Arrived onsite for ac maintenance on 1 system. Asked customer to turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside unit, measured pressures for 410a at 110/260psi with 12 degree sub cooling with outside temperature at 74 degrees. Measured temperature drop at 20 degrees. Blew out condensate line. Changed 16x24x1 filter provided by homeowner.Performed efficiency test utilizing MeasureQuick. System running as it should.
The pressure relief valve is a factory set safety device meant to safely release the water pressure when it reaches limits. Connected to a drain pipe the valve releases the excess pressure away people in the area.
Arrived onsite for heating issue. Customer noticed the furnace flue pipe running hotter than normal. Also, notice water from the drain line for the humidifier and combustion drain. Performed diagnostic. Found the system running as it should. The flue pipe is at 415 degree which is on the higher temperature side but within manufacturer’s requirements. Temperature rise of the system is 50 degree. Also within manufacturers requirements. I added foil tape to the flue seam where the previous tape was. Observed upon entering the water heater dripping from the pressure relief valve. Also confirmed the expansion tank is bad and full of water. Will provide estimate for repair. Also, Recommend having a chimney company perform an inspection to see why the flue pipe is hotter than normal.
Homeowner was concerned thermostat was not properly reading ambient temperature. Measured room temperature at 73-75 degrees with thermostat reading room temperature at 71 degrees. 2-4 degree difference is an acceptable variance.

Arrived onsite for heating maintenance gas fired furnace with humidifier and UV bulb replacement. Basement Furnace System: Turn heat on and confirmed operation. Changed 14x124x1 filter provided by customer. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. No visual impingement detected. Checked electrical.. Cleaned the flame sensor but observed some carbon building and deterioration. Observed ignition system fault with a good deal of deterioration of the igniter. Measure temperature rise at 46 degrees. Replaced UV bulb and Humidifier water panel provided by homeowner. System is operating as it should. Homeowner agreed to Bronze Ignition system repair.
