Arrived onsite for ac maintenance on 1 system . Changed 12x24x1 filter. Turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside unit, measured pressures for R22 at 60/90psi with 21 degree sub cooling with outside temperature at 43degrees. Measured temperature drop at 16 degrees. blew out condensate line. Performed efficiency test utilizing MeasureQuick. System running but may be slightly low on refrigerant.
Arrived onsite for AC service call. Performed Diagnostic. Found no power to the condenser unit. Went to circuit breaker panel. Found the AC breaker tripped and loose. Turned breaker to on position and continued AC diagnostic. System seem to run fine. System electrical in good shape no over amping. Refrigerant level seem good and cooling is good. I believe the issue is the loose AC breaker in the panel is tripping itself. Recommend an electrician perform diagnostic on the panel.
Installed new Fujitsu 2 ton condenser 3 Port. Installed ductless wall hung fujitsu 7000 BTU. Installed ceiling register ductless head 18,000 BTU for server room. Ran line sets half inch and 3/8 and quarter inch Ran communication wire . Mounted condenser on wall with wall bracket. Perform pressure test and performed vacuum under 200 microns. Electrician needs to return and wiring condenser then we could come back and start system.
Drain Down / Refill Boiler - Drain the water, refill and bleed out the air. Some repairs on a hydronic heating system requires the water to be removed from the system. Once repairs are made it is important that all air be removed from the system to prevent the pipes from banging and so that the radiators heat completely and efficiently.
Received a call that a couple of the offices on the first floor are complaining that it is getting too hot, I believe that part of the issue is that the boiler is now oversized for the amount of space that it is heating. I made an adjustment on the heat timer panel to drop the space temperature by 1°, I also sent a video detailing how to make further adjustments to Chris in case we need to drop it another degree or so. If this does not remedy the situation, we will then need to look further into the steam valve or location of the existing thermostat for that zone for better control.
Basement Furnace: turn heat on and confirmed operation. Brushed and Wiped down furnace blower cabinet and gas burners. Burners fired and are in good working order. Changed filter 16x25x1 provided by climate plus. Checked electrical.. Measured 60 degree temperature rise. Blower fan has layers of grime and dust which is affecting efficiency. System is operating as it should however should consider upgrading for reliability and more efficiency.

Arriving in the evening, a customer mentioned assigned parking across the street. The appointment may run late, but the tenants will be available after 5pm. The property belongs to Alicia, with tenants reporting an issue of cool air blowing instead of cold air from the unit. The unit was installed only 3-4 years ago.
