Recover the refrigerant from the existing system, removed the old condenser and condenser pad, removed the air handler from the attic along with the old drain pan and old train assembly. Installed a new air handler and condenser with all associated accessories including new drain pan and condenser pad, a new easy trap, and a new T6 Wi-Fi thermostat. Performed all the required refrigerant and condensate piping connections, performed a nitrogen leak test on the system and confirm that it held nitrogen for 30 minutes. Evacuated the system to 263 microns and performed a 30 minute decay test, the system is holding vacuum and is tight. Open the valves and start it up the system, checked operation and confirmed that it is operating properly.
Received a call that water was leaking through the ceiling, upon arrival I found the ceiling by the archway from the living room into the kitchen was sagging and there was also water running down the outside of the house. Set up a ladder and looked outside and found that the emergency drain does not extend into the gutter, it is just draining into the soffit. We will need to extend that to properly hang over the gutter as per code. Also found that the drain was clogged and water was flowing into the emergency pan.
Arrived on site for a tune-up. Customer stated upon arrival that the unit would not keep up with a hot days, some days thermostat reads 86 and does not lower than that. Enter the Attic to inspect the cause of the unit and notice a good amount of bacterial growth growing on me evaporator coils. Sprayed down the coils with non rinse evaporator spray. Check the blower motor and a Glides smoothly while it was off. Turning it back on and went outside to the condenser, connection was running normally. Disconnected and the disconnect plug of a connected to operate it safely. Put in my temperature probes inside the house and washed down the condenser with chemical and water. After washing the condenser down hooked up my fuel pieces to check the pressures of the condenser. Subcooling was reading zero and superheat 20. Offer the customer to recharge the unit up to 3 lb of refrigerant and customer accepted. After recharging the unit some cooling Peak that five while Super heat was around 4.
Arrived onsite for ac maintenance on 1 system. Asked customer to turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside coil , measured pressures for 410a at 189/240psi with 0 degree sub cooling and 2 degree superheat with outside temperature at 90 degrees. Measured temperature drop at 6 degrees. Performed efficiency test utilizing MeasureQuick. System running but not cooling well and constantly running.
Arrived onsite for ac Tuneup on 1 system. Asked customer to turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside coils, measured pressures for phased out R22 refrigerant at 68/240psi with 27 degree superheat with outside temperature at 90 degrees. Refrigerant is used in an air conditioning system to help create the cool air and remove humidity. Due to leaks, system repairs or annual testing additional refrigerant may need to be added. Air conditioners are sealed systems and if refrigerant is leaking
Seasonal maintenance for (1) split system up to 5 ton cooling capacity, either roof or ground mounted Includes replacing of standard fiberglass air filter (pleated higher performance filters can be added at an additional cost) , includes replacing blower belt (if applicable), grease or oil bearings, chemically clean the condensing unit, clean the condensate drain line, check operation of all safety devices, check operation of operating controls, check all motors, compressor and refrigerant charge, visual inspection of the duct system.
Perform the maintenance for one air conditioning system, the homeowner had already replaced the air filter and it was in perfect condition. Open up the air handler and found a bunch of growth building up on the insulation under the blower housing. I sprayed down the interior of the cabinet and wiped all the build-up away, I inspected the evaporator coil and the drain line and both are in good shape.
