Gerry and Cody came to do work in my office and they not only installed the new part without disturbing my office but they cleaned up afterwards. They were helpful, explained everything and so very professional! so Glad I called Climate Plus and these gentlemen showed up!

7:30-9am arrival: Boiler is at office
customer signed up for partner plan while tech was there- took off diagnostic
11-12am Arrival; 5 RTU maintenance (6) 24x24x2 (5) 18x24x2 (2) 14x25x1 (4) 15x20x1 Cost is based off of last seasons maintenance. **I SPOKE TO FRAN, SHE SAID THE ACCESS TO ROOF WILL BE UNLOCKED AND SHE WILL SEND HER MAINTENANCE MAN TO MEET YOU
Arrived onsite for ac maintenance on 1 system . Turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside coils, Measured temperature drop at 19 degrees. Cleaned evaporator coil and condensate line. Tenant changes the filter. Tenant mentioned roof leaks into the ductwork. Did not observe signs of water damage. Also did not observe damp or mildew smell from water. System running as it should.
Arrived onsite for ac maintenance on 1 RTU. Customer not home. Confirmed operation of the system. Checked all electrical. Chemically Cleaned outside coils. Cleaned evaporator coil and condensate line. System running as it should.
Performed dryer vent cleaning as part of Elite Partner Plan. Homeowner will look into duct cleaning after building renovations are complete. Also will look into upgrading to an on demand tankless water heater. Currently has an electric tank water heater in a closet.
Arrived on site for heating maintenance. Changed all the units filters and checked the belts of all units. Filters were changed for fresh new filters Felts were good and secured. Blew out the burners with CO2 cartridges, clearing gas pathway. Blew out all the p traps of all units. Located one of the units inside the crawl space that is behind the amazing saving sign, noted the filter size. After changing the filters for all units went into the store, was led to the thermostats by the store manager, Dave. Set all thermostats to Heating to see the units operating normally. Went to the roof and units were not operating. One of the units is completely dead, it's the unit for this to the back on the left side if you were standing in the entrance of the store. The unit on the left side from nearest to the entrance of the store does not do heating, gas line is shut off, manager says it stinks the store with the smell of gas.

Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Observed significant rust on the burners; looked for leaks but did not observe a leak. homeowner stated they had water issue in the past. Performed a visual inspection of all electrical and inspected all external water components such as automatic water feeder, fill valve, backflow preventer and pressuretrol. Did not observe discoloration in site glass. Confirmed water level on site glass is within specification. Confirmed site glass valves are operational and opened. Confirmed everything is operating and heating properly at this time.
Arrived onsite for maintenance for one gas fired steam boiler with hot water scavenger loop to the basement zone. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as automatic water feeder, fill valve, backflow preventer and pressuretrol. Cleaned the pigtail and site glass. Confirmed water level on site glass is within specification. Confirmed site glass valves are operational and opened. Confirmed everything is operating and heating properly at this time.
Arrived onsite for no AC service call. Had customer turn on thermostat yo cool. Inside air handler began blowing. Went outside and the condenser did not come on. Performed diagnostic. Measured signal to the Contactor but no measurement in the common side. Checked and confirmed low and high pressure switches are closed and passing voltage. Checked air handler and confirmed cooling signal to condenser. Confirmed signal from condenser board to Contactor but no common signal back to the board. Confirmed fault in voltage distribution system. Also measure low 410a coolant. Homeowner elected bandaid repair.
Arrived onsite for ac maintenance on 1 units. Turn AC on to confirm operation. Changed polarized filter. Turned off humidifier. Checked all electrical. Chemically Cleaned outside unit, measured pressures for 410a at 108/107psi with 10 degree sub cooling with outside temperature at 74 degrees. Measured temperature drop at 20 degrees. Cleaned evaporator coil and blew out condensate line. Performed efficiency test utilizing MeasureQuick. System running as it should.
Arrived on site for heating maintenance, Customer stated no issues with the unit. It turned on all three thermostats to Heating and set to 80 to kick on the furnace. Furnace kicked on normally. Turned off thermostats back off until about the panel of the furnace. Checked every hose connection in the furnace notice two connections slightly on, pushed connections further in and made sure for secure fit. Flame sensor was slightly off put with a loose screw, screwed in the screw for a tighter connection, flame sensor was still a but off but fully functional. Turned on the thermostats while having the furnace off, went to the basement and turn the furnace back on and see it kick on with the flame sensor unplugged. Furnace did not stay on, confirming safety of the unit. Blue out the drain line of the Furnace with a CO2 cartridge. The pellets of the high efficiency furnace are in good condition still and so is the filter.
Arrived onsite for maintenance for one gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Found fault in the pressure safety system and pressure monitoring system. Also; found fault in drain valve. Will provide an estimate for repair.
Arrived on site for heating maintenance. Changed filters of outside unit. Cleared condensation line. Inspected belt condition, belt is tight and secured. Condition: Good. Went inside and turned all thermostat to heating. Went to both furnace inside the building. Changed both AprilAir filter. Cleaned flame sensor on both units. Inspected unit's wiring, Condition:Tight and secured. Both units ran normally and safely. No gas leaks detected. Flame/combustion runs good. No uncontrolled fire movements. Put both units back together and unit came back on normally. Return the temperature back to how it was on the thermostat.
