Arrived to complete gas leak repair. Shut gas off and uninstalled and re-installed 90 going into furnace cabinet. Leak tested lines coming from crawl space to furnace with soap bubbles and didn’t detected any leaks. Thank you for choosing LBA Services. Your technician today, Jake.

A drive way will be removed and all debris taken away. Will be graded for correct water flow away from the house. New driveway poured with a curb on the west side of the driveway. All warranty for driveway will rest on the subcontractor for one year which LBA will assist customer if that should happen to arise. Completed cooling tune up today. Temperature drop and refrigerant charge are in range. All electrical components tested in manufacturers specifications today. Cleared drain. Small gas leak at furnace cabinet. Will be returning to complete this repair. Washed outdoor coil. System had high static .80” on a .50” max. Design specialist came out to look into issue further. This is not changing the original contracts in anyway, this is an add-on or an addendum to the original contract. In order to make the sewer function properly after much work had been completed. It was discovered that there was additional things that needed to happen to make this flow and work properly for the customer. All of these things have been discussed with the customer in person as well as on this bid sheet 1. The main sewer line from the center of the hallway, where the mechanical room is, will be cut into to expose the sewer line. 2. The line will be rerouted to the right from the doorway at the mechanical room into the basement family room. 3. At this point, it will turn left to go out under the French door which used to be the garage door. 4. It will join up with the new exterior section that will be dug up from the curb to the French doors. 5. This will give you a brand new sewer from the city, tap to where it’s already been replaced in the mechanical room. As we discu

Service call bad capacitor replaced checked charge and static all passed no other issues.
The customer had no idea of appointment today. He needs three more days so I have another appointment set up for a month from now.
1. Excavate the street from the city. Tap to the driveway. 2, replace the city, tap and all of the sewer line from the cities line to your curb 3. Put the street back together according to industry standards and city codes. This is not changing the contract. This is just a addendum to the original contract an ad on. Scope of work has changed due to plumbing system installed in correctly upon construction. Customer currently working on additional financing. Job on hold for now.
Unit lacking freon r22 and condenser fan motor leaking oil, unit also has high static pressure lack of airflow. Cx would like a qoute.
Showed up to a call for no cool. Blower motor and control board both are badly damaged. And are cutting in and out of operation. Because of this the coil was freezing every time the motor was not operating the blower. I ended up replacing the blower motor and the control board which fix the problem. Everything is work before I left
Diagnosed a low charge on both of the two mini-split systems. They both had their refrigerant levels adjusted at 100% full open call for cooling. Arrived for a routine tuneup. System outside was showing refrigerant levels that were a bit low and it failed capacitor that I repaired. Inside unit was showing high static and was very dirty. This is due to the fact that there’s no filter on the system, and the system itself was manufactured in 1999 as supervisor has been called out to go over options to possibly lower the static add a filter to the system or replace the system entirely
Estimate for leak search on Rtu for lab 8/2/23-performed leak search, could not find any leak on circuit 1 or 2, most likely pin hole leak that is just now noticed after half charge is gone, will monitor on next visit
