DATE - 26, July 2024 Performed whole home inspection, gave estimate for pipe repair Vitals: -Total Dissolved Solids: 171 cold, 201 hot -Water Pressure Static: 60 psi -Water Pressure Faucet Open: -Water Temp Setting: 132° -Water Temp Output: -Water Hardness: 6 -Water Quality: -Water Heater: 40 gallon gas, 2007 -Water Lines: copper -Drain Lines: pvc, cast Wear and Tear: 3 angle stops need replaced, 1/2” copper pipe for tub spout in hallway bath needs repair - After reviewing the entire house I went over everything with Debi to ensure they understood everything going on in the house and what could be done to address it. Solutions: cut out and replace bad section of copper in hall bath, replace 3 angle stops on various fixtures - Services done today: performed home inspection; gave estimates for angle stop replace and pipe repair; did not want the repairs done; was able to provide a bandaide fix for the tub spout Thank you for choosing LBA Services Your technician, mick ____

Came out here for an AC inspection. Upon arrival tested static static pressure was failed. Take a look at the rest of the unit I went outside for the AC took refrigerant charges. Pressures were perfectly within range as well as amps for the compressor and the fan motor were looking good capacitor for the unit was looking good no burn, pivot or cut wires within the unit to look at the blower. The blower was clean as well. Sprayed down the outside unit free of debris units up and running. Let the customer know that we will have a field supervisor out to retest in verify the static findings thank you for choosing LBA services. - Ramon

Upon arrival I began tohe AC tune up. First, I did a static pressure test. The manufacturer has your system rated for a maximum static pressure of 1.0 and my test showed it to be at .76 out of 1.0 which is at 76% which is great. I checked the running amps on the blower motor and it was within specs. The blower wheel itself is starting to have dust/debris starting to cake up on the blades and I recommend having it cleaned within the next 6 months to a year. I also changed the electrostatic filter with a new one the customer had available for me. I then checked the outdoor unit. The running amps on the compressor and fan motor were both reading within manufacturer specs. The refrigerant charge was spot on and looks perfect at this time. The temp split on the home is at 16 degrees which is good. Your system is cooling your home properly at this time. Homeowner opted to sign up for our new SmartAC Family Club Membership without the sensors at this time. He is aware if he changes his mind t

Customer called stating system not cooling. Customers previous HVAC contractor had installed system and been servicing and adding refrigerant annually as there is leak in system and they were unable to locate it. Found leak in condenser and evaporator coils. Turned over to field supervisor to finish advising customer.

Arrive to remedy and an inoperable system. Upon inspection of the system, found the furnace, circulating air and found the compressor circulating refrigerant. Performed diagnostic on the furnace and evaporator coil. Found that the furnace is very dirty, including the blower wheel, which is impeding his ability to move air. Found that the evaporator coil is caked with debris and is now acting like an air dam. Went outside and inspected the outside unit. Found that the outside unit is covered in debris and is unable to release the heat absorbed inside. Determined that the issue with the system is caused by the dirty condenser coil. Recommended having the system cleaned. Homeowner decided they would take care of that themselves.

Arrived for service call no ac checked furnace lot of condensation not freezing changed the air filter checked static passing cfm passing. Check components of furnace checked all working withing spec. Check condensation drain. Cleared it out checked temp split. Is 21. Temps look decent. Che led refrigerant levels and they are good. Looked throughout home all vents are not open. Very cluttered recommended he look into a duct cleaning as I think it’s contributing to his issues.
