Talked with customer about current issues and options. Husband wasn’t available over phone. Customers would like to talk things over this weekend. I gave them my number. I told them that this stuff needs taken care of before the systems starts breaking down on them and before the water heater pops open and floods the basement.
Arrived for ac maintenance. Static failed. Checked vents, dampers, changed filter. Still failing so scheduled supervisorAll electronics within range. Blower wheel very dirty. Evaporator coil, A Coil, and heat exchanger all very dirty. Temp split good. Capacitor and condenser good. Refrigerant levels within range. Cleaned outside coil
Checked all operations in heating mode and inspected furnace filter. Checked static pressure witch is failing at this time. A supervisor is being sent out to evaluate static pressure this afternoon. Inspected all electrical components we found that inducer motor is drawing high amps at this time and the blower needs to be cleaned we also found some heat stress on heat exchanger. We also offered a evaporator coil clean since the blower was causing it to get dirty as well. We brought these concerns to the customer. Customer wants to hold off and think about what they want to do.
During this visit I gathered photos, measurements and information on a side discharge packaged unit, a split system condenser and evap coil that is located above the ceiling and a mini-split system that serves one of their two server rooms. Drain Cleaning Service: Responding to a call about a clogged drain, our dedicated team swiftly arrived at the client's residence. Upon inspection, we identified a blockage in the drain caused by accumulated debris. Customer has an older to handle tub/shower valve that has been leaking for the past week. Noticed that there is not a pressure regulating valve at the main entrance. It is possible that the pressure has been getting higher at night time when there is less relief from city usage. Provided customer with multiple options to address this issue. Customer wants more time to make decision.
Did a tuneup on the furnace. The entire system is filthy a lot of dirt and dust buildup in the blower box and on the blower wheel. The air coil is full of microbial growth and dust. And the heat exchanger is caked in dirt and dust as well. System is in rough shape and heat exchanger Has a ton of wear and tear. It’s operating at this time but it will most likely go out soon. The AC connected to the unit uses an old type of refrigerant and is also in rough shape. Both the AC in the furnace are 20 years old .
2-9-24 Perform the winter visual check out and filter change. HVAC systems and boiler. Did find the laboratory rooftop unit has one bad heat exchanger. We replaced the first one last year I believe. Upon arrival checked all operations and electronics. Static was failing at a .8 on a .5 system. Hot surface ignitor was continuously pulling over 150 after system had cooled down. Found pinholes, rust, and a crack in the heat exchanger. Called in a supervisor to give an estimate on repairs.
