Preformed maintenance inspections on package units, split systems and mini splits in heating mode, as well as boilers. The larger mini split has an issue with the circuit board where the condenser fan motor has to be jumped on all the time. I have to get prices for a 14 inch round damper for the break room, then I will send a quote for both repairs separately.

We finished the maintenance on the outside package units, and one furnace. We will have to come back Friday to finish the boilers and the air handlers. We also need to adjust an air damper.

Performed a furnace tuneup, humidifier tune up declined at this time. Performed an electrical test, 120 V stay stable and secure at ports at furnace and powering furnace correctly. Low-voltage wiring stable at board and thermostat. Communicating properly between the two. Performed combustion analysis, combustion motor is running properly and pushing carbon monoxide out of the house probably. Indoor blower motor test, indoor blower motor is engaging when board calling for fan to engage. Performed a safety check, all safety switches are working properly. Completely cleaned safety switches and recalibrated. Furnace is working to manufacture specification.

Upon arrival customer complained of sewer smell coming from kitchen sink, when she runs dishwasher. She was concerned that her sewer was backing up and causing this to happen, diagnosed old cast iron in unfinished mechanical room and a dry floor drain to be more the issue. Kitchen drain was backing up so I cabled the line and flushed gallons of water down it. Everything tested good.

Upon arrival found out the combustion motor was no longer working. Therefore not allowing the furnace to turn on. Called customer, customer approved gold package. Completely changed out and recalibrated combustion motor and pressure switches. Completely set the furnace to manufacture specification. Cleaned all safety switches and recalibrated. Cleaned out blower cabinet space and air movement motor. This system is now working to manufacture specification

I preformed a safety inspection on the heat pump the heat pump is working properly at this time. The customer states that sometimes the system will continue to run even after the thermostat has been satisfied or even manually turned off, causing the house to get very hot. The system has cycled off three times in a row properly for me. I suggest changing the thermostat.

Found insulation on the line set out into the evaporator to have a 1ft section that was separated and foam taped together. The tape had come unglued leaving a open crack just before the evaporator causing condensation to pool in he insulation. The condensation eventually poured out through the ceiling. I rapped both ends of the refrigeration lines with foam tape to create a air tight seal. This should prevent future condensation issues.

Cabled main line for the $88 special and the customer didn’t want a camera. Can’t warranty work that was done today.

Upon arrival the customers kitchen faucet had no water pressure at all. I took the head off and showed her the water build up in the head. I cleaned it out and put the head back on. The pressure was better but wasn’t great. I recommend that the faucet should be replaced and quoted her on a customer supplied faucet. Collecting trip charge.

Checked all operations in the heating mode cleaned out housing of furnace and performed a combustion analysis. Replaced furnace filter with lba supplied filter. System is heating properly at this time.

Checked all operations in the heating mode. Performed a combustion analysis as well as checking carbon and oxygen levels. Cleaned furnace wheel as well as furnace itself, furnace filter was changed at this time and system is operating within factory specifications at this time. Customer stated that they did not receive their air conditioner tune up which was done at this time. Checked all operations in the cooling mode. Checked all electrical components on the outdoor unit. Washed out the outdoor unit. System is operating within factory specifications at this time. Very nice meeting and talking to you.
