Afternoon Arrival; Customer will be in call between 3-4 pm: but we can arrive within that time, just can't touch base with her until after. Last time we told them that they need a leak test and refrigerant. She wants to know if she can get a quote on how to "Maximize her current system" I think she is saying this to try to avoid replacement, like she'd rather go with whatever the repair is. Sounds like she had another company come out and do some work for her that she didn't think was very honest work.

Arrived on site for maintenance. Upon arrival customer said it has been no issues with the unit as of late. Turned on the unit to see it running fully functional. Customer had no filters on site for me to swap out. Went outside to the condenser and full disconnect to serve the condenser safely. Wash the condenser with chemical from the outside.

Refrigerant is used in an air conditioning system to help create the cool air and remove humidity. Due to leaks, system repairs or annual testing additional refrigerant may need to be added.

Arrived on site for no cooling. Went to go turn on the thermostat and send it to a low temperature to keep the unit running. Went outside to go check on the condenser the condenser was not running. Hoping up the wiring for the condenser and notice of the capacitor was puffed up. Replace the capacitor with a turbo capacitor and the unit started running again normally creating Cooling inside. Customer acknowledged and signed off.

Arrived on San Bruno cooling, replacing blower motor. Once getting on site went to the Attic the air handler. Made sure the unit was shut off to be able to perform on the unit safely. Opening up the panel the unit and unscrewing the screws that are attached to the casing. Took out the blower motor and separated the blower motor from the fins/casing. Took the fins and casing outside to spray down with chemical and water. At the completely cleaning the casing of the blower motor with the fins make sure they were completely dry before putting it back together and bringing it back up to the Attic.

Arrived onsite for cooling issue; system randomly freezing up. Performed diagnostic. Check 410a refrigerant levels; possible low charge issue. Also sub cooling fluctuating. Low high-side pressure. Lower liquid line pressure. Charged unit to nameplate manufacturer requirements. Sub cooling stopped fluctuating but is on the high side of acceptable.

Repaired lineset leak. Performed pressure test and evacuation. Brought system down to 675 microns. System would not hold negative pressure. Recharge with 10 pounds. System cooling but not well. Only 14 degrees temperature drop. 82/68. High suction pressure. Low head pressure. 150/300. Low superheat low sub cooling . Indication of a restriction or failing compressors.

Arrived on site for no Cooling. Customer turned on the unit when I arrived, the condenser outside was humming loudly. Sound like the the compressor was working but the fan was not spinning. Unplug the disconnect and open up the wiring for the condenser. Check for voltage and amps everything was fine checked out the capacitor that was pretty rusted up on the top but it was fine. Every component was working good except for the fan. Notice that the fan has a thermal protection, rang up the hose and tried calling it down for about 5 minutes with water.

Arrived on site for maintenance. Both units were running normally upon arrival. When inside to the basement for the first floor AC air handler. Inserted temperature probes to check the temperature split which peaked at 17. The unit uses R22 for the refrigerant and also the metering device is a txv. Change the filter which is located behind the AC on the bottom. Went outside and washed down the condenser unplug the disconnect from the condenser to work on it safely and took it apart to wash it down with chemical and water. After washing the condenser with chemical and water put the condenser back together and plugged in the disconnect to start it up. Condenser started up normally and proceeded to check pressures which were good. Went up to the attic to look at the air handler. Customer stated that they change the filter for the second floor.
