Started with the court room located in the basement. Turn heat on and confirmed operation. Changed 16x25x1 filter provided by customer. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. No visual impingement detected. Checked electrical. Cleared condensate line. Cleaned and Measured 2.0 micro amps on the flame sensor. Measure temperature rise at 30 degrees. System is operating as it should.
Arrived onsite for no hot water from high efficiency combo boiler…observed code 603. Performed diagnostic for clogged condensate and blocked flue pipe. Checked all area of condensate drain pipe. Poured water and confirmed proper elimination of water. Upon start up hearing gurgling noise. Contacted manufacturer Tech Support performed trouble shooting. Removed flue exhaust pipe and was able to get system to fire up without gurgling. Customer mentioned the rood was recently replaced. Went to the roof inspect exhaust. Checked attic and found pitch of the flue pipe was creating water trap and not allowing flue gases to escape.
Arrived on site for no Cooling. Air handler turns on. When on the roof to see if the condenser was running, it was. Make sure the filter was clean. Went up to the roof to check out the pressures on the condensing unit. The pressures were below unit is basically empty. The unit is a R22 unit. Inform the customer at the unit was empty, customer said they would like an estimate from joe.

Arrived onsite for ac maintenance on 1 system. Asked customer to turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside coil, measured pressures for 410a at 111/209psi with 12 degree sub cooling with outside temperature at 60 degrees. Measured temperature drop at 17 degrees. Cleaned evaporator coil and blew out condensate line. Changed filter provided by the customer .System running as it should
Performed maintenance on all heating systems. Changed all filters and confirmed operation. Clean condensate lines on the high efficiency system. Measured temperature drop. All systems working as they should.
Arrived onsite for maintenance for one NTI High Efficiency gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. System working as it should.
