperature drop temperature dropped 20Â° return air was 76Â° supply air was 56Â°. AC system working properly at this time.
Performed light maintenance.
We preformed a scheduled light maintenance on five package units, two split system, and one mini split with two heads. All filters have been changed and all units are operating in cooling mode at this time.
Performed light maintenance on systems. All systems are running at factory specifications at time of departure. Nothing further at this time.
Checked the 12,000 Btu Ramsond mini split for the warehouse IT room for condensate leak. Found the evaporator frosting on the right side due to a low charge condition causing the condensate leak. Evaporator split 9 degrees. Added R410a and cleaned the condensate drain. Evaporator split was 20-22 degrees after repairs. Repairs were approved by Allen.
Performed air conditioner tune up and inspection. Washed outdoor condenser coil. Inspected all electrical components and electrical wiring. Found voltage enhancement system running below manufactures specifications, customer proceeded with replacing defective part using band aid option. Checked refrigerant charge and temperature split. Replaced air filter. System is running within manufacturers specs at this time. Customer was not interested in P3 membership at this time.
On arrival found that the capacitor for the unit had blown up. Internal issue with electronica enhancer. After informing customer of issue gave customer several options. Customer chose the Band-Aid option. Completed Band-Aid repair, after completing repair the air conditioner started off properly and was working to manufacture specification. After Checking running Amps on compressor motor and fan motor I found out the fan motor is operating higher than the manufacture recommendation at this time it is working.
Checked 3 ton Lennox split system for no cooling. Found unit low on refrigerant and also noticed oil on the right side of the condenser coil. Located leak with soap bubbles at condenser u-bend connected to discharge line of compressor. At this time the customer wanted us to repair leak instead of replacing coil or system. I recovered the remaining 8oz of refrigerant charge in the system. Solder hole close and pressure test system with nitrogen. The system held pressure for 20minutes, and no leaks were detected at solder joint. Evacuated system and recharged to manufacturer specs. The unit is cooling fine now
Customer had an open truck supply line in garage.I just did the debris as a plaza garage and set it to close customer did not want repair at this time. Adjusted garage damper. Supplies garage and two rooms
