Performed precision heating tune up on Amana Gas Furnace system. Replaced High efficiency 413 Air Filter. Cleaned and serviced Humidifier. Tested operation of Humidifier and set control to 35% and opened dampers. Cleaned all furnace drain lines and condensation pump. Pump tubing is starting to become very dirty and could potentially become clogged. Filled pump and test operation. Added Cleaning tablets to basin of pump to help clean tubing. Vinyl tubing to Sump pump may need to be replaced in the future. Removed and cleaned Burners which are beginning to rust due to the propane. While inspecting system, found a small leak on the gas fitting at the Gas Valve. Disconnected the gas piping and resealed and retightened. Tested Fittings for leaks. Performed Combustion Analysis Test on Furnace. Would recommend begin planning for replacement of the Hot Water Heater. Unit is currently 10 years old. Average life is between 10-12 Years on residential water heaters.
