Arrived onsite for cooling maintenance. Changed all filters. Checked electrical and belts. Spayed down coils with non rinse cleaner. Used control board to test run the system. Observed outside temperature sensor error which could be due to the outside temperature. Customer mentioned E4 error code on Trane proprietary thermostat. Customer would like this to be fixed this season. Will require contacting Trane customer support.
Perform the maintenance for the five mini split systems, unit number one is the new Friedrich unit that we recently installed. Confirmed operation of the indoor units and the outdoor unit and confirm refrigerant charge, the system is operating properly.
Received a call that the second floor baseboard heat was not operating, upon arrival we found that the baseboards were cold but the pump is operating. There are no bleeder valves downstairs to be able to purge air from the system, I was able to access several air vents between the second floor and the attic and between increasing the water pressure in the system and getting the air vents to manually bleed out we were able to get water flow. There is still a significant amount of air that will need to be bled through a proper removal system, but for now the heat is running and operating.

Remove three ductless heads. 12,000 BTU remove 3 ton 36,000 BTU condenser installed new Frederick's three ton condenser with three Fredericks 12,000 BTU heads. Everything is operational like this time
Arrived on site to check out the boiler for a lockout occurrence. The boiler is running and staying on now that it is colder out and all of the pumps are running. I put together a material list and will provide pricing to correctly pipe the boiler with a primary secondary setup to maximize the flow through the heat exchanger.
Arrived onsite for maintenance for one gas fired high efficiency boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed heat exchanger cover. Cleaned heat exchanger. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Clear condensate lines. Confirmed system is operating and heating properly at this time.
Installed new neutralizer pellets for condensate pump system.
The acid neutralizer media should be replaced annually to ensure it functions at maximum capacity. Over time, the media absorbs acid and loses its effectiveness in protecting the plumbing waste system. We strongly recommend yearly replacements to maintain optimal performance.
Air conditioning maintenance. Two condenser units that were installed in 2022 were thoroughly checked for any signs of wear and tear. There were no issues found with the units. The customer was pleased with the service.
7:30-8:30 Arrival; Timing is flexible just need to communicate with customer, Gary, if anything changes. Maintenance on all units, customer mentioned it may be easier to start at this location. He said that parking might be strange this day until about 10:30 with town parking rules.
