Arrived on site to provide a second opinion on the status of the HVAC system, I went into the attic and opened an examined the air handler. I confirmed that the motor is running and operating properly, I did note some microbial growth build up in the drain pan which is normal for a 20-year-old system. I informed the homeowner that we could spray the pan and clean up as much as possible to eliminate that in the future. Confirmed that the condenser was running, noted that it is cooling and the temperature in the house was at 73°. It appears as if the condenser coil was not cleaned when they had their maintenance performed by a different company a few weeks back, we will send a maintenance tech back to clean the coil for her at no charge. Overall the system is operating and cooling properly, it is older but appears to be in good condition at this time. I do not believe that they are in need of a new system at this time.
