Performed ac tune up on 2005 American standard unit, replaced air filter, check electrical low and high voltage ok, tried to flush drain there is no access to flushed drain it goes into floor, check supply and return airflow. Check blower motor and capacitor, capacitor reading below ratings, check outdoor unit refrigerant r22 pressure capacitor and contactor, contactor is pitted, cycle unit, during visual inspection on indoor coil noticed a crack/split on heat exchanger, furnace should not be in use until is repaired or replace, provided, provided estimate for recommendations. At this time I have turned gas off to furnace, called land lord to explained situation about heat exchanger and also preventive repairs in the air conditioning side, recommended system replacement, we will provide estimate to replace full system and also repairs estimate.
