12-4 arrival: Customer said home is getting too hot, concerned a zone valve is not working. Please perform 2AC maintenance (one mini split) filters will be on site.
Arrived onsite for ac maintenance on 1 units. turn AC on to confirm operation. Checked all electrical. measured pressures for 410a at 88/214psi with 2 degree sub cooling with outside temperature at 65 degrees. Measured temperature drop at 7 degrees. Cleaned condensate line. System running but not cooling low on refrigerant.
Arrived on site for the installation of a 96% efficiency two-stage commercial furnace. Prior to beginning work, power to the existing unit was safely shut off at the breaker. Documented the project with before and after photos for reference.
Arrived onsite for fault in combustion exhaust system. Homeowner elected bandaid repair. Removed failed parts and installed new part. Confirmed operation of the system.Took measurements for estimate on replacing the furnace.
Arrived onsite for no heating service call. Found NTI wall hung boiler with indirect hot water tank. System off due to low pressure safety system; Error 108z Filled the boiler to 17 psi. System fired up. Opened up the system and showed the homeowner the heat exchanger and explained the need for an annual maintenance. He elected to sign up for EPP 1 heating and cooling. Waived diagnostic fee and explained office will reach out to schedule the heating maintenance.

Opened up each condenser and removed debris and confirmed proper drainage. Performed inspection on the the mechanical, performance, and the safety systems.

Installation of the new water heater includes.
Received a call that the second floor baseboard heat was not operating, upon arrival we found that the baseboards were cold but the pump is operating. There are no bleeder valves downstairs to be able to purge air from the system, I was able to access several air vents between the second floor and the attic and between increasing the water pressure in the system and getting the air vents to manually bleed out we were able to get water flow. There is still a significant amount of air that will need to be bled through a proper removal system, but for now the heat is running and operating.

Cleaned condensate line. Observed rusted evaporator coil. Noticed water stains in the air handler. Observed failed motor seal on blower motor. System has used over 90% of its life. Performed efficiency test utilizing MeasureQuick but could not get stable readings. System running but not well. Discussed with homeowner and they elected to replace the system. Waived fee for maintenance.

It appears system is drawing a lot of power and amps which is causing the wires to melt. Observed the condenser fan motor and compressor motor are noisy. Chemically Cleaned outside unit, measured pressures for R22 at 50/110psi with 20 degree sub cooling with outside temperature at 47 degrees. Measured temperature drop at 24 degrees. System may have multiple refrigerant issue. Performed efficiency test utilizing MeasureQuick. Received a C- score. System running but has used over 90% of its life and requires repairs.
