Installed a new HVAC system and explained everything when it was done. Went over the new thermostat they installed. Ask if I had any questions about the new system. I just wanted to make sure I was comfortable with it all.

10-23-25 Performed boiler check out see attached sheets
10/21/25 - Completed a full heating maintenance on six RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, all units were in good condition, they were all running well, and there were no issues found at this time.
10/10/25 - One RTU was replaced and the information of the new unit was recorded and sent over.
Replace the Lennox 20 ton package unit with gas heat for the Laboratory building. Price includes a 20 ton package unit with gas heat and economizer. Existing ductwork, curb, electrical disconnect, room thermostat and utilities will be reused.
9-10-25 Spoke to Will on site. We took a look at the boiler. He explained to me what happened and the two valves on the outlet side of the boiler that somehow got closed, which caused the relief valves to both pop open with the pump running not sure why they were closed. Currently, it’s 92° out. The system is shut off, pump are working . The pilot lights are out. I need to run the system, their maybe air in the piping, it’s way too hot to do that right now so I need to reschedule and do this during my other day and do the full tuneup on it.
Gave estimates for jetting and garbage disposal
Arrived to do a performance maintenance. Set system for cooling. Called office for uv bulb replacement. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Found that the fan for heating and cooling is collecting dust. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Determined the debris in the ductwork is spreading to the newer furnace and air conditioner. Air conditioning system is operational at this time.
Went for an AC call today. Changed the filter. Temperature split between the supply and return duct passed. Evaporator coil is clean and rust free. Drain is working properly. Outside system coil is clean. Refrigerant pressures are running at factory specifications. Compressor and fan motor amperage passed. Capacitor is weak and out of code. Going to bring this up next spring. Thank you for choosing LBA services!
Completed site survey and checklist with photos. 3 units are not working out of the 8 due to being stripped of all of it copper
