Found basement zone valve is put into the open position beacause valve does not work correctly and is tight when opening manually, recommended replacement of just the basement zone valve with Honeywell propress valve. Will need to drain and purge boiler. Also will replace both basement and 1 st floor thermostats with Honeywell t4 thermostats . Beacause zone valve is broken, this causes circulator pump to run consistently and pump hot water to the basement zone.
