Patrick was able to find out the issue and why my new furnace was not heating. They did it quickly and efficiently as always.
Installed a new HVAC system and explained everything when it was done. Went over the new thermostat they installed. Ask if I had any questions about the new system. I just wanted to make sure I was comfortable with it all.
Scott came out, reviewed my options on my furnace with the service tech. Once this was done came up and gave me my options and explained the difference in the options.

Explained everything they were doing during AC tune up, including showing me the readings on the cap on the AC unit and provided an estimate to replace. Talked about new member savings program.
Customer has water main leak in front yard, water main is 4’ft deep and need 45’ft replaced. Marked using white paint. Switching to supervisor tech to take over pictures posted to slack.
Completed full cooling maintenance. Changed all filters and cleaned coils. Mini splits I blew out with nitrogen. Tested all cooling functions and all are running as they should be at this time
Completed ac maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned up condenser coil. Airflow pressure is well over the max recommended airflow pressure. Compressor is starting up pulling 83 amps when the max rating is 70 amps. I noticed customer of current issues. Ac is running for now at departure.
Completed furnace maintenance and inspection. I checked all amp draws and components. I tested airflow and temps splits. I cleaned up flame sensor. Customer notified me that the furnace was not efficient and was racking up his bill. I looked further into that and found that the blower speeds were set too low which was causing the furnace to have to run all the time to heat the home. I fixed blower speeds and adjusted gas pressures to have a 50 degree temp split I stead of being at the max temp split of 65. I notified customer of adjustments and the furnace was heating the home much better at departure. After fixing the furnace issues my only main concerns air the ac and water heater. The water heater is 26yrs old and not in good condition. It has signs of leaks and the flames have back drafted. The ac is 18 yrs old and uses R22 refrigerant. This refrigerant is no longer manufactured as of January of 2020. Any repairs that would include refrigerant on this unit could be very expensive.

Out today to redo lavatory drain. Upon inspection determined that both labs were draining into same system, we will return tomorrow to perform work with proper scope. Thank you for choosing LBA Services!
Inspected leaking pipe turned over to supervisor
Came out here for a furnace tuneup upon arrival test static static was feeling take a look at the rest of the unit cleaned out flame sensor, replace filter. I noticed that the heat exchanger had a lot of heat stress call supervisor to come out to take a second look at static pressure supervisor is out now thank you for choosing LBA
1-30-25 Performed boiler tuneup on 1 boilers systems with 2-Burnham hot water boilers and air handler. Perform the following on both boilers. Blow out the burner ribbons Blow out the burner pilot assembly Tested the low water cut off safeties they’re working Check the circulating pump for any leaks or issues. pump is working properly. Both aqua stats are set at 150° and working properly Pressure was at 18 PSI The expansion tank in the ceiling. The side glass was completely full. This probably was causing the psi system pressure. I removed water from the tank. Got the system pressure to 12 psi, expansion tanks glass is currently at about 3/4 high. Air handler, I pulled the shroud from the blower assembly. Checked the bearings on the motor and the blower wheel bearings. grease both the motor and the blower wheel bearings. Look good properly alined, proper tension. Alan mentioned something about the air handler blower bearings were making some noise. However the noise was coming f
