Replace outdoor frost proof hydrant. Removed old silcock because it eas leaking. Replaced with a 6 inch frost proof hydrant. Tested and checked for leaks and everything is working as intended. Customers bathroom has a soaking tub faucet that is leaking Customer is going to call us back after Kohler sends out the part

Customer needed vanity sink cleared upstairs in the 2nd bedroom. Cleared the line with the cables pulled back lotions and hair. Removed the stopper as asked by the Customer. Tested and checked for leaks and draining and the vanity sink is working as intended. Customer did not want inspection today

3/4” galvanized water line going to the home keeps freezing during the early morning hours, once the galvanized line was Unthawed water was restored to the home with no issues. Homeowner will be going out to Lowe’s to today to buy a space heater for the well pit, this should prevent the lines from freezing in the future. He will contact the office if he has any issues installing the heater himself. If this does not fix the issue I sent him an option for Vern’s plumbing to return to install heat tape and insulation around the lines in the well pit. Also emailed an option for us to replace/abandon the existing galvanized water line and install a new 1” black poly water line. Emailed copy of invoice and estimates to homeowners email.

Homeowner is saying that the home loses water and when this happens he has to go out to pressure tank to engage the contactors on the switch himself. Once he engages the switch water gets restored to the home. From my experience it sounds like a piece of debris is stuck in the brass nipple for the switch, the pressure switch has a bad bladder, the 1” galvanized going to the home is freezing or the well is running out of water. Since water gets restored to the home as soon he engages the switch I don’t believe the line is freezing or the well is running out of water. Existing pressure tank was just installed 5 years ago when they converted the system from a jet pump to submersible. The contactors on the switch looked brand new, but the bladder in the switch could’ve been ruptured. Ended up getting rid of the existing 30-50 pressure switch and installed a new 40-60 pressure switch. Made sure 1/4” brass nipple was clear of all debris before I installed the new switch. Existing well

Rear hose bib is free spinning. Bib needs to be replaced and a shutoff valve needs to installed so it can be properly winterized during winter. Homeowner was blown away by the price. He will contact other company’s to get there opinion/pricing on the situation. Also offered the free whole home inspection while I was onsite, he did not want it performed at this time. Sent copy of todays invoice/estimate to homeowners email.

Existing 20 gallon pressure was water logged and the switch was completely melted which caused the no water issue. Upped the pressure tank size to 65 gallons since it’s supporting multiple homes and hydrants on the property. Installed new 65 gallon pressure tank with new tank tee kit and main water shutoff valve, system is now working as it should. Also installed new woodford frost free hose bib in the home that has the garage attached to it. Told Lisa to give us a call if she has anymore issues. Pump depth- 700ft Pump size- 1.5hp Amp draw- 9.8 Sent copy of todays invoice to Lisa’s email **Cannot cash the check until 12/1/23, she’s still waiting for the money to transfer to her man account.

Here to inspect water pressure issues. Determined waterlogged pressure tank. Returning immediately to replace failed pressure tank Completed pressure tank and tested with no issues except pinhole on nearby cold pipe. Made complementary repair but will test water and email water treatment recommendations. Office to call to collect payment via credit card Water test results Iron - .2 ppm TDS- 76 ppm Hardness- 5 gpg Ph- 6.2 No visible iron bacteria. Recommend installing impression sanitizer - this is a combination water treatment system which treats hard water, moderate ph issues and can remove low levels of iron, sulfur and manganese. In this estimate, we will also include a downstream 10” x 4” whole house filter assembly with an activated carbon filter cartridge.

Inspected home with backed up sewer. Located the septic solids tank and the pump tank. Located circuit in panel and power was still on to pump and had not tripped. Located septic control box in backyard on rear wall of home. The sub-panel inside control box with 2 circuits were turned off and pump switch was also in the off position. Both tanks were full so I turned on the pump power to empty the liquids. Advised homeowner to contact builder and septic company to have tank flushed out and provided estimate to snake sewer line
