I have been using Vern’s Plumbing since 1997 for both commercial & residential projects as well as service. They have performed everything from small jobs to major construction projects. Ran water from front lobby rest rooms from lavy sinks for a few minutes to test for any signs of a blockage, with no visible signs flushed both lobby toilets with no signs of blockage or main line stoppage Called tech out previously for drain line to ask about any other potential bathrooms or issues, he pointed out the bathrooms located in the studios not attached to the main hallway Repeated process of running water in both rear bathrooms as well, running the shower and lavy sinks while flushing the toilet however could not recreate the drain issue the customer was having Would like to return and possibly camera from remaining rear toilets, technician is sure there are no existing drain line issues at the time Running the camera will visually verify any remaining potential sources of a drain stoppage Met with carol and pulled manhole covers outside to verify flow of water from the building Noticed some general debris and buildup but water seemed to be flowing otherwise Told c

Cleared utility sink/washing machine/kitchen drain line with k50 sewer machine, all three fixtures are draining as they should at this time with no issues. The blockage showed itself at the utility sink first because the obstruction in the 2” waste line was located 10’ underneath the slab. Ended up retrieving tons of grease from the 2” waste line, highly recommend we return to clear the line with box jetting machine. Also noticed that the waste line for the washer and utility sink are both back grading towards the fixtures. Highly recommend we return to re-pipe the waste lines for both of these fixtures. Emailed copy of invoice and estimates to homeowners email.

Arrived on site and removed the toilet for access. Used K-60 machine with 11 sections of cable (approx. 165 feet) to clean the line from the toilet flange to the city sewer connection. Ran water through the system to check for backups—line is currently open and flowing properly. Conducted a camera inspection of the sewer line; line appears to need hydro jetting to remove buildup and ensure long-term performance. Removed baby wipes from the sewer line—client is advised to avoid flushing baby wipes as they can cause future blockages. Noted that the existing toilet is continuously running and leaking water. The toilet needs to be rebuilt or replaced. Two separate quotes will be provided: Hydro Jetting of the sewer line. Toilet Rebuild or replacement.

Replace old laundry valves to new quarter turn valves. Cut a hole under the laundry box and replaced both valves for customer. Was left a cover plate but customer is going to get the drywall patched

Snake the shower drain and put 15 cable from the drain to the main sewer and that is about 105 ft run water from the hand sink and the shower and also flush the toilet couple of time and took out alot of tampons line is open and clean job is complete

Customer had a drip on the laundry valve when opened. I tighten the packing nuts on both the hold and cold side of the washer box. Both valves are gate valves and are older and probably from when the house was built in 1992. Customer also has gate valves at every fixtures just not the two his and her sinks in the master bathroom. Left estimates to replace all the valves add an expansion tank and to do a rebuild on the Kohler toilet in the hallway bathroom
