Arrived onsite for noise from the boiler with pipes shaking. Turned on thermostat and confirmed operation. Found the temperature gauge over high limit at about 20 degrees. Manually opened all zone valves. Checked return pipes on all 5 zones. Only felt heat on 3 of the five zones. Zone for back basement rooms and zone for the family room were not heating. System felt like there may be a water blocking or significant sludging inside the boiler section which could be trapping heat and causing the overheating. Observed two failed air vents. Recommend upgrading to spirovent to improve air elimination. Recommend adding two 1 inch isolation valves to the supply to isolate boiler and isolate expansion tank. Observed leaking 1/2 ball valve. Did not observe a back flow preventer to stop dirty boiler water from entering domestic drinking water supply. Homeowner would like to have an estimate to upgrade the boiler.
Arrived on site for heating issue on second floor. Zone is heating without thermostat calling for heat. Found the zone control motor is broke and not controlling the valve. Replaced the motor control unit. System is operating as it should. Note the valve portion seems operational. If that has to be replaced it will have to be cut out of piping. There are also two isolation gate valves leaking. Tighten the valve and did not observe anymore leaking. If we have to change the zone control valve, it makes sense to change the isolation valves as well. This will require a drain down of the boiler.
Performed the maintenance for both furnaces, checked all motors, controls, and safeties. Started up and cycled the furnaces, checked gas pressures and performed a combustion test on each furnace. The second floor furnace seems to have an issue getting gas across the crossover tube and not always allowing burners two, three, and four to ignite, I'm going to call technical support to see if there is any type of a service memo on this. As of this time both furnaces are operating and working properly.

8-9AM Arrival; Comfort Club 1C- Maintenance. There is a polarized filter mentioned in last maintenance, but I do not know what size. Customer inquired about partner plans, and ultimately decided against it. They are curious about warranty info. I told them I don't have access to it, and that you might, but if you did not it would just be a simple message to Joe and that we would get them an answer. **FOUND A NOTE: FROM 9/19/23 "Concluded to hold off on heating maintenance but is looking for upgrade after they are done paying for their child’s college tuition; in about a year." maybe worth bringing up?
