Ran line sets half inch and 3/8 and quarter inch Ran communication wire . Mounted condenser on wall with wall bracket. Perform pressure test and performed vacuum under 200 microns. Electrician needs to return and wiring condenser then we could come back and start system.

Arrived onsite for ac maintenance on 2 Systems. Asked customer to turn AC on to confirm operation. First floor condenser never turned on. Performed diagnostic on first floor system. Found low refrigerant safety engaged. Measured low 410a. Used electronic leak detector but could not find the leak. Recommend nitrogen leak test. Note the air handler parts warranty expires January 1 2026. Removed top of both condensers, cleaned out all debris. Chemically Cleaned outside coils.

Arrived onsite for quarterly cooling maintenance on 4 rooftop units and 1 split system. Confirmed operation of the units. Changed all filters and belts. Performed inspection the Performance, Mechanical and Safety systems Systems are working as they should.

Received a call that the kitchen and the offices at the back left corner of the building have no heat, upon arrival I found that the steam valve had a call for heat, however the valve was closed. I checked out the motor and was able to manually open the valve, I ran it through a drive open and drive closed test and confirm that the motor actuator has failed and is no longer driving in either direction. The existing motor is 43 years old, I will need to call for pricing and availability on a replacement motor. The motor is mounted to a custom mounting bracket, I will need to verify if we can modify the new motor to work with the old bracket or if we will need to get a replacement motor mounting bracket as well.
Drain Down / Refill Boiler - Drain the water, refill and bleed out the air. Some repairs on a hydronic heating system requires the water to be removed from the system. Once repairs are made it is important that all air be removed from the system to prevent the pipes from banging and so that the radiators heat completely and efficiently.
Arrived onsite to perform CO test. Used Carbon Monoxide Detector around apartment including kitchen area, Bathroom, and boiler room. Asked customer to turn up heat to fire up the boiler. The meter did not detect any CO. Also had homeowner run hot water to fire up the water heater. The meter did not detect any CO. The meter read 1ppm near the gas stove. This is within the allowable concentration. The customer explained he is having an issue with Carbon Dioxide spites in the morning using after or during a shower. He had a plumber clear out the main drain but that didn’t stop the spikes of carbon dioxide up to 6000 ppm. The customer believes the carbon dioxide is affecting his health. I suggest he speak to the town health department. Note the heating system is making a noise and may need a repair or replacement in the near future.
Arrived onsite for no heat call on quality control room. Air handler with electric heating coil. Found the heater coil relay has gone bad. System is older and part is difficult to find. Ordered a possible replacement part. Sent estimate to customer for repair.
A relay is an electrical switch that can allow numerous circuits to be energized or de-energized at the same time. This delay on make relay begins the timing circuit when the contacts are energized.
Arrived onsite for no heat service call. Boiler burner control will not start boiler. Had the module analyzed and determine to be bad. The module is not recognizing the flame and eventually locking out. Ordered new module for overnight delivery. Placed old module back on the boiler and was able to get it to fire up. Will return once new part is available.
