Leak underneath the kitchen sink was coming from the stab fitting that’s located underneath the point of use faucet. Tried to get the line to reseat, but had no success. Point of use faucet needs to be removed or replaced along with the saddle valve that’s feeding it. Also, both cold side shutoff valves need to be replaced with quarter turn shutoff valves. Emailed copy of invoice and estimates to homeowners email.
Previous plumber needs to learn how to install a NF8 (vacuum breaker) the correct way. Bib started working as it should with no issues once the NF8 was tightened down correctly and the set screw was removed. Still recommend replacing the bib due to the age. Home also needs a 3/4” pp pressure reducing valve, this is required by plumbing code. Emailed copy of invoice and estimates to homeowners email. Applied 10% senior citizens discount to all repair estimates.

Troubleshooting hot water system, start with the addition of 1/2” pro press ball valves to attempt to solve cold water backfeed issues After adding ball valves we found no changes in the hot water, found two gate valves in the ceiling feeding the front side hosebib were mixing the hot and cold water, not allowing the units to properly feed the buildings fixtures
Flush the water in the back and wait into hot water was coming out in the kitchen sink

Roman tub leaks below, but was only used three months ago and appears to be a drain connection or tub jet seal connection, causing the leak only when fixture is used. Condo has water heater closet with main water shut off valve located inside. Homeowner would need to hire a contractor to cut out sections of tile on front face of Roman tub. This would allow testing to determine which part of the fixture is leaking down to the unit below. As a courtesy, I remove the handle assemblies and did not see evidence that the faucet is leaking from above the tub down below. I also snugged up over flow plate nut in case the water level rose above and leaked through.. And there’s no way to confirm without demoing tile or ceiling below, but it could certainly e the overflow gasket, which I tightened as a courtesy. Recommend having owner coordinate with person in unit below so the tenant of unit 204 can test the tub, and if no leaks occur then it is likely I fixed the issue during my initial i
