11-27-24 No heat in Chris’s office. After locating which thermostats feed which unit and also marking the rooftop unit, at this point. I then found RTU #3 controlled by Chris’s office thermostat. This is one of new unit. Found W1 nor W2 thermostat wires were not landed on the terminal block in the RTU. This was the same and RTU #2 , which is out in the library I landed the wires, tested both units in heat mode All the heating elements are pulling 28 Amps and working at this time. RTU#2 thermostat wasn’t bringing on W1 the first time I tested it after trying it again. The thermostat did work.

During this visit the system that serves the board room was locked out on an “EE” error code. This error indicates a clogged drain, failed condensation pump and/or a water level sensor failure. The indoor cassette was disassembled to access the drain/water pump and float switch. The drain was opened and cleared on both sides of the drain using a shop vac. A new 3/4” fern was installed for the purpose of cleaning the drain. After the drain line was cleared water was used to flush the drain pan. The system was restarted and the water level sensor and the drain pump were both checked for proper function. While the system was operating I set the time and date on the kids library thermostat. (System #5). After the thermostat was set I returned to the board room to check for leaks and confirmed that the system is pumping water by checking the water level in the evaporator drain pan. In addition to this the humiditrol control valve was checked and it was found that there was not a change of pressure in the evaporator coil if it was energized or not. The blower compartment was also checked and the airflow was comfirmed. The Y1 and Y2 control wires (A/C) were removed from the system to prevent a high humidity and possible water leaking into the building from an iced over coil. This unit is the unit that serves the lobby and the main librarian’s office. The indoor fan is still functioning. While on-site for the hvac preventative maintenance two belts were identified as needing replaced. The Lennox unit closest to the mini-split had the indoor blower motor belt replaced. There were also not an emergency belt. An extra belt was left inside of the blower compartment for use in the future. The exhaust fan for the men’s restroom was also in need of a new belt and it was replaced with a belt that was on-site. There is an extra belt inside of the woman’s bathroom exhaust fan on the roof for an emergency repair if needed. Both the exhaust fan and the Lennox rooftop unit were checked again after the belts were replaced. Both repairs were successful. Thank you, Jon Tech notes: -misc is the price for belts

During this visit the rooftop units were checked and the filters were replaced. The units were cycled to confirm that they are operating normally. The east carrier unit had a condensate drain line that had been knocked apart and was reattached today. A Lennox unit (rtu #2) had the blower motor belt replaced as well as the men’s bathroom exhaust fan belt was replaced. The mini-split that serves the conference room had dripped condensation from the suction line insulation. The insulation to this unit was secured today. The mini-split, exhaust fans and all roof top units are functioning at this time. Thank you, Jon

The Carrier equipment was found in excellent condition at this time. All functions were within range. The Lennox equipment was found in solid condition with the exception of the unit that has lost 2nd stage heat due to a blown fuse. A service call is in fair order for both the fuse and the contactor. In addition to this the ax44 belt should be replaced. For the record there were no emergency belts on site. It is possible that they have been consumed. We should have at least two hidden away inside of the equipment. I will backchannel further notes via email on this visit. As it stands we can bill this out. There will be a service visit in the future with parts on hand and further attention to the wants/needs that were brought to my attention by Janet. For ref. 10-16-23 AC is not working in the great room Found the north carrier RTU not working. Unit did not have power to it. When I tested the incoming voltage it was all over the place acting like a partially tripped breaker. The circuit breaker is located in the kitchen storage room breaker #2 It was not tripped. I left the breaker off, remove the electrical panel for the disconnects switch on the unit. Found the incoming connections loose. Re-landed all incoming power connections.i Turn the power back on system is working at this time While on site, I checked the south great room RTU unit and also the kitchen RTU. They were also loose on incoming power, but they were working all three units. Income connections are tight.

9-1-2023 Checked all units for any defects there were none found, at this time. Changed all filters. Re configured thermostat schedule in kitchen area so that the unit starts cooling cycle sooner per customer’s request.
