Install customer supplied pedestal sink and abandon existing 1 1/4” drain line so we can reroute the new drain to the 2” pvc vent located on the exterior wall of the home. New drain line is working as it should at this time with no issues. Existing pedestal sink has a crack in the base that’s leaking underneath the sink. Homeowner is going to purchase a new pedestal sink then contact the office so she can get back on the schedule. There will NO additional cost for the new sink install since I already bid the existing job high. Sent copy of todays invoice to homeowners email.
Existing pedestal sink is not plumbed into the sewer system properly. Existing 1 1/2” drain reduces down to 1 1/4” when it enters the concrete floor, cannot see where the drain exits after that point because there is no access to the crawl space. I have a feeling it just terminates in the concrete because I can pull the 1 1/4” pipe out of the concrete with ease. The only way to properly fix this issue is to abandon the existing 1 1/4” drain line and reroute the new drain to the 2” pvc vent located on the exterior wall of the home. Cut toilet stand pipe flush with floor and glued closet flange down. Allowed glue enough time to cure and reinstalled toilet. Tiled floor is not perfectly level and had to shim right side of toilet. Work completed.
Additional work needed to complete bathroom tub drain line installation. - once concrete floor was removed, we found that they back filled with large boulders below the floor, which we had to break out with a jack hammer. I am unable to back fill with these large rocks and no dirt. I will need to bring in additional gravel to fully backfill the ditch so concrete can be replaced. - the sanitary sewer piping for the toilet which we were going to connect to for the tub drain is entirely encased in concrete. I am unable to salvage this piping and connection to it. This piping will need to be broken out and a new sewer line brought in from the outside. This additional work will require the removal of a bush on the left side of the home, hand digging to expose the existing sanitary sewer, removal of sanitary sewer going into the house for the toilet and a new PVC sanitary sewer installed for toilet and tub. --- This estimate is for the additional work involved to finish the tub drain inst
Concrete break up and removal for the installation of a new tub waste and overflow, tub drain piping and connection of new piping to 4 inch cast iron piping at toilet. - This work to be done for a right hand drain tub, currently they have a left hand drain tub installed. - Concrete shall be poured back into place once work is completed. Installation of a new complete waste and overflow for 2nd floor tub. 10/28/2024 Broke up concrete floor for the installation of new tub waste line. Was unable to finish quoted work done to waste line being completely encased in concrete. This changes the scope of work. An additional estimate has been sent for the additional work that is needed to complete. Once estimate is accepted, we will return following day. Cleaned up work area and hauled off spoils.
Ran call for low/fluctuating water pressure in guest. After some investigating I discovered a whole house spin down filter that was completely packed with blacked sediment. Flushed filter out until filter housing was completely clear, the home now has a adequate water pressure. Homeowners need to start flushing this filter out once every three months or if they ever notice a water pressure drop in the home. Existing well system was installed by Appleton Campbell around 2 years ago, system is operating as it should at this time with no issues. Technician arrived and used sanitary sewer camera to Visually see where sewer from toilet exits home. Sanitary sewer from toilet leaves house through the same wall toilet sits against. Estimate will include concrete break up from adjacent wall under tub to toilet wall. New waste and overflow, new tub drain waste piping to connect to vertical waste line catching toilet. Removal of spoils and replacement of concrete floor. - looked at 2nd floor hall bath tub that is leaking at the overflow gasket. Tightened over plate down since it was loose. New gasket is going to be needed to resolve leak when water hits the overflow plate.
Tub drain is not operating as it should at this time, drain needs to be cleared out with electric Milwaukee snake. I cannot not guarantee that this will fix the issue, it’s a good start. Attempted to clear tub drain with electric Milwaukee hand snake but had no success. Me and Matt need to together so we can give the homeowner a proper bid on replacing the 1 1/2” galvanized drain line. Line is located in the slab and exists through the side of the side of the home. Went to install supplied 3 handle lavatory faucet in guest house, but had some slight issues along the way. The homeowner only purchased the faucet trim and not the valve body assembly for the faucet. Unfortunately I did not notice this until I had the existing faucet already removed from the vanity. She ordered the rough in assembly today, it will be at her house by tomorrow morning. Will return tomorrow afternoon to complete lavatory faucet install. Install new toilets in both main level bathrooms in the house, 2 toilets I’m the guest house, 2 kitchen faucets in the main house, air switch for garbage disposal in the main house, shower valve/trim in master bathroom shower, 10 emergency shutoff valves in both homes, 2 strainer baskets in main house kitchen and new top mount sink in main house powder room. Vern’s plumbing has a standard 1 year warranty on all labor Day 2- install 2 shower heads, shower valve, wire up the air switch, replace 4 emergency shutoff valves in the main home and install deeper strainer basket at kitchen sink. Had plans on replacing the emergency shutoff valves in the upstairs hallway bathroom as a courtesy but whoever installed them left no room and I can’t reuse the existing gold nut because my shutoff valves are chrome. Jamie does not want drywall removed if it’s not necessary, valves are working just fine at this time. Temporarily installed chrome Pfrister shower heads. Will have to return to install br
