Performed Precision AC Tune Up on American Standard System. Replaced 16x25x1 Air Filter. Cleaned Drain Line, EZ Trap, and Pump. Inspected Electrical Components on Indoor and Outdoor Units. Measured Refrigerant Charge and recorded Supply Return Air Temperatures. System is operating to standards. Due to age of Water Heater (10 Years), would recommend Replacement of the Power-vented Propane Water Heater before any issues arise. Would also recommend installing an ECM Motor Surge Protector onto the Blower Motor. The Motors can be sensitive to Power Spikes/Surges which can cause damage. The one time Surge Protectors May help protect the Motor in a Power Surge Event.
